This company is quite possibly the most incompetent and dishonest contractor I have ever had the misfortune of dealing with. They are absolutely shambolic and seem to thrive on making false claims to housing associations just to tick boxes, while residents are left to suffer.

Here is the reality of their "service":

Total Incompetence: I have had a leak in my flat for 5 months. Despite multiple visits, they are incapable of fixing a basic issue.

Lazy Contractors: The workers they send out are lazy and clearly avoid anything that looks like a "big job." They do the bare minimum, make an excuse, and leave the problem exactly as they found it.

Useless Management: Their operators are a waste of time and tell you whatever you want to hear to get you off the phone. Managers promise to call back and never do.

Non-Existent Leadership: The CEO is just as bad as the rest of the company. I have emailed him twice directly to resolve this ongoing nightmare, and he hasn't even bothered to acknowledge or respond. It's clear the culture of ignoring customers starts at the very top.

They are happy to take money from housing associations while providing a sub-standard, dishonest service. If your housing association uses Gilmartins, complain immediately. They are unfit for purpose.

Very Poor Workmanship

Very Poor Workmanship
Beyond disappointed with the level of workmanship completed by the Gilmartin's contractor @ our Peabody managed property. The wall was left with massive bubbles in the plaster work and the carpet was also destroyed.

Outstanding service

Having read the negative reviews i am very confused. The service i received from start to finish was outstanding, i was regularly updated by telephone and the engineer that visited was polite and professional, made sure i was satisfied before he left and cleared up very well.

Repeated same experience!

And here we go again!

I am starting to think the workers at this place don’t actually exist and we’re just booking appointments into thin air 🤔

After the last mess, we refused to have Gilmartin back for internal works. However, the housing association still used them for an external job (drain issue & manhole cover repair), which I agreed to as it didn’t require waiting in & was linked to a long ongoing pest issue.

We received our PM appointment reminder the day before, so thought all was well. I did end up being in all day and, once again, no one attended.

At one minute before closing time, a text comes through randomly rebooking it for three weeks later. No explanation, no contact, no apology, just another missed appointment.

So whether the job is inside or outside, it clearly makes no difference. Still a no show, still poor communication, still wasting people’s time.

I suppose at least this time there wasn’t the opportunity for them to put the phone down on me!

Manic driver employee

One of your drivers had a road rage incident with me in bury park luton, he chased me around the roads and stopped my exits at one point hit my car with a screwdriver, looked drugged or drunk. Was reported to police what a nutjob!!

-100. I have never dealt with such diabolical incompetent company in my life. The work they do is really terrible and changed the appointments they provided twice even though I have already waited for more than a month. Furthermore, their work is so bad that when they come this morning to do a simple job on my bathroom it's now leaking water damaging my whole bathroom as well the ceiling and the room below. Their customer service is terrible with the waiting times always being more than an hour

Rogue Traders

There are no words to describe how bad this company is, I can only assume that they are used by Housing Associations because they are very cheap. We have two outstanding repairs since November 2025 which they keep saying are either completed or cancelled. They cancel the jobs because they say they are contacting us but all we get is an AI recorded message which isn't really a message it is just a number that you cannot respond to. We have a leak coming through the roof into the bedroom ceiling, they finally put scaffolding up and a roofer came to repair, he couldn't do it as it was raining, we overheard his conversation with the office and he was told just to paint it and take photo evidence to show it as completed. Surprise, surprise the roof is still leaking but they say they have completed it. The sewage outlet in the back garden keeps getting blocked and a number of workmen have been and they all say the same thing, the line needs to be descaled and the interceptor needs replacing, they just keep cancelling the job because they say they are trying to contact us, but they haven't. The office staff do not seem to know their left from right and they cannot put you through to the appropriate team and say they will get someone to call you back but that never happens. I wish I could give this company a minus star review.

Cowboys

Was meant to fit a new window and back door due to a break in at my property which occurred on 25/12/25. Been nearly 8weeks and still not been replaced. Initially told by them that there was nothing wrong with either the door or window and wouldn't be replacing anything.
Complained to my housing association and then Gilmartins bowed to pressure and said they would proceed with the work. Gave me a date for 18/2/26 and said they had the door and window and would be doing the work on this date. I waited in all morning and no one arrived. Phoned Gilmartins only to be told they won't be coming out and blamed delays with the manufacturer after previously being told they had the door and window. The guy who takes my calls is unprofessional, rude and tells lots of lies. Same guy every time. Totally incompetent at his Job.. so bad that I've now had to pay for the replacement myself and withhold my rent to cover the cost. Also they fixed a new toilet cistern to my wall by filling the blown wall with silicone and screwing the screws into the silicone, which lasted about 2 flushes before it became loose. How this company has multi million pound contracts with housing associations is an absolute joke. From customer service to actually tradesmen this company is an abomination and should be banned from working in any kind of property maintenance.

For over 24 hours we have had a serious…

For over 24 hours we have had a serious drainage issue affecting the only toilet in our flat, with sewage backing up into the bath and previous leakage behind the toilet. A drainage engineer confirmed there is a restriction at our connection to the soil stack which could not be cleared using mechanical equipment.

Since then, multiple engineers have attended, spent around 10 minutes attempting work, then left saying they would return with more equipment or support. No one has returned as promised.

I have called the office more than five times. Each time, staff appear unaware of what work has already been done, what the diagnosis is, or what the next steps are. I keep being asked if I “want an appointment”, despite engineers already attending and failing to resolve the issue. There is no clear plan, no ownership, and no follow-up.

The situation has been made worse by repeated visits where the bathroom has been left in an unsanitary state, with sewage water splashed around and no care taken for the property or the people living here.

This is particularly serious as my mother, who lives in the flat, is disabled. Being left without a reliable toilet and with constant uncertainty has been extremely distressing.

This is an urgent sanitation issue involving health and dignity. The lack of care, communication, and accountability shown so far has been unacceptable.

Posting this so others are aware and in the hope that this situation is finally taken seriously and resolved.

AWFUl is an understatement

AWFUl is an understatement, this company is not fit for purpose i don’t understand how any housing association would give them the time of day. They are rude tell lies and don’t turn up when they are supposed to, when they eventually do turn up to do a job that has been going on for months the standard of work is so unbelievably poor I may as well of attempted it myself

This isn’t a car accessory store

This isn’t a car accessory store , it’s a repair company for housing associations
Absolutely awful service that went in for weeks. We had a leak. Every visit was a different plumber saying something else was wrong. Meanwhile our leak ruined our carpet. We had 8 appointments booked & they missed 4…it’s still continuing

The worst company that I’ve ever had to deal with!!

They don’t even deserve 1 star!!
The worst company that I’ve ever had to deal with!! This is the 8th time someone has come to my property to take photos of the job that needs to be done, they tell you on the next visit that they will have the part but no it’s like Groundhog Day all over again with more photos and more measurements!!
The call centre/office staff are very rude on the phone when you speak to them as they don’t like you phoning up to complain.
This has been going on for 5 months now,
What an absolute joke of a company!!
EVEN COWBOYS WOULD HAVE GOT THE JOB DONE BY NOW!!

This company find it impossible to keep…

This company find it impossible to keep an appointment, i have had every excuse you can think of why they do not attend.
I am disabled and struggle to get ready for these appointments for repairs and every time they do not attend, Today i get a text message 1 hour before my appointment with no reason given with a new date next month, This is so unprofessional, they do not care about their contractors ( housing association)clients, i do wonder why the contractors Housing associations are using such an unreliable company. i have now been waiting over 2 years for repairs to be carried out by this company. I just called them and after waiting 14 min they ask me to leave a voicemail, I suggest they recruit some more staff.
