If I could give zero stars, I would.
My mom is a landlord and had a very poor experience with Belvoir. Despite being the ones paying them, they consistently seemed to side with the tenants. Even worse, they made decisions—like whether or not to increase the rent—without consulting us, which has left us out of pocket for at least 3 to 4 months.
This kind of service is unacceptable. If you’re a landlord looking for reliable support and transparency, I strongly suggest you STAY CLEAR of Belvoir.
Dealt with Belvoir Stafford
Dealt with Belvoir Stafford. Overinflated a property price by 10% + of the market value based on RICS survey. Potentially even more as the price had already been reduced by the point I made an offer. Not sure if this was done to win business or cover thier fees etc. Clearly indicating the condition of the property wasn't taken into account. Be wary when proceeding with making offers on properties they value to save yourself time, money and efforts. I would advise to have your own survey done before committing to any sales process. Or at least very early on in the process. Not open to any sound reason whatsoever even after irrefutable survey evidence provided. I get the impression they are more out for thier own financial gain as opposed to interests of buyers and vendors.

TLDR: I advise avoiding Belvoir Sunderland estate agents due to their invasive practices, unresponsiveness to maintenance issues, frequent and inconvenient inspections, rude communication, unorganised staff, and dishonest management, all of which lead to a lack of privacy and constant hassle for tenants.
Do you like invasive landlords or estate agents? Are you looking for uncooperative, rude, and obnoxious workers? Do you seek an agent who prioritizes the landlord's pocket over the tenant's safety and comfort at home? Then Belvoir Sunderland is for you!
Belvoir Sunderland (or perhaps it should be renamed "Connardsvoir Sunderland") is by far the worst estate agent I've ever had the misfortune of dealing with.
I have reported multiple maintenance issues, which have gone ignored and unanswered. Even their contractors who have visited have raised issues with them – but still, they remain unanswered.
When I first moved into the property, the agents conducted yearly inspections (normal, right?) only to randomly start giving three-monthly inspections, quoting the "tenancy agreement," which is a multiple-page document of very ambiguous conditions that they exploit to no end.
As you'll see from other reviews, they will organise contractors, inspections, and viewings at the most inconvenient times and will not negotiate or compromise in any way, shape, or form. Any communication from them (today, I received five emails, two missed calls, and one voicemail, all while I was at work and unable to respond) is rude, curt, and obnoxious.
The nosy staff they send to do inspections make unsolicited comments about your decor style and furniture choices.
They are extremely unorganised, and often have three or four separate members of staff contact you about several different issues at the same time without communicating with each other about it.
The staff will not cooperate unless you threaten ombudsman action.
The manager will give you blatant lies, claiming that the literature on their public and published website (which is accessible for all to view and enjoy) does not exist.
Their phonelines are frequently down and they become uncontactable for multiple days.
There is absolutely no privacy or the right to enjoy your home without frequent hassle when you rent with this shambles of an agency. Steph Harrison and her team are an embarrassment to the name of estate agency, and I am extremely excited to leave this property that they manage. I will be sure to avoid any fraction of Belvoir forevermore.
If I can give you one piece of advice if you're looking to rent, it would be to avoid Belvoir at all costs for your own sanity.

Wouldn’t reccomend tbh with you whatsoever. Glasses came and there were decent, but if for whatever reason you don’t like/want or have to return for any reason, good luck hahaha. They will try shaft you. Bought a pair for full price and at the time it was buy a full price for for £60 and get a 2nd pair free, whcjh I did and I went for a 2nd pair that I liked that was on sale. Now they are thing to say that since it was discounted I can’t have a refund, just a gift receipt, knowing full well I paid full price for the glasses to even get the buy 1 get 1 free deal. Don’t even waste your time with these.

I really wanted to state what beautiful really brilliant Tracey and Gemma have turned the agency in Kirkcaldy around .They are a fantastic assets to the agency I found them supportive and understanding which is far more than I can say about previous staff thank you ladies you are simply the best and both are absolutely brilliant at your jobs 10/10 for your people skills I wish the two I have mentioned every success for future I just hope Belvoir appreciate these ladies like I and others I have spoken do ..I must say that Northampton was my place of living before I moved to Scotland 8 yes ago and not sure how to change the address

Belvoir Glasgow North Estate Agents…
Belvoir Glasgow North Estate Agents should be avoided at all costs. The communication provided by the staff members can be described as unhelpful and hostile - when one is actually able to get in contact with them at all as more often than not calls go to automated message that doesn't allow leaving a voicemail. The agency was meant to hand in notice to my tenants as instructed by me via email. They haven't done it for a month. I have found this out a month later when I called to check in. Now towards the end of the tenancy they are misinforming the tenant and causing delay with the tenant moving out, which has now resulted in me being unable to sell this flat and get a new mortgage.
Terrible customer service
Terrible customer service, inquired about a property, was one of the first to call and met all the criteria, they didn't call me back and I find out 3 days later, the property has been let out already despite us most likely messaging them first. They said themselves when I called, they just put the listing up. not happy at all as I was really looking forward to securing the property and I had 0 feedback or call to explain why we didn't get it despite meeting all the criteria.
Avoid agency!!!
No stars should be an option. Terrible agency, no one is ever available on the phone or email. Terrible customer service, they would always be “out of office” or “on an annual leave” and they will ask you to email them and never respond. We lived with mould, leak, damaged windows, kitchen extractor broken. They never paid us attention. At the end of the lease they charged us £150 for cleaning services even though we cleaned before we left and probably left it better than when we moved in. Absolutely horrendous organisation and company.

Professional with a super service....
From the first minute I engaged Belvoir, the service was nothing but exceptional - super reactive and on the ball, they didn't waste any time lining up perspective buyers for my property and got an offer for me almost immediately. The thing I really appreciated what's the support they provided, the advice that was given due to the complexities of selling a lease hold apartment, the way in which they negotiated the best price for me In a difficult market (which by the way was a fair price) - it was just a painless and seamless experience. A special call out to Matthew and Chloe, really appreciate your support.
Mixed Experience with Belvoir Sutton Coldfield – Great Until You’re No Longer Profitable
I was with Belvoir Sutton Coldfield for around 5 years, and in that time, they did several things well:
✅ They found me reliable tenants promptly
✅ Rent was paid to me on time, every month
✅ Any issues at the property were dealt with in a decent, cost-effective manner — nothing flashy, but efficient and within budget
For most of that period, the service was solid and professional. However, my experience at the end of the tenancy left a very sour taste.
When I informed Belvoir that I would be moving back into my property, everything changed. It became clear that, now that they wouldn’t be getting any further management fees from me, they were no longer interested. Communication dropped off, urgency disappeared, and the level of care I had received for years was suddenly gone.
To make matters worse, when the final tenant vacated, the property was left in a terrible condition:
• Damaged paintwork
• Electrical issues
• Plumbing problems
• Front and back garden completely overgrown and neglected
The cost to put it right? Over £5,000 out of my pocket.
And Belvoir’s response? They chalked it all up to “fair wear and tear.” No accountability, no serious effort to dispute it with the tenant’s deposit, and no real support. Just indifference.
It felt like once they knew I was exiting as a paying client, I became a non-priority — despite 5 years of loyalty.

applied for a role as a lettings agent…
applied for a role as a lettings agent with Belvoir. I attended the interview in the Mumbles branch (wasn’t aware they had their own car park), which would have been helpful as it was a busy, sunny day which meant I parked over a mile away.
Despite this, I made the interview on time and ensured to give a good interview for an entry level position.
I was informed I would now the by the following Friday by the branch Manager. Having not had any contact, I reached out.. multiple times.. I was completely ignored and despite not getting the job, feedback and CURIOSITY to let me know is basic professionalism. I thought this was completely disrespectful and unprofessional.. and lazy. Thank you to the managers in the Belvoir branches.. getting a job isn’t for fun.. it pays the bills. Cheers 👍🏼
Sale - Duston branch
Thank you so much to the team here. I had quite a drastic change of circumstances out of my control during my sale. (one including a unexpected job loss due my work couldn't secure investment).
I explained to tell the buyer who is at the bottom of the chain who extended their date for whatever reason, the longer this goes on the more at risk there is of collapse from me at the top end of the chain. The person 3rd down from me had a hard deadline from a collapse before her).
We all worked as a honest team and it was a success!! Thanks Chloe, you went over and above at the Duston branch. The branch manager (I forgot the name a year down the line but not the face!) was just as warm and welcoming.
I think I speak on the behalf of all 4 of us when I say thank you. Sorry I didn't review sooner, moving home and new job taken priority. But I'm grateful and wanted to express this.
I have received poor service elsewhere and it just reminded me how positive mine was with you all. I bought my home off this same branch too and again before it changed to belvoir and I didn't use you again because you were local, I just knew how my experience was first time around.

Zero stars should be an option. Hereford branch owner is useless , They are chancers . As a landlord as soon as problems arose with a tenant they revealed problems that they had let go un noticed due to very poor management , shocking in fact . We had to deal with the situation ourselves and learnt more about the legal side of the situation than all of their office staff put together . They tried to move the goal posts to cover their own backs after a list of failures . Wouldn't trust them to run a bath let alone a letting agency. The case is still ongoing two years plus down the line

0 stars should be an option. Horrible agency managing rental properties. 2 months since initial complaint and nothing done about fly tipping onto my land from the property they manage. Previous tenant also told me it took them ages to fix the boiler in winter time whilst they had no hot water or heating. Only responsive when it benefits them. Also, their complaints process is to send a letter in 21st century. Guaranteed only so they can say they never got it!
