It was great to get a service from Muhamad Afzal

It was great to get a service from them. The team is supportive and umderstand client's needs, deal accordingly and satisfactorily. No rush but a quality service. I was taken care ny one f their members Muhamad Afzal and Imvery much satisfied with the level of service and attention he provided.

Paid for a Service, Left Chasing a Refund

I would strongly advise others to think carefully before using Landlord Check Limited.

I paid £120 for a boiler service and gas safety certificate. The engineer attended the property on 20 May, but the visit lasted only a few minutes (4minutes). I was concerned that a proper boiler service and gas safety inspection could not have been completed in that time, so I raised a complaint immediately.

Following my complaint, the company offered to send another engineer, but after further discussions they agreed to provide me with a full refund instead. They confirmed this in writing, stating that they would honour my request, that they had submitted the refund to their Finance Team, and that refunds normally take 2–3 working days.

Despite these written assurances, the refund never arrived.

Over the following weeks, I repeatedly contacted the company by email and telephone requesting an update. Each time I was told the matter had been followed up with the Finance Team or that they were waiting for confirmation, but no refund was processed and no meaningful explanation was provided.

What has disappointed me most is not just the original service, but the way my complaint has been handled. Once a company agrees in writing to issue a refund, customers should not have to spend weeks chasing it with no resolution.

As matters stand, I have been left with no option but to pursue recovery of my money through the County Court and to report my experience through the appropriate consumer protection channels.

My review is based entirely on my personal experience and the written correspondence I have retained.

Don't know what these people want from me. They have my name and number but I'm not a landlord, nor do I rent. Why on earth are they phoning me on WhatsApp? Feels like a scam

SCAMERS - Avoid at all cost

Update: 11/6/2026
I spent the best part of my day drilling into this company and they EICR they sent me yesterday,
The individual who supposedly carried out EICR inspection and signed the report (apparently they use sub contractors) : MD kamal ahmed
Scheme # 34301 (Napit)
I emailed them last night and demanded for details of his accreditation and they sent it to me; (Trustpilot wouldn’t allow me to include line so go ahead and input above number on NAPIT dot ORG dot UK website!)

Well, the image of MD Kamal Ahmed on said accreditation is nothing like the individual who went to my property to do the inspection on Tues 9 June 2026 - at the very least the individual who went to the property has a full head of hair, Kamal Ahmed (as you can see on the link) has none.
I went further, I called back, the number of the individual who had called me abd texts me last Tuesday morning because he couldn’t find the property. I asked his name ( yes, I bluffed, he thought he had just left my property) he confirmed, his name is Konlee (I’m not sure of the spelling). Thank goodness for IPhone I recorded our conversation. After he said that I asked him about Kamal Ahmed, he said that was his colleague (‘poor’ man he was raffled by this point)
I then said that this didn’t add up because he did the inspector at my property on Tuesday and the report that came Bach suggested that Ksmsl Ahmed had done the inspection and the report, he changed his mind and said that Konlee was his first name and Kamal Ahmed his last name !!
I’m simplifying, the call was over 7mins long - recorded. When I said he was clearly not being truthful he told jr he was qualified and had a masters degree in Electrical Engineering from Portsmouth University.
I then called Kamal Ahmed at Pure Power Electrical Ltd, his contact details right there in the link I posted above. The man had a completely different accent (strong Indian or Pakistani accent but definitely better command of the English language than Konlee (‘poor’ man could barely construct a semi correct sentence) .
Kamal was rude, combative and arrogant - (call also recorded, thanks IPhone!!). He had the audacity of giving me permission to go get the remedial work done with someone else if I didn’t like his report or prices because he has hundreds of employees and thousands of jobs and didn’t have time to waste with me. Side note; filings at Compsny house for Pure Power Electrical Ltd states the company employee count is 3!!!
My theory is Labdlord check (S) and Pure Power Electrical Ltd are in cahoots and are not only fleecing Landlords by making up faults hence quote for remedial work that isn’t required (electrical faults on these reports means nothing to the average person - not to me anyway and am pretty switched on!).
Furthermore, Kamel Ahmed of Pure Power Electrical Ltd is ‘loaning’ out his credentials to every Tom, D and Harry and cashing (£££) in!
Needless to say, I have reported them to Trading standards and I shall be sure to follow up with them. In the meantime, please, please do not fall for this dirty scam! Aside from dodgy business practices and possibly extorting money from unknowing consumers they are putting tenants and landlords at risk - electrical inspection safety inspection by an unqualified individual is dangerous!!!

They registered again as LandlordCheck -without the S on 11 August 2025
Yet, they are still running the website and the business with ‘LandlordCheckS’ with the ‘S’ yet their invoice and bank account details is new and is registered to LandlordCheck (without the ‘S’)
They did a EICR check for my property this week and sent me a non compliance report that doesn’t make sense and offered to remedy it for over £1K.
I almost went with it then had the sense to share the report to an electrician friend - he compared that report to the report 5 years ago and said it’s utter rubbish. Then I remembered that their bank account details for the payment of this assessment did not match the last one I had saved for them. Did a 10mins online search and above is what I found.

Please, please do not give your hard earned money to these people.

Disgrunted Client

I used this company 5 years ago to carry out the EICR. I had a good experience then, and even though I read bad reviews about them, I decided to give them the benefit of the doubt. However, I was very disappointed with the service I received this time. The very next day of the engineer's visit, the property started to have a power tripping issue. The EICR report came out 'unsatisfactory' and remedial works were recommended. They demanded a 50% upfront payment and gave an immediate appointment, only to have a 'no-show '. Staff was unhelpful, communication was poor, and my concerns were ignored. The wait time was much longer than promised, and no updates or explanations were provided. Overall, the experience felt disorganized and unprofessional. I would not recommend this company and will not be returning.

DO NOT USE

DO NOT USE. Do not use this company under any circumstances. They are complete fraudsters who have taken nearly £2,000 of our money and not completed a job and keep issuing empty promises of a refund. They carried out a fire safety assessment with no problem. But when it came to the remedial works they sub contract the work out with no oversight or control over who turns up to complete it. Their communication is poor, they lie over and over again about dates for the work to be completed and then have taken our money and not issued a refund despite saying numerous times including in writing that they would. I cannot warn you enough about this joke of a company.

I had a great experience with Landlords…

I had a great experience with Landlords Checks. Afzal was dealing with my case and handled everything very professionally from start to finish. Communication was clear, and the whole process was smooth.
The service was excellent, and I received my Fire Risk Assessment report within just 2 days after the assessment, which was very impressive.
Highly recommended for anyone looking for reliable and efficient service

Took my money and didn't turn up

I paid for Landlord Checks to perform a gas safety certificate on my rental property. They never showed up. They agreed to pay a refund, but despite chasing them via phone calls and emails numerous times for over 2 months and they still haven't paid. Each time they say they will call me back but they never do, instead clearly trying to get me off the phone.

My gas safety appointment in January…

My gas safety appointment in January was cancelled by the company about an hour before the visit. I’ve had to chase repeatedly and still haven’t received my refund. Very disappointing experience and poor communication. I would not book with them again.
