Booking was fine although the price is very expensive considering and it was only at Whitley bay. they are basic caravans that are named silver. And totally ridiculous amounts extra for parking and decking. Rather than just simply standard silver gold so on, first time trying a park dean and when arrived our caravan wasn’t ready which was fine as we were early, but they won’t tell you where you are suppose to be to even wait there or have your car there with bags. Was not ready for 2 hours yet it was ready since arrival cos I was sat outside the same one since arriving unbeknownst to me and it was done already. Looked around arcade buts it’s soooo small we were done within a few minutes.
Finally in caravan it’s fine although basic,
But motorbikes are zooming up and down all day and night. Starts at 6am
2 autistic kids who jump and run at that kind of sudden sounds, so bare in mind if your kids have similar sensory issues.
All activities are expensive plus deposits on top (refundable) but didn’t realise as not done at other holiday homes we’ve been too, also the times for activities are smaller times, 5 mins and 10 minutes and compare to others I felt robbed,

But overall the club was fine.
And last but not least I go on around 4/5 caravan holidays a year through others. And this by far is the most expensive and for what it is. (£18 for a small milk, sanitary pads, and small lucozade) every single shop bar icecream visit came to no less than £17 each time for 2/3 items i think it’s disgusting and I wouldn’t come back based on that alone. It’s Sunday morning so not long to go before we can leave if I hadn’t paid so much money for the caravan and how much we have already spent I would have left. Unfortunately haven wins on this occasion.

My booking experience was fine . I did it online and was very straight forward . I could see all my options of lodges and caravans and also could clearly see what was on offer at this Caravan Park.
We don’t actually arrive until Monday 17th August so cannot comment on actual lodge experience and location yet .

Overall the experience was a positive one. The staff that I interacted with were very nice and helpful, check-in was quick and straight-forward. We had a 3 bed lodge which was very nice and felt quite new, lots of space and great view. The park itself is ok - the grounds were well kept and people walking around collecting rubbish. It looks like the park is expanding, more new unit being delivered and although these could be replacements - it looked like the park was being expanded. Which leads onto the entertainment block - it is too small for the size of the park - the video games area is a little cramped and the pool is quite small -suitable of <8 year olds I would say. The bar / lounge was nice, but again not enough space for the people who wanted to go - so go early. We were there in the middle of the heat wave - so everything seams better then. Beach was nice, quiet and unspoilt - apart from a cafe at the top - that's all there was. We extended an extra day, lucky the lodge we were in was available and reception were very helpful with it.

My experience with Parkdean resorts was awful. If you need to make any changes to your booking in any emergency, they do not accommodate you at all. It took me 4 days to speak to a human being to explain my problem with checking in. I kept getting diverted to Live Chat which was not available. Finally when I spoke to a human they could not help with a name change unless I paid a further £40. Do not book with Parkdean, they are totally inflexible and you cannot speak to a human being. Totally inflexible with any emergency and rip you off for any changes you inadvertently need to make.

Always a difficult task to book a specific plot / spot on one of their holiday parks, this time it only took an hour to do so, then when I tried to pay the fee online, it wouldn't let me , their website was at fault , I then had to ring there automated payment number .
Online chat deals with multiple people at the same time, responses could take 7-10 mins for replies.

A call to Warmwell direct quoted a price for a lodge and after discussions with our holiday friends we called back to book and the price had increased by £50.
My wife is a pensioner and is 77. She was a little confused by this and further confused when it was suggested she pay insurance in case we couldn't make the holiday. She agreed although the holiday was only 4 weeks away. we already have cover with Lloyds Bank Gold Account.
Also, a surprise to be charged yet another £25 because we wanted to return to Lodge 15.
Ironically a lodge we were asked to accept on our last holiday after our original lodge became unavailable.
We have holidayed at Warmwell and Great Yarmouth and your sites are excellent.
Your staff are excellent.
Your marketing and sales methods are poor and gain you a tarnished reputation.

Booking policy change
We gave stayed at Crantock before and been able to book a caravan with a bathroom abs additional toilet. It’s not possible to do this anymore which is really frustrating. When I rang I was told I could pay extra to have the same van as in previous years but other than that they couldn’t tell me if other vans had an additional toilet. Really frustrating and now, as the caravan we had before wasn’t available, I’ve had to book without knowing if the caravan actually meets our requirements. This is a really bad change to the booking system.
Southerness is as bad as complaint service
1 star – A holiday we had to walk away from, followed by a disappointing complaints process
Our experience with Parkdean Resorts was extremely disappointing from start to finish.
We booked a Gold caravan for our family holiday at Southerness. When we arrived, the condition of the accommodation was completely unacceptable. The sofa was soaking wet in patches, holes in walls, suspect stains on cushions and the overall condition of the caravan was nowhere near the standard we expected from a Gold rated accommodation.
This wasn’t simply a case of the caravan not being to our taste. The accommodation was unsuitable for our family, and particularly difficult for our son, who has additional needs and found the situation extremely distressing.
We raised the issues with Parkdean and were offered housekeeping, but there was no suitable alternative accommodation available. Having travelled for more than two hours to get there, we ultimately had no realistic option other than to leave and return home after spending 15 mins in the caravan.
Parkdean has grudgingly refunded the £619 we paid, which I acknowledge. However, the refund is only one part of the matter.
The bigger disappointment has been the complaints process. We raised a formal complaint about what happened and are still waiting for the remaining issues to be properly addressed, including our request for appropriate compensation for the experience and the circumstances in which our holiday was brought to an end.
We also requested all personal information and data held by Parkdean through webchat on 29 July 2026. That is a separate matter from our holiday complaint and remains something we are pursuing.
What should have been a family holiday became a stressful and upsetting experience, followed by a lengthy process trying to get Parkdean to properly address what happened.
I don’t expect a company to get everything right every time. What matters is how they respond when something goes wrong. In our experience, the accommodation failed to meet a reasonable standard, and the subsequent complaints process has left us far from satisfied.
The £619 refund is welcome, but it does not erase the experience or resolve the outstanding issues.
Based on our experience, we would NEVER book with Parkdean Resorts again.
Identy problem
Booking was easy and straight forward however I strongly disagree with having to send identity photos such as passport or driving licence to prove my identity. If I did not my holiday will be cancelled so I was bullied into doing this. No other holiday company does this. This is against my human rights and will not be booking parkdean again
Excellent Customer Service, What a Great Surprise
I recently rated Parkdean as one star, due to a stay at one of their parks, where we found the accommodation to be well below what we've come to expect.
I was very pleasantly surprised when they immediately contacted me and after investigating, offered a 50% refund on our stay.
Well done Parkdean and thanks for the really positive experience.

Left vulnerable children without a cooker for 14 days, gave me shingles, now using a deadline trick to ignore us.
I paid £2,395 for a prestigious 3-bedroom lodge at Landguard Holiday Park for a critical respite trip for my 15-year-old child (who is recovering from a severe brain injury after being hit by a car) and my 7-year-old autistic child.
Throughout the entire 14-night stay, the main high-burner ring on the cooker was completely broken. This meant I could not cook fresh roti, chapati, or parathas—the daily sensory foods my autistic children rely on, which require a high-heat burner. The small burners were completely useless for this, shattering their vital dietary routine. Parkdean completely failed to provide the luxury, functioning amenities we paid for, forcing us to buy every single meal outside for a family of four for two full weeks, costing £840.
The intense physical and mental stress of managing this nightmare completely broke my health, and I have been medically diagnosed with shingles upon returning home.
When I submitted my formal complaint for breach of contract and personal injury, Parkdean Customer Relations tried to use a shameful "14-day deadline policy trick" to completely dismiss us and refuse to progress the claim, ignoring the fact that our first email bounced due to an executive email error on their side.
Your internal policies do not override the Consumer Rights Act 2015. I am demanding a formal review of booking 12614127 by a senior manager immediately. If this is not resolved, I will take this straight to ABTOT and the Small Claims Court. Shocking treatment of vulnerable children and an injured parent.
Poor high-gene
Honestly if it wasn’t for some lovely staff members. Joe, Kira and Charlie. my review would have been 1 star. When arriving we was given wrong information on multiple occasions, when finally arriving at the right caravan it was left in a mess with hard chewing gum on the floor we also couldn’t lock our caravan which wasn’t sorted for us.
The main entertainment/ food services in the park are ridiculous prices and honestly wouldn’t have minded if food didn’t take an hour to an hour and a half and comes out cold.
I unfortunately had a really rude staff member serve me at the bar, he’d let me pay for a drink for myself and my friend to then after ask for my friend id which was left at the caravan. Another member of staff kindly said it can be refunded which we was happy to do but the younger man refused us a refund and said “we knew what we was doing” he then said “I’d have to down my friends drink before leaving”. I obviously didn’t do so I, but was planning on drinking both drinks before getting Id we then had 3 members of staff follow us and take the drink from myself, i asked for the young man’s name he rudely said oh rob and smirk/laughed at me. I asked another member of staff who told me his name was Tyler. The young man come up to me later that evening to say “oh staff has my back here good luck finding my real name” laughing at me again. Honestly this ruined my experience and I wouldn’t go again or recommend it to anyone.

The cleaner had signed the supervisors signature on the card to say it was all checked off an cleaned ready which was not the case . Supervisor had not checked our accommodation,,( Dodgy cleaner ), The same cleaner was in the caravan next door. Myself an partner watched her put the hoover on an sat on her phone . She then tripped over the hoover an swore used some unsavoury words ,, with our children listening, The money we paid to have a clean caravan was not upheld so we spent the 3 hours cleaning it instead of starting our family holiday a little earlier.

Major Ant infestation,, which if they know about as it stated in your welcome pack.they should provide Borax or some form of Ant killer as we constantly watching for crawlies . The clean bedding is thrown under your caravan in a laundry bag ready for the cleaners to change bedding. Every caravan change. !! Which is questionable? Under the caravan where the ants are Crawling all over it . This is then knock on affect as the ants are in your accommodation running wild. Absolutely horrendous. The cleaners are being paid a job. My view easy money as they ain't cleaning these . Our caravan was no silver accommodation.. it was an accident waiting to happen . The Best bit is to come . When myself spoke to the receptionist who asked how we settled I told her all of the above. All she said I'm sorry will you bring the review cleaning card up to reception on your leaving. LOL . So we did... my partner lost is patience as dealing with a receptionist who didn't seem bothered .no adult or supervisor manager in sight. They rang security which arrived 2 of them, one with a badge an name the other with no name tag or ID .Thinking they could intimidate which was not going to happen, We paid a lot of money to have this little holiday an it was not upto the standards, So we complained . More visitors should complain as they going to keep on taking money to stay in filth . An taking the piss 😡 The next step we are taking is citizens advice as they keep repeating these issues.

I had a week at Sandford and now I wish I hadn't. I booked a silver premium and paid extra for a deck. Upon arriving at the caravan, there wasn't any decking. I went back to reception to find out what was going on. I was told some story about criteria or something being changed, and there was nothing they could do. And that was literally all the apparent manager said. It wouldn't have surprised me if she'd said "though s***" I asked for a name and email address and was told there wasn't one. I looked parkdean website to try and find one myself and couldn't (what kind of company makes it so hard for customers to contact and complain to them!?). I went back to reception a couple of days into my holiday and asked again for a name and email address and I was told this time the manager would call me. Not surprising there was no call. I went back a third time. The lady on the desk went through a door behind her and came back saying my refund of £100 had been issued and takes 5-10 working days. My holiday was 18th-25th of July and I still haven't received it.
The caravan...
Was not the standard of cleanliness I'd ever expect from holiday accommodation. The windows were filthy with tree sap and bird poo. The toilets had thick limescale under the waterline, the shower cubicle was just full of water marks which shouldn't have if it was cleaned. The runner on the shower door had a yellowish mildew muck in and around it, which I tried to clean off with some kitchen spray and it was pretty easy to get off. So not only did I spend my holiday back and forth to the reception, I had to clean the caravan to feel comfortable staying there.
I sent an email to complain about my experience, 4 days after I got home (in addition to the 3 times I complained at the holiday park). Almost 14 days later I received the most generic fob off email you could ever think of . They're all too happy to take your money, but shy away from dealing with complaints of any kind. I'm utterly disgusted with this company and if I could give zero or minus stars I would. I wish I'd looked on trustpilot before I'd booked. Avoid like the plague people!
