There was some issues in communication but Ali - the manager was helpful when he stepped in to help me get my fire certificate as a time-sensitive matter.

If I could give zero I would! DO NOT use this company!! They cancel appointments & don’t tell you, they NEVER return calls & when you get through to someone they lie continuously. We were given about 4 different reasons why the engineer did not attend. Customer service is worse than terrible. In addition they insist on payment upfront so they have an unfair hold on you.AVOID!!

This company is excellent for getting things done with the least amount of fuss. Nothing is too much trouble and Ali is an absolute professional sorting out any problems quickly and efficiently! A credit to this company. I have highly recommend this company to friends and family!

I would highly recommend this company for landlord compulsory checks such as safety certificates. They are affordable and very efficient when it comes to booking and scheduling appointments. We received our certificate very quickly post payment and appointment taking place.

Terrible company, would recommend avoiding. Was told I’d receive my certificate on Monday, I called on Tuesday and they said I’d receive it by the end of the day. Having still not arrived I called on Thursday and they said it would arrive on Friday. On Friday I called three times and finally at 6pm they told me they’d call the engineer and get me an answer. I had to call back and was told the colleague I talked to had gone home (without calling me) and that the engineer is sick so I won’t receive my certificate until Monday. Terrible service all round!

We had two reports carried out and both were detailed and good. We dealt with Ali who organised the appointments and follow up. There were some errors in the reports but both were corrected and sent to us when raised. Would use again.

This company is terrible. Their customer service talks a good game but they have promised me a refund for work that was supposed to be done about 8 months ago and I still don’t have the money. I am now looking into legal action as I can’t listen to their customer service team promise me a refund one more time. DO NOT USE THIS COMPANY

I strongly advise landlords and property managers to avoid Landlord Checks Ltd due to their unprofessional conduct and fraudulent practices.

I paid for a Fire Risk Assessment in January 2025 for my property in Colchester, Essex, which was never carried out, despite repeated follow-ups and phone calls. I initially contacted them for a refund on 26th March 2025, and have since been given the runaround. I eventually had to engage another provider who completed the assessment professionally and without issue.

Worse still, Landlord Checks Ltd then sent me a so-called Fire Risk Assessment report, fraudulently dated review date as 05/05/2025, a date that is still in the future. The report also falsely categorised the property as an HMO, which it is not, raising serious questions about the integrity and authenticity of their reports.

I also paid for another Fire Risk Assessment over a year ago (February 2024) for a separate property at Waterside Lane, which has still not been delivered.

I have reported the company to Trading Standards and am in the process of filing a claim through the Small Claims Court for full reimbursement, including court fees and costs.

This company has demonstrated a blatant disregard for professional standards and customer trust. Save yourself the stress and go with a reputable provider.

Had a great experience with Landlord Checks for our Fire Risk Assessment. The booking process was smooth, and Ali provided excellent customer service. The assessment was thorough, and the pricing was fair. Highly recommend!

Horrible communication and kind of blackmailers...quoted a price for checks saying ts discounted and issued invoice too which was paid in advance. After the visit, they did not release certificates saying the price is less than usual, and excluded emergency testing, raised a new invoice. When I insisted on refunding my money, they said they will charge visiting fee on account of saying they have visited the property. Felt I was blackmailed, either pay 48 pounds visiting fee or 48 pounds additional charges for issuing the certificates. The guy claiming to be manager never responded, the guy taking the call refused to let me talk anyone senior.

Was a gross mistake to use the service, will never use again.

I wasn't quite sure at first given the reviews online but still went with it as this is the cheapest one I could find. Turned out I am really happy with the fire risk assessment. Ali was helpful when arranging the assessment, and Muhammad Saif arrived on time and was really friendly, we had the visit on Wednesday and got the report on Friday. Overall, happy with the service provided.
