I have dealt with Carringtons on several occasions and every time the service has been outstanding. Very professional company, friendly receptionist and the staff is customer-orientated. Caitlin Stevens has dealt with most of my queries and is always available to speak with or help out. Caitlin goes above and beyond expectation in every aspect. Raw sewage and poor quality maintenance
Our block in Enfield was left with raw sewage in the communal garden and alleyway for 4 days from a drain overflow at the weekend. We received no professional cleaning of the hazardous material when it happened, not forgetting the extra risk from Covid19 in the fecal matter. We learned on the Monday that the emergency service had been removed by the Directors, however Carringtons had never informed us of this. I had to engage the local Councillor and Environment Health Officer to help us, who remembered his visit in 2015 for similar issues. The drain repair was poor quality, with the contractor applying cement from a bucket with his hands alone. He had to be recalled to site the next day to rectify the repairs he did. The drains were blocked primarily with tree roots, which our block has suffered for 7+ years. Proactive drain maintenance and surveillance has been lacking, which causes repeated emergencies.

Following the completion of their investigation, we are now satisfied that the necessary changes have been made and so are pleased to include herewith our response to the feedback that you have otherwise kindly given about your experience with us dated May 2020. The following contents are expressed without prejudice to any existing matters that may be in existence between yourself and Carringtons Residential Management Limited and/or your Management Company, etc.
We are sorry to learn that you were not satisfied with the turnaround of our resolution procedure on this occasion. In light of our objective to continue delivering an excellent customer care experience, any feedback received remains to be viewed as an opportunity for us to evaluate and improve upon our services. Having investigated this matter for you, we trust that our response will provide further clarification.
Upon our return to the office on Monday 18 May 2020 and before 9:30am, we understand that your Property Manager proceeded to acknowledge receipt and action your request dated Sunday 17 May 2020. Instructions in the form of a Works Order were raised to a professional contractor, who in turn was able to attend your development as a matter of urgency. Following an investigation into the issue, the contractor was able to clean the affected areas on the same working day. For the benefit of health and safety, the Property Manager also requested that the contractor remedy any arising trip hazards by replacing the manhole cover with a like-for-like product. In light of the closure of supply merchants and the subsequent impact to stock levels, all of which were due to the peak of the health crisis at the time of the issue, the contractor was only able to make a temporary repair at the time by re-affixing the existing manhole cover. However, they proceeded to advise your Property Manager that they would return to the development in the coming days to complete the replacement upon receipt of the new manhole cover. During this time, we understand that a complaint was submitted by yourself to the Environmental Health Department of your local Council and so our team, including but not limited to your Property Manager, proceeded to assist the representative with the enquiries raised. Information was made duly available upon request and without delay (often on the same working day, where possible) to allow for a thorough and prompt investigation to take place, which was kindly receipted by the council representative and promptly resolved shortly thereafter – with the standard of the cleaning carried out by the contractor marked as not being an issue upon the council representative’s arrival to your development. On Thursday 21 May 2020, the contractor was able to return with the like-for-like product. This was subsequently fitted to the council representative’s immediate satisfaction dated Friday 22 May 2020.
Taking all factors into consideration, together with the findings and subsequent approval of the Environmental Health Department of your local Council, we are satisfied that the drainage issue was resolved (a) to the standards expected and (b) at the earliest opportunity available to us in light of the aforesaid constraints. However, we are nevertheless sympathetic to the unpleasantness of your experience and so trust that our response has been of assistance to this effect.
Moving forward, should you wish to report any arising maintenance issues at your development then please continue to do so using our normal channels or (if applicable) the newly-reinstated out-of-hours service, as advised by our letter dated Wednesday 20 May 2020.

IMPORTANT NOTE: Further to your concerns raised in relation to the out-of-hours service and the ongoing maintenance for the drains, we can confirm that any alterations to the expenditure of your service charge – including the removal of any optional services – would have been visible by review of your annual budget as a reflection of your invoice. Likewise, this would have also been the case for the expenditure allocated to the maintenance programme for the tree root networks of your development that have continued to take place on an annual basis for five previous financial years. Carringtons RML - an excellent management partner
We've been with Carringtons for over 10 years now. We changed from our previous managing agent because they were useless and never got anything done, never knew who we the directors were when we contacted them, and did very little for their fees. I'm one of 3 directors for a 27 flat building, and to make sure we got good quality for money once we changed managing agent, we did thorough research of several managing agents, visited their other managed buildings/sites, talked to people residing there and met with and interviewed their property managers before we finally decided to go with Carringtons. Within the first year with them we had got all the internal and external works done that the previous agent hadn't got done over many years. We were very pleased, and the good service has continued since then. Tony Lewis has been our main contact and he and the rest of his team if he has not been available have always responded to our calls and emails, he has come to regular site visits, AGMs or other meetings we have arranged when things have needed to be done. I feel we all work as a team which has taken a lot of the stress of being a director off my shoulders. I am very happy to stay with Carringtons, and gladly recommend them to anyone needing a good managing agent.
