Belvoir Hull - Cheriton Close

With regard to 27 Cheriton Close;
It would be easier and faster to list the good things about Belvoir than the negatives that I’ve experienced with them.
Belvoir consistently leave repairs in tenant’s houses as ongoing. I’ve had issues with damp, mould, insects coming in through cracks/gaps in the property and drafts since shortly after moving in that still remain 6 years down the line. Other issues are just deteriorating as they’ve never had anything done with them, or if they have, it’s been the cheapest temporary repair. I’ve had to spend hours with Citizen’s Advice just to get them to sort some mold, when I had a pregnant partner and a very small child living in the house, and even then it was left for over a year before being sorted. I’ve also been left with no cooker for over 2 weeks when the integrated cooker failed, with no real apology or compensation.
The landlord ‘Gemma’ of 27 Cheriton Close is the greediest landlord I’ve ever lived under. The house was bought incredibly cheap and had some cheap, very poorly executed renovations done by Kuljeet (Belvoir’s Owner) before being sold on to Gemma. Gemma has always failed to get repairs done in a timely fashion but now believes that the property is worth £250 more than the area’s expected rental cost despite the issues with damp, mold and the drafts caused by the windows not being correctly fitted - you could pull the window frames out by hand if you tried. The house is cold, the double glazing is failing which can be seen from the condensation between the glass, there’s no thermostat at all so heating the house is a case of having the heating on until it becomes almost too hot and then turning it off at the boiler. Half an hour later it will be cold again due to the lack of insulation and improper fitment of the windows and doors.
They arrange Colin (their contractor) to attend and he doesn’t show up, almost as if they’re just trying to get you off the phone for a few more days until you have to chase up the contractor not attending.
When Colin does attend, he will not fix the issue, he slates Belvoir, mentioning they haven’t paid him for 6 months or so, before leaving as he needs to order something, which then takes weeks. When he finally returns, the quality of the work is so poor, I believe a 5 year old child could do better.
Belvoir are rude when speaking to them, if you manage to get them as they consistently don’t answer the phones or email or texts on their mobiles.
On the day I returned the keys there was nobody at the office until 10 past 9 as Alisha had gone to the shop and on her return I got a very abrupt ‘what can I do for you?’ as a greeting, if I was there to enquire about renting a property I’d have left without even enquiring due to her attitude.
Whilst providing such a poor service, they’ll issue section 13s and force rent increases onto the tenant.
I’ve had issues with agreements that have already been made years ago before Gemma became the Landlord falling through, you cannot trust a word this company says. We were given a section 21 eviction notice for chasing up repairs as the landlord was looking to increase the rent price again, without the repairs outstanding from before the last rent increase being sorted.
Belvoir were issued with an improvement notice by Hull Council as the property has fallen below necessary standards and Alisha and Colin thought it was a laugh and a joke when they came to the property - 6 months later the necessary improvements have not been completed.
They go through staff like hot cakes, they get someone new and a week later they’re gone - there’s obviously something very wrong with the company if staff don’t want to stick around for more than a week!
If you want to be treated like you’re renting from cowboys who make your life hell, with no interest other than taking your money, this is the place for you - otherwise don’t waste your time viewing 27 Cheriton Close.

I’ve been with Belvoir for 15 years and…

I’ve been with Belvoir for 15 years and they are hands down the worst company I’ve come across, called today about a leak that saturated my carpet in one of the bedrooms, it need urgent attention, I was told they would contact the maintenance team and get in touch , 7 hours later now 18:15pm and still no call! So many negative comments on this company and all for a good reason!

Belvoir Telford - FANTASTIC!

Traci Tipton - Belvoir Telford - FANTASTIC!

Myself and my partner were looking for our first property to rent together when we approached Belvoir Telford about a perfect Diddy house. Traci Tipton, the Lettings Director, was absolutely FANTASTIC! We had such a small window to view the property and move and Traci helped us organise the bookings, viewing, paperwork, deposit and key collection with complete ease. She made the experience so easy and so personal to us that we now are happily moved in and settled into our perfect little home. We would highly recommend all the team at Belvoir Telford for making the whole experience so stress free.

Extremely unprofessional

Extremely unprofessional. When you book a viewing they send you an email confirmation but not a mobile number to call them in case you are a few mins late. I had a viewing with them today and I was late 10 min. I got to the property and no one was there. I traveled 1 hour and 30 min to get there and when I got there no one is there so I had to go back! Do not recommend this agency !!!

Great experience with a letting agency

I contacted Belvoir Evesham as our family urgently needed a rental property while our home was being rebuilt due to a house fire.
Having never rented before it felt a bit daunting, but Rob and the team helped me through every step and our tenancy was quickly arranged. From 1st to last communication was great and all my many questions were answered with kindness and patience, which was so important at a really emotional time.
We were lucky to have such a lovely property, and although a few repairs were required, each one was actioned swiftly and carried out by skilled and friendly contractors. Home inspections were carried out respectfully and at convenient times.
We handed back the property last week, and this was a smooth and easy process, and I thoroughly recommend Belvoir Evesham and their services.

Personal information leak**

Personal information leak**

Everyone should avoid Belvoir Warrington since they can easily make you a victim.

I was an ex tenant where the rental proper was managed by Belvoir. Upon departure, I made them and my energy provider at that time aware of the change of tenancy. Of course, I have settled my bills and ensured nothing was outstanding.

Six months down the line, I received a text message from a debt collector mentioned i owed money to another energy provider which I was never their customer and the period of payment they were after was after my tenancy end date. Hence, I had to dig deep to find out what was it all about.

-Belvoir used a company called Helpthemove which specialises in automating change of tenancy notifications to councils, water companies and energy suppliers

- Helpthemove partners with an energy company which gives them privilege to take over supply for those properties weren’t already supplied by them. In other words, Helpthemove shared my personal information with that energy provider without my consent. The main problem was i was never a client with their preferred energy supplier so what was the point of sharing my personal details with them?

-That energy provider has incorrectly put my name as the landlord and hence I was forced to owe money which has not to with me (the period which they asked for money was way after my move out date)

-Belvoir said they have done everything correctly and I would need to speak to Helpthemove if I was not happy

-I was Belvoir’s customer where i have had no knowledge that they will pass on my details to a third party company which I did not make aware of and ended up i was the victim since something has gone entirely wrong. Their office manager Alison refused to log a complaint with a can’t be bothered attitude said it all about Belvoir. Not a single staff bothered to extend apology.

Please be alert and stay away from Belvoir.

Thank u Cheryl for all Yr help

Fantastic estate agency one of the best i have dealt with. Saw a lovely lady call Cheryl on a viewing and spoke to her a few times on the phone. OMG she really goes out her way to accommodate you. She booked in 2 viewings on short notice and was very professional and knowledgeable. I must admit I have dealt with this company before on a enquire and I spoke to Amy she was very good too. You always remember good service. I really feel this agency is so different. They definitely stand out to me. They really do look after you and make u feel special.
Buying a house is so difficult and some time u need some support. I felt like Cheryl took the time out to get to get to know what I wanted and needed in a property, this is very rare. Cheryl you are fantastic at your job and thank u so much for your help I really appreciate u going the extra mile. If your manager looks at these reviews cheryl definitely need a pay rise as she's a keeper.

I wish I had reviewed Trust pilot - before I dealt with them , one of the worst, especially if you are an expat - when you report an issue they literally harass you. very disappointed with the service - I wish I had checked the trust pilot ... well we live and learn .

Agent refused to show us around

My partner and I arrived at 10:43 for a viewing scheduled at 10:45. After some difficulty finding the site due to lack of any information from Belvoir St Helens, no signage if any kind indicating a property up for let, no pictures on the letting advert of the outside of the building for quick identification.

After getting out of the car and walking right past an unmarked car with a man sat inside to what we thought could be the right property, the unmarked car drove away.

After it reached 10:47 with no sign of the agent, my partner rang their St Helens office to ask where the agent was... Turns out, the man sitting in the car WAS THE AGENT, who instead of standing at the property, decided to sit in his car, watch two people walk up to the property and then LEFT instead of using basic common sense and getting out to ask if we were the viewers.

The woman on the other end of the phone said that the agent had "left for another viewing and wouldn't be returning" then implied that we were lying about being at the property, despite us identifying the agent by his clothing.

To sum up, we turned up for a viewing ahead of time, the agent sat in his car watching us walk around the property, then left at the exact time the viewing was due to start.

A common experience

I don't think I'll be letting anywhere from this agent after reading the reviews and experiencing the supposed "customer service" today from their St Helens branch. I am physically disabled and work exclusively nights so going to flat viewings can be difficult for me, so had one booked in today for 10:45. We arrive at the given time despite some difficulties, there is no signage indicating which home is to let and no picture on the advertisement of the outside of the building, so I wandered around with my partner trying to figure out what was what, making note of a man in a white shirt watching us from his unmarked car. After 3 minutes of watching us struggle, rather than get out, he left. Turns out that was the agent. When I called to ask where I'm going and where the agent is (as he was leaving) I was told he wouldn't be returning and I'd have to rebook. Ridiculous and the person on the phone had the audacity to state that as she wasn't witness to it, she could neither confirm or deny, suggesting in a very roundabout way that I was lying about this pisspoor experience. We were there on time and he left within minutes "for another viewing" so I beg the question, how in detail would this viewing have been.

Landlords Beware

I've been a loyal customer of the Mansfield branch for 8 years, and this company over the last couple of years provides poor service for landlords. They failed to collect rent properly. They refuse to talk to tenants when maintenance issues arise. Communication is slow and argumentative, with a 4-day wait for replies. I gave notice, and their exit fee has been mishandled. Firstly, they added the charge to my account weeks before the actual exit date, attempting to take it from the rent payment before I’ve even left. Their exit fee started at £450, then £350, then they raised it to £600. I offered to split the bill, but they refuse to settle, and I have no other avenue but to go to the Ombudsman. If they provided a good service, I wouldn’t have to leave in the first place, now they want me to pay the full £600 to go despite admitting failures in the service. An agent purely driven by revenue collection. Avoid at all costs unless you want hours of wasted time dealing with their conduct.

Belvoir Glasgow North

Unfortunately Belvoir Glasgow North took over as managing agency for my property from the previous estate agents. So far every single time they are emailed it takes weeks to get a response (if I actually get one). When trying to call their offices during opening time several times the phone goes straight to the automatic message letting you know their office is closed and to call during opening times (the call was made during opening times). The statements, comparing to the previous estate agents used look like something drawn by a child. If you have a choice, do not use this company to manage your property. I am in the process of trying to switch.

Belvoir Andover - utterly awful

Belvoir Andover seem to resent having clients and made our move hugely stressful and hard work at all stages. We were never warned that the house would not be available for 11 weeks. They never gave us a moving-in date and said "it wasn't their policy". Eventually they gave us a date because they are legally obliged to, but it was only 2 weeks away and the removals needed at least 4 weeks warning. On move-in day we turned up to find the house full of people doing endless repairs urgently needed, and cleaning because the house was so filthy. Bathrooms and kitchen unusable - no knobs on the gas cooker, shower and taps congealed with limescale and/or broken, tiles filthy, and endless other problems. We had asked for the carpets to be changed because they were bogging, but Belvoir refused, so we accepted that they cleaned them, but on move-in day the downstairs carpets were still unhealthily disgusting. Belvoir refuse to get them cleaned. I wish we had been warned never to go near Belvoir
