We found a perfect, very special house from The Modern House. They were professional and helpful from beginning to end.

It was a real pleasure working with Kate Hawkswell on the purchase of my new flat. She was always positive and professional and brought a sense of calm to what can be a stressful process. I wouldn't hesitate to recommend Kate and The Modern House.

Absolutely flawless process, from the first viewing up to completion. Emerald and Zoe were both really helpful, great at communication and super professional throughout. The entire team are great to deal with, can't recommend them enough.

Excellent from start to finish. We were uncertain whether to choose them due to the higher than average commission, but believed that they would be more likely to achieve a higher sales figure. This was borne out as they achieved a price that surpassed our expectations and was at the top end of the local market. Materials and photographs were excellent. And our agent, Will, was heavily involved in the process to exchange (which was challenging due to difficult parties in a long chain) and was effective at communicating and driving things forward. We would highly recommend them.

Everyone was helpful. From Emma who shied us the house to Michael who kept in touch throughout and Lucy who helped when Michael was off. Not had an estate agent service like it before and it makes all the difference.

Inigo made the quite daunting process of purchasing a home feel manageable and assisted me every part of the way. From booking viewings and receiving helpful email reminders to being met with really friendly viewing hosts (shout out Charlie who was super), all the way to answering enquiries along the sale process.

Emily at Inigo was my sales advisor and she was always friendly, warm and helpful. She was also communicative and prompt in her response to emails, going above and beyond to answer queries and provide information. I would often receive this information from her before receiving it from solicitors.

Overall, I couldn't recommend Inigo and The Modern House enough. Emily, you're the best!!

The Modern House has well and truly lived up to its outstanding reputation! We have just exchanged on our dream home within 2 months of our first viewing. That isn’t to say that the process was seamless, but Emily tactfully steamrolled each and every crack in the road as they appeared, ensuring the process was as stress-free as it could have been. She was our saving grace while we were caught in the solicitor crossfire and it’s thanks to her that we’re taking away extraordinarily fond memories. Thank you, Emily, and thank you TMH!

Trying to get a viewing on a property is like pulling teeth. I am a serious buyer and other agents are hounding me for viewings/to show properties, while the Modern House cancels viewings at the last minute, tells me to contact different agents who then go awol, and seemingly have a poor relationship with sellers who don't really want to show their homes. If you have a beautiful property, use Urban Spaces, who contacted me on a Sunday night to arrange a viewing. I don't think people should be working on Sunday night, obviously, but they clearly value buyers' and sellers' time and want to get moving on the properties they represent.

We recently bought a house that was marketed by Inigo. The initial sales process was fine and proceeded as expected. However, as we approached exchange we found the agent (Will) to be incredibly valuable. The chain was incredibly tricky with various challenges throughout the process. Will was very helpful in navigating through what was an incredibly stressful time, always contactable, and truly believe without him it wouldn’t have gone through at all. He was proactive and creative in working through everything that was thrown at us, ensuring the whole chain was communicating. We don’t have experience of selling with them, but recommend based on actually getting a very difficult sale done.

The Inigo agent managed all communications to the sellers solicitor which is both bizare and unprofessional. Constant stream of lies and misinformation coming out of Inigo.

We had to request the Inigo agent cease all communication with us.

We approached The Modern House/Inigo because we noticed they had sold a house in our street, while other similar houses had remained unsold for months.

We were initially on the market for seven months with a local agency who did absolutely nothing (literally, nothing), so our confidence and expectations were pretty low.

Hadden made the first visit to appraise our property and straight away things started to look more positive with a much more realistic approach, strategy and valuation.

The viewings started the weekend after we went to market. Jack expertly led this entire process and he kept us informed of what was happening every step of the way. When required, he advised us what to do and he was right every time. When Jack was away, we had another single contact, Minnie, who seamlessly stepped in. A special shout out must also go to Maddie, who hosted every single viewing, as whatever she did worked.

We are in no doubt that there is a large team of people working hard behind the scenes that we never knew about, but we thank them all wholeheartedly.

These people really are experts and very, very good at what they do. Even in difficult times, we were always confident that they would find a buyer. They obviously do a lot of research, and know exactly the right potential buyers to show the property to, and this was really important to us not to have any time wasters.

If we ever move again, then this is the only estate agent we would consider. The people are all thoroughly delightful, which always helps, but above all they are efficient, professional, provide a realistic valuation, provide excellent and consistent communication, have an appealing marketing approach with beautiful photography, provide single points of contact, and have the ability to make us, the client, put our complete trust in them because they do know exactly what they are doing.

We have followed TMH and Inigo for many years so when we decided to sell our very old home on Dartmoor and move to Cornwall we requested the help of Inigo.
There were three special people we mainly dealt with, Jack Blythman, Sorcha Burke, and Lucy Drane along with a fantastic administration team.
Most people approach a house sale with trepidation as it can be so stressful however the situations where most of those stresses are born were expertly managed.
One thing we really appreciated about the team, many of them had previous experience working in Architecture, Art or design, which added a rich understanding when working with design led modern or ancient homes.
I don’t usually write reviews, but this time I choose too.
Inigo sold our home, we got exactly what we wanted, our expectations were managed it was a pleasurable experience managed by a hugely professional team.
We passed our home onto a lovely couple.

As a seller, I have worked with both The Modern House and sister company Inigo (the latter twice). I have returned each time to them as the experience was incredibly positive, in what can often be a wildly emotional and stressful time.

Their approach always feels organic, honest and tailored to the individual. I've never once felt like I was part of a machine, as I have done with high street estate agents.

The pricing of my properties always felt realistic, fair and market appropriate - and unlike some of the high street agencies who over valued in order to secure the listing. Each time I was impressed with the interest in the properties, which was undoubtedly down to their marketing and beautiful presentation.

I have found the whole team to be readily available to help and support any worries or concerns. During the more challenging times of a sale, they have been pragmatic and calming by bringing a wealth of experience in how to navigate situations that arise.

I would whole-heartedly recommend both The Modern House and Inigo to anyone who asks.

We were steered expertly though a tortuous 5 household chain by Minnie who we felt supported us with skill, good humour and positivity. She was tireless on our behalf and contributed greatly to a successful outcome. Local estate agents had not understood listed buildings and had been half hearted in their approach.
