Belvoir woulverhampton / wednesbury . Awful

Belvoir wolverhampton / wednesbury. Rubbish estate agents.. rented a flat off these clowns. It’s obvious when you speak to them it’s either teenagers you’re talking to or people with limited intellect. Won’t respond to faults in the property, despite many emails. The minute they need something you’re threatened with them using pass keys to get in, before you even agree an appointment time.
Recently dropped some keys back to their office and 2 weeks later had them moaning on that they couldn’t find them.. sounds like a them problem. If I ran my business like these clowns, I’d have no business. Try to remember belvoir.. you’re dealing with people who give you their money.. not something like you’d wipe off your shoe. They see you as inferior to them because you rent.. that’s a disgraceful way of doing business.. You should be ashamed of yourselves. Glad I’ve left. Avoid using this unprofessional company, you have been warned.

Have nothing to do with this company ( Manchester Ancoats ) if you can help it . As an estate agent they are appalling :
1. Don’t turn up to viewings and don’t give an explanation
2. Don’t cancel viewings and just let people turn up when there is no- one to show them around

Mansfield Belvoir-DANGER KEEP CLEAR
Applied for a rental property with them and they were obstructive throughout the process. They were the rudest, most unhelpful people I have ever come across.
They never communicated, forever chasing them to do the job they should be doing.
Red Flags - asking for extra money for furniture that landlord was leaving for free in the property.
Saying that tenancy contract would be sent to us and it never was. Two and a half days to go to move in date no contract.
All advice says that a letting agent who does not issue contract so near to moving in is untrustworthy.
They never worked in partnership with us and with these Arthur Daley letting agents we smelt a rat. We could not bear it anymore and with no contract, two days to go pulled out.
They are a disgrace to the proud town of Mansfield and they should be avoided.
We had a lovely property to move into.
I am disabled and the stress these horrors caused me has made my chronic pain worse.
They are heartless, unhelpful people who view renters as scum.
They need investigating as their heartless treatment of the disabled is unfair.

I had the unfortunate experience of dealing with this
property agent as well, and l can't express how terrible it was.This person's rudeness and disrespect are beyond belief, They clearly have no concept of customer service or basic human decency. Absolutely unprofessional estate agent as they will also threaten to evict you with no legal reasoning by screaming at you over the phone and not follow up with anything in writing. They came to the property threatened to change locker. When l called them
they started to scream at me and tell me to get out of the property otherwise they would go to my apartment every 24 hours with landlord. They are really damaging the reputation of the brand. They wouldn't refund the overpaid rent as they promised after you returned the keys. They tried not to return the deposit with ridiculous reasons. Sorry to say but stay away from these kind of brokers present in market. lf you are tenants, they will evict you if they are unhappy maybe because you chase them to fix
staff. They won't do what they promised and will try to take all your deposit. lf you want to talk normally, no way. They will shout at you and scream at you with bad words. I think they really have anger
issues.lf you are landlord, please ask more professional agent to look after your apartments and houses. At least choose agents that can speak normally and know how to respect people.

Customer service ZERO

This company have no professional approach to letting or selling.
I informed 3 friends of a property that had gone on sale , so they could contact the local office and arrange an appointment for each . They had already left there details awaiting the sale but got no contact from office to arrange a viewing.
So they had to contact numerous occasions by email and by phone, with no luck .
That's three potential buyers who could and should have went elsewhere.
They had to visit office and arrange appointment.
They also have a rented property close by and the tenants are not looked after properly when reporting issues.
Just keep clear of this company.

This is about Belvoir in Evesham

This is about Belvoir in Evesham, Worcestershire. They sold my flat for me. Rob was so helpful and knowledgeable about the price and who would be looking for such a place. He found three buyers on the first day it was put on the market. Subsequently Dan dealt with the various queries that I had and worked hard to keep my solicitors on the ball. Checking or giving them a push now and again. My whole experience with this branch of Belvoir was definitely 10 out of 10 plus a bit more!

My experience with Belvoir in…

My experience with Belvoir in Manchester has been a nightmare from day one. I had never needed legal advice in my life until dealing with them, and now I could probably write a dissertation on contract law.

On move-in day, we arrived at our “fully furnished” flat only to find no bed, no couch, and I never signed an inventory confirming this. As a result, I had to sleep on the bare floor for three months until I could afford a mattress. At our first scheduled inspection, they failed to show up, only to arrive a day later—letting themselves in without warning, calls, or knocks—while my unsuspecting roommate was home in just her underwear.

Toward the end of our tenancy, they sent us a document stating our rent was decreasing slightly. However, when we paid the lower amount, we received multiple emails claiming we were in arrears and that rent was actually increasing. When we requested proof that they had notified us of this increase, they provided forged documents. We responded with screen-recorded evidence proving the discrepancy and threatened legal action, at which point they dropped the issue.

As our tenancy neared its end, they began conducting viewings without informing us in advance. We were only contacted at the time of the viewing to ask if they could enter. When we requested that they stop, we were accused of “repeatedly canceling viewings”—despite the fact that no bookings had ever been confirmed with us.

Due to the stress this caused, I inquired about moving out early but was told it wasn’t possible, which I accepted. However, just a month before our tenancy was set to end, they suddenly requested that we vacate early because they had accepted a new offer. I told them that wouldn't make much sense as we had paid for the month, and they replied that it was “our choice” to pay the final month’s rent. No refund was offered in exchange for moving out early.

Every day, I am shocked by their actions, as none of it feels real. I fully expect them to withhold our deposit simply because they feel they can, but at this point, I can live with that—so long as I never have to deal with them again.

Maybe not related fully but how u drive reflects Your ignorance in other aspects. Just drove but the Christchurch roundabout( Wednesday 12/02 9.35am) and oldish, bold man with the glasses drove in marked car next to me and cut his lane so bad that if I wouldn't press on the brake we will be in accident. If You cut corners in other aspects as agents no wonder Your opinion is so bad. Will be reporting this to the Police with dash cam recording.

Please don't buy anything from them, on the add everything looks so good but when you receive it it's completely different not will be as described. And it's hard to contact them no phone numbers, if you email them they will respond week later, they don't issues any refund.

The Belvoir office based in Hinckley…

The Belvoir office based in Hinckley and Nuneaton has a director named Clayton Foston who is a complete dirty piece of work.
My babymother was given an apartment by them in Nuneaton. The first funny movement was him turning up there and attempting to bully her at her door step infront of the kids. Made false accusations and even called social services lying how he saw her outside the property with my son in her hands whilst smoking weed. False accusations- why didn’t you take a picture if it was true? So I call him directly as a man to see what his issue is. Imagine he called the social services on an alleged assault last night towards my baby mom and the kids- 7 am this morning welfare and police turned up to check them and the house. No weed no drink everywhere clean and everyone in good health. Mr foston is problem for woman. Especially single woman with kids. He will lie on your name and attempt to make problems if he don’t like you. Sorry to say but mr foston the director for Belvoir Nuneaton and Hinckley comes across as a nasty racist person. Be careful of this guy. He’s trying to get me banned from seeing my son but it back fires as all my problem is I don’t like people trying to violate my family

item ordered was not the item sent. asked for a full refund as it is their mistake, surprise surprise, they are now trying to wriggle out of giving back a full refund. The item is not as described, very very poor quality, their response to this matter is like they dont care, but i have made them aware of my consumer rights and the fact i will also involve the FCA. This company needs to be shut down as they do not act accordingly, no wonder they only want to give a 15 percent refund, they would be out of business very quickly, and the fact they should be out of business makes me wonder how businesses like this can get away with ripping people off. Impossible to contact

Tried phoning multiple times to arrange a viewing to purchase an apartment that they list for sale. No one answers the phone. If you are looking to sell your property then you need to be aware that it is difficult for buyers to arrange viewings.

I ordered my husband a coat and got no email of confirmation of payment ot an order number. I asked continually for this and kept getting a response to say it was on its way. I finally received it today in size extra large when I ordered a medium. To send back it asks for an order number which I don't have as it was never sent to me.

Absolutely gutted to have chose this…

Absolutely gutted to have chose this company for the move of family 2 years ago, on surface the property looked in reasonable condition, but in just two months heavy mould and condensation arrived, and the plumbing and electrics throughout were at best below substandard, open sewer pipes and blocked waste services, shower fell of the wall, Deliveroo drivers turned up to replace a fence, unqualified trades throughout the supposed maintence contract, dangerous electrical work was carried out, and the work done to.
262 eastern avenue is not somewhere you want to take your family and Belvoir is a letting agent to stay away from,
I hope you see this before committing as I did.

Criminals who’s side with crooked landlords

Complete disgrace all I can say is I m glad to be in a position now that I never have to rent again.Belvoir Kettering you are nothing but criminals who will side with crooked landlords who are out to steal tenants deposits and not only that sending me blackmail emails stating that if I don’t agree to what the landlord’s asking for I could potentially lose all my deposit and that I had basically no chance in winning any of my deposits back just because I decided to go through the TDS tenancy scheme which I highly recommend by the way ,so to Belvoir kettering this goes out to you I finally did manage to get my deposit back in fact out of the £1200 of my hard working money I was fighting for TDS adjudicator's decision was to only paid the landlord £71….lol oh dear mind you he wanted nearly £1000 so I guess now his fumming the robbing greedy criminal and the fact we return the property cleaner then he gave it to us and himself saying he never had any problems with the property but once we handed the keys back to Belvoir Kettering he suddenly wanted nearly £1000s. Thank you TDS for seeing these criminals for what they are.Belvoir kettering you should be ashamed.

We’ve been dealing with Amy at Belvoir Liverpool Central and we can’t praise her enough! The whole process has been so smooth, communication has been great and nothing is too much trouble. Jessica was also helpful in managing our references etc. Will be recommending to anyone if they need to move in the area!

PLEASE AVOID THIS LETTING AGENT-If you see Sean Lewis Properties as your landlord through them run a mile, he has been taken to court a few times over breaching tenants rights. The regional manager is the sister of Sean Lewis and pretends that she has no way to contact him...odd you can't contact your own brother??? If I could rate lower than one star I would, where to start. We rented a property for three years with belvoir and it was a constant fight with them the whole time. I suffer with severe asthma and it was made clear from the start but the flat was mouldy, they lied about the windows being double glazed, they left us without a working boiler for 6 months in the winter because the landlord refused to pay for it and the window was leaking for the entire three years despite asking for it to be repaired. It wasn't just an issue with our flat but the entire building and it was the same scenario every time. We would submit a repair request, they would sent someone out (eventually) and they would receive a quote which the landlord would promptly ignore. The attitude of the staff was appalling they're completely heartless and condescending, they couldn't care less that you are living in a freezing, mouldly flat, and since there is a housing crisis they know full well nothing will be done about it so they carry on as they make money off your misery. To top it all off they kept our deposit way past the legal allowance and I doubt they bothered to even inspect the property but I know for sure we left it in a better state than we got it. Good luck if you go with them, they'll be nice as pie till they get you in and then you're ignored.

One star because I could not go lower.
Belvoir in Brighton is not only unprofessional but in my opinion, operates with bullying tactics, taking advantage of young people, away from home for the first time. With there being a shortage of student properties in Brighton, unfortunately we progressed forward with them on the promise the property would be cleaned after some building works were completed over the summer….it was not, indeed on the moving in day, the property in Southampton St had several serious health and safety concerns which us parents took on, challenging directly with Belvoir who then proved to be evasive, avoiding calls and leaving inexperienced staff to man the phone. This approach continued throughout the first year of the tenancy. Overall communication is horrendous.
We should have realised their tactics when Belvoir tried forcing us to pay our deposit ahead of seeing any contract, threatening to re market the property if we didn’t sign. They relented when we highlighted it was against the national letting regulations. They will have known this as it is basic but clearly such bullying tactics worked with others.
On day1, 8 parents spent a whole day cleaning the property, sorting electrical wiring issues, 2 of the 4 beds were broken, door hanging of, black filth around the fridge, kitchen cupboards full of dirt, unclean bathroom, building equipment and rubbish left under the stairs….the garden overgrown with Japanese knotweed, that was a task in itself….the list is endless. Unhappy that we flagged so many serious concerns at the outset, one of their staff, Faye, not only entered the property without notice or invitation, but she let herself in and then went straight to one of the young male student’s bedroom whilst he was still in bed.
After the first year ended, our son moved out (hence why I am writing a review as I would not trust Belvoir’s approach had he stayed). However, even now their lack of professionalism continues. They have retained £75 of his deposit for ‘cleaning’ but this has not been spent on cleaning. They did not send anyone to the property to clean after he left, we know this as a fellow student took over his room.
As a franchisor, Belvoir needs to look closer at its franchisees as the Brighton Branch is appalling on every level and giving the brand a bad name. It takes full advantage of a landlord’s market, abusing their position and of the inexperience and lack of legal awareness of young people leaving home, most for the first time.
