I am extremely disappointed with my recent experience with Parkdean Resorts. My family stayed at Sandford Holiday Park from 4–10 April 2026 in a Superior 2‑Bedroom Lodge on Chestnut Avenue, and the accommodation was affected by serious health and safety issues.
We discovered mouse droppings and clear signs of rodent activity inside the lodge, including in kitchen cupboards, food storage areas and the bathroom. A large amount of our food was contaminated overnight. This is a significant hygiene and public health concern.
Despite reporting the issue multiple times, the problem was not resolved. We were temporarily moved to a lower‑standard caravan that was poorly lit and difficult to access safely after dark. During this time, my wife suffered an injury near the accommodation. When we returned to the lodge, droppings were still present and further cleaning had to be done in front of us. Rodent activity continued again overnight.
After repeated failed attempts to resolve the issue, we left the resort early on 10 April.
What has been most disappointing is the complete lack of response from Parkdean. I submitted a formal complaint on 10 April with photographic evidence, but weeks later I have still not received any acknowledgement or reply. For a company of this size, this level of customer care is unacceptable.
This experience has severely damaged my confidence in Parkdean Resorts, both in terms of accommodation standards and customer service.

Customer service is absolutely APPALLING. If you want to call and speak to someone after you’ve already booked a holiday and spent your money, tough luck! You have to use their online chat to actually get to ‘speak’ to someone live, but these people are completely unprofessional, don’t know how to communicate properly and don’t know what medical evidence precisely is needed to help with holiday cancellations and refunds.
I spoke on their chat to someone 31 days before the date of my holiday. I was told my booking was cancelled. Wrongly told to ask my doctor for a “sick note” before the holiday. I spoke to someone again a week before, as I was still getting countdown emails before the holiday was due to start. They give very vague information and instructions. This time, they asked for a hospital letter. Wouldn’t be specific about what information they needed. They STILL didn’t cancel the holiday. They also promised a manager callback in 72 hours, which didn’t happen, of course.
So, I sent an email to their cancellation department and CC’d their so-called “Customer Support Team” OVER A WEEK AGO, which included a hospital letter that I’d rather not have shared, due to the nature of the health issue that’s making travelling all the way to Cornwall from the north east too difficult, but despite their automated email saying they’d reply in 3 business days, I heard nothing at all, until the day I WAS due to check in. I had a call that night, but was driving and they didn’t leave a message or try again. A lady from the holiday park called the day after the arrival/check in date to find out when we were checking in. I told her what had happened and she told me that nobody had contacted the park and told them about a cancellation. She said she’d contact them for me, but again, I’ve heard nothing from anyone at that company.
I will never book with them again. It’s not the first time they’ve been absolutely useless with me. They were terrible 5 years ago too. Obviously learned absolutely NOTHING from all of the complaints and also the bad reviews on here and elsewhere and still don’t give a damn about their customers.
I can see why people call them “Sharkdean”!
EDIT: Now they’ve responded to this review! It’s not going to make me change my rating or my view of this company, whatever they say or do now.

WELL THAT WAS A LIE Inverclyde council said different it was PARKDEAN THAT MAKES UP THE RULES

AVIOD!!! UNSAFE CARAVANS - DO NOT LET YOUR CHILDREN STAY HERE
I recently stayed at Parkdean Camber Sands and it was a horrendous experience. The caravan I was given was disgusting, with significant issues that made our stay uncomfortable and concerning.
Firstly, the cleanliness was far from acceptable. The caravan was filthy, and there were more importantly nails protruding from the floorboards, which is especially dangerous for children. This raised serious safety concerns that should never be overlooked. Parkdean did not care.
Additionally, the condition of the carpet was alarming. It was peeling in several areas, and while I reported this, the response was appalling. Instead of addressing the problem properly, staff merely nailed it down and used tape to fix it. This half-hearted attempt did not resolve the issue. The did not offer any other alternative solutions or caravans. They made us continue to stay somewhere unsafe with full refusal of any refunds despite not wanting to stay any longer. Because they refuse to fix the issues, this is a warning that you could have this caravan next if you book and it’s incredibly dangerous for little ones.
I also encountered unprofessional behavior from the staff. They seemed untrained and uninterested in assisting with my concerns, which only added to our frustration.
The customer service team was extremely unhelpful and, at times, rude. Their lack of support made my experience even more disappointing.

Booked a 3 night stay at their highfields holiday site paid £50 to take my dog only to find out it is not a dog friendly site everywhere we took the dog sorry dogs are not allowed dog spent the holiday in the caravan would have been cheaper to board the dog in kennels parkdean resorts is the last resort for me will not book with them again.

We went to wembes bay caravan park on Friday 27 march 2026 ,we were booked fri- Monday ( 30 march) but ended up going home on Sunday 29 march ,when we arrived on Fri afternoon my son needed the toilet,there was no toilet roll in either of the 2 toilets,there's was no towel bale ,we had to ask them for a frying pan,the oven shelf had a burn mark that hadn't been cleaned,we couldld watch normal television, luckily we were able to use my husbands hotspot on his phone to watch netflix on the tv,the radiator valve in the master bedroom was broken,the windows were very drafty ( even when closed ) this was meant to be a gold caravan,rest assured we won't be booking there again

further to my two previous Emails as I have had no direct response from Parkdean I have cancelled my hospital appointment for the time that I have booked. I cannot afford to cancel this break so the original dates will stay as they are so I hope things will cause me to leave a better review, but somehow I'm not convinced

Booked a 4 night touring pitch from the 1st of June as they have advertised that all inclusive packages on a 4 night midweek break is advertised when going through the booking process. Just been online to get it added to my booking so that i can pay for it to be told that the all inclusive package is not available to the touring pitches even though they have it advertised.
They sent me a copy of the terms and conditions that are buried somewhere in the website and told me i should have read them before booking.
I read the FAQ's and nowhere on there does it state Touring pitches are not included so why would i read the terms and conditions.
Asked what they would do to resolve the issue as we only booked because of the all inclusive option, only to be told there is nothing they are willing to do.
Now looking to cancel and speak to trading standards as their website is misleading and i believe false advertising.
Reported it to consumer advice and they are passing all the information onto trading standards as they have read the all inclusive information and agreed that it does not mention touring caravans and that Parkdean should be making it clearer that touring caravans are not included in the all inclusive option.
Parkdean have now reached out and admitted that there is an error on their website and they have honored the all inclusive booking for our party.

I stayed with my partner and dog in February 2026 at Parkdean at Southerness.
I cant praise the staff at the entertainment and ice cream booth, enough.
So very friendly, happy and really informative.
We stayed in a 2 bed mobile home.
Was immaculate, great shower. Comfortable beds.
Could do with a toilet brush.
Local shop has all essentials and more, again, the male assistants,( 2 different ones)was very friendly. A bit pricey, but expected that,
We will definitely come back here!
We will try other places and hope we get the same experience as we did here.
Thank you everyone for making our holiday, even though the skies were grey!
I personally rate it 10 out of 10.

I bought a caravan in Essex area last March and when I bought it there is an option payment for the pitch .I was told you can pay it with your lumpsum or whetever you like.
Then they send me an invoice to pay for the whole year &5,276
I arranged a derict debit for £740 since Nov last year but it wasnt taken the payment
I was in and out in hospital and
ecieved an email from the finance for termination.
I visited in the park in January 8 th and there is no water supply.
I thought its just we put the boler off.
I went to thd receptionist and paid my utility bills and informed the receptionist and said it should not be.
The next visit Ive found out that the caravan pipe was disconnected as I noticed it myself
I reported it again to
receptionist and said we will ask the handyman to look at it.
I phoned again in February 15 th and they said they already fixed it.
I went yesterday 22 Feb and stll the water supply was not comnected.
I went to the reception again and they said its not recorded
I was so dissapointed and wants to knock my head on the wall after talking myself on the wall .
Anyway ,Ive hande my direct debit form to start the payment in February till June for the site pay for £1 ,279 each month then I was told to pay a manual payment in February.
I was frustrated the way they treated.

EDITED: After they reached out, they still didn't get it so my original post still stands. Terrible customer service who do not take the time to understand the situation despite explaining clearly. Any normal company would have provided compensation. In fact it was only £10 shortfall for a refunded night but they decided that was not worth paying so have lost a loyal family of 5 and giving them a 1 star along with a sarcastic "well done" applause

Just a follow up of my review on 2nd November of Newquay parkdean.
There promise to look into this as they were obliged as it was on trustpilot was not done only an apology. After wanting more done they promised again and not heard anything after numerous emails. Then a phone call from Tyne side to arrange a chat time 10am today was due, no replies from them or answers to emails. FOBBED OFF ALL THE TIME. Customer service are useless and unattainable, local Newquay park no email address or manager.

Skipsea sands -Worst weekend away ever, there should be people on the site checking for anti-social behaviour. Our "lovely" neighbours and their mates decided that it is a good idea to use green area betwen our caravans as a toilet. It is 1 a.m., and they are shouting, swearing, and someone just been sick outside our bedroom window twice. Grass is covered in wee, sick, and God knows what else. There is no number to contact the reception in out of hours, so I guess we and our 3 children will have to deal with it till tomorrow. Not to mention that there is punching bag outside their caravan which is constantly used by 3 drunk lads at 1 am.
Worst break for us and we definitely won't be coming back.

Booked a superior lodge at Whiteacres, Newquay, Cornwall and paid £502. The lodge was not at all what we expected, really scruffy. They did find us a caravan but would not adjust the price (close on £300 difference). I would not recommend staying at this site. Just received a reply from Parkdean with 24 hours so I am impressed with that. They are looking into it and will contact me again. I would add that this is the only poor review I have ever given. I look forward to hearing from them.

stayed weekend of 4th July 2025 upon checkout and getting home discovered my autistic child had left his tablet in the caravan only stay an hour away so swiftly phoned to report this, absolutely awful customer service twice promised a call back had to chase them myselfstill awaiting as of 31/8 made a case with parkdean 15th July who promised action and update again still waiting, imagine stealing from a child absolutely DISGUSTING

Racist staff, very unhygien dirty unacceptable caravan covered in flees. We all of us was itching rash in 2 hours. We had to leave. They refused refund and told us it's time of the year. Very racist and no remorse just Waiting us to leave. I email them to complete and refund but still noreplay.

I am at Barmston Beach between 09 to 23 June 2025.
Owners queue jump at the bar and staff pander to them. I was ignored by staff on several occasions with owners.
I will never go to Barmston Beach again. Or possibly a Parkdean park.
It is totally out of order and ruins what was Parkdean's good reputation.
