Outstanding Service from Cara Gilligan at TWM Solicitors – Highly Recommended

I recently instructed TWM Solicitors to handle the refinancing of a commercial property, and I cannot speak highly enough of the service I received, particularly from Cara Gilligan.

From start to finish, Cara was absolutely exceptional. She was consistently professional, courteous, proactive and incredibly attentive to detail. Her communication was excellent throughout, and she demonstrated a genuine commitment to ensuring the transaction progressed as smoothly and efficiently as possible.

Commercial property transactions can often be complex, with unexpected issues arising along the way, but Cara handled everything with confidence, diligence and a refreshingly positive attitude. She was always on the ball, kept me informed and ensured that matters were dealt with promptly.

What impressed me most was the level of trust and confidence she inspired. Having dealt with numerous solicitors over the years, I can genuinely say that Cara stands out as someone who takes real pride in her work and goes above and beyond for her clients.

I enjoyed working with her immensely and was so impressed that I wrote personally to her Head of Department, Julian, to ensure her efforts received the recognition they deserve.

We used TWM solicitors to move house and every day we give thanks that we did. Moving house is so stressful but they made the whole process so much easier. They were so patient helping us to sign and return documents, explaining what was happening each step of the way. We had a stressful legal matter to resolve and had spent more than a week trying to find a solicitor who would take it on. The difficulty was not only finding someone willing to assist, but also encountering very high quoted charges.

Claire was different. After speaking with her at 9.30 in the morning, the matter was resolved by 3.00 that afternoon. She was clear, efficient, practical and genuinely helpful throughout.

Claire’s approach reflected what the law ought to be about: public service. She and the firm provided exactly that. We would highly recommend the firm, and Claire in particular, to anyone needing capable and considerate legal help. We had the pleasure of working with Ashleigh Bowler at TMW Solicitors as the conveyancer acting on the opposite side of a transaction. Ashleigh was professional, proactive and a great support throughout the matter, helping to keep everything moving towards a successful completion.

My client had a timescale to complete the exit from a bridging loan. We had a completion date, the funds were transferred from the new Lender, to his solicitor, TWM Solicitors LLP, but then we had a snag with a sub-charge on the security property, caused by non response from the Bridging loan lender solicitor. This meant the funds had to be sent back to the new lender, the completion date was not achieved and there was the possibliity that the client would be charged extra interest if not completed by 19/8/26.

When we did receive the sub-charge undertaking, 18/8/26, and informed the new lender they said that they would not be able to transfer the funds until 21/8/26, which would have been an issue.

With the help of TWM's Lending operations manager, Jess Pocock, we managed to have the new lender do an adhoc transfer today, 19/8/26, and were able to complete today, saving the client £1,300.

Solicitors are generally reactive, so my client and I were very pleased to be working with a proactive firm of solicitors and would highly recommend them.
