UPDATE from Financial Ombudsman

Feb 2026 - Financial Ombudsman findings about Unique Property Investment Group Ltd, shared with UK banks:
• Approximately £3 million withdrawn by UPIG’s directors/shareholders
• Around £1.2 million of investor funds spent on personal expenditure
• Approximately £5 million transferred overseas without explanation

Roughly £18 million was invested by customers, with only about £185,000 that could plausibly be considered legitimate income. The Financial Ombudsman has taken the position that this is an APP scam.

Seen using mobile phone while driving in London.

Are you sure you want your money spent with someone who is so blatently ignorant about the law of driving while using a mobile phone?

They are putting your friends and family at risk with their dangerous use of a phone while driving.

I am writing this review to share my…

I am writing this review to share my genuine experience with Rent to SA, which began in 2019 when the company was overseen by Lewis.

I entered into a Rent to Serviced Accommodation arrangement through them for a 4-bedroom all-studio flat in Reading. From the beginning, the experience was extremely stressful and, even years later, the consequences are still affecting me.

The property was marketed with promises of strong returns, but in reality, bookings were extremely low — often only one or two bookings per month for around six months. Despite the poor performance, Rent to SA still took commission from these limited bookings.

After six months, I wanted to exit the agreement. I was informed via the letting agent that I could only break the contract if I personally found a replacement tenant. I eventually managed to do so, but by that point the damage was already done.

Between the initial setup costs, prolonged void periods, rent payments, utilities, and other expenses, I lost approximately £30,000. The income projections I was sold were completely unrealistic and, in my view, misleading.

Communication was another major issue. Emails frequently went unanswered — even after sending more than ten follow-ups. There was a clear lack of accountability and ongoing management. As the property owner living abroad, I relied on them for proper oversight, including utilities. Years later, I discovered unpaid electricity bills that I had never been informed about, which ultimately resulted in a CCJ being issued against me. This was both shocking and distressing.

The overall structure of the arrangement felt fundamentally unbalanced: the contractor bore all the financial risk, while the company had little to lose and continued to earn fees regardless of performance. There was no property lease in place, only management, which left me exposed to unlimited costs with no protection.

I previously left a review about this experience two years ago, but it was challenged after the company changed ownership, with the claim that the new company was “not related,” leading to its removal. However, my experience is real, documented, and occurred under the same business name.

I am sharing this so that others — especially investors new to serviced accommodation — can make an informed decision. I strongly advise anyone considering working with Rent to SA to carry out very thorough due diligence and to be extremely cautious.

I myself started investing in these people and have lost my savings and would like to Jodi a group of other investors to get back our investments. I’m embarrassed that they seem to have got away with this and I’m hoping something can be done to retrieve all of our hard earned money back.

Here we go again

Since 2019 i have been warning everyone on social media about Lewis Hall. He has a trail of gullable individuals who he has cheated and scammed.

It staggers me how people still fall for photos of rented cars, Turkey teeth and all the other rubbish!

Had anyone bothered to check companies house, you will have seen that going back to year dot, Lewis Hall has never had any assets, nor has he ever run a successful business.

Hopefully this will be the last time he will be allowed to lie and cheat people out of their money.

I Looked into Unique and ran away.

I looked into Unique a while back, first question I asked was a list of property owned by them to confirm the 10million plus asset base, needless to say they couldn't provide it.
Then 10 minutes on Google searching up Lewis Hall was enough to walk away.
I can't understand why anyone would give money to Unique, I presume the high interest rates clouded their judgment.

Lewis Hall

So Lewis Hall and his muppet partner in crime have finally been outed!

For all the investors who gave these twits your money, any basic checking of this company and Lewis Hall, this would have shown you this was a simple ponzi / scam.

Lewis hall has never run a sucessfull company, and has all his life peddled dodgy deals. Christian liklewise has had a history of failure.

The indications are, the authorities will be all over these individuals, and hopefully they will get what they deserve.

So disappointed

I would provide a negative if I could. invested a significant sum of money to purchase an evaluation ,because of how the platform functions and handles plight. I had no good explanation for why I couldn't withdraw the interest from my investing plan for months.
But Zy lo nd ways’ is the greatest investment platform available at the moment, and I was lucky to find it.

Applied for a job here

Applied for a job here, after booking in an interview with them, I looked up Lewis Hall online. After 10 minutes of scrolling I cancelled my interview. His whole ethos online was a huge red flag. The next day he kept ringing me, half shouting down the phone at me about how I cancelled my interview. Not surprised one bit to see this company crumble.

I was looking to invest back in…

I was looking to invest back in September 2024 got spooked in the end when the company kept changing their accounting period as the last published accounts on Companies House was for the period Jan 23 to July 23. The accounts did not back up the claims Unique Property Investment Group were making about thei financial stability claims made in their publicity. Also those accounts showed that Mark Lewis had a directors loan of £316000 which had increased since the previous published accounts. This guy has a chequered past and the love of high valued cars. A red light was flashing .I wrote to Christian Woollard raising a number of concerns I had which included that the company had not appointed a none executive director and that also the company had close association with a company based in Dubai and Unique had set up a similar company in Dubai. Woollard did respond but my concerns remained and so I fortunately elected not to invest. The moral of this story is that if something looks to good to be true it often is and people should not be gullible and do their own due diligence before investing their money.

They took my money

They took my money. They freeze it for 3 months . The paid 1 month, the 2nd month they removed tax as they claim. The 3 month the went in Administration. So is this a purpose did. Of course they know what they were going to do after collecting my money. I think any body in this country would understand my frustration.
I was manipulated and mis led into this investment. All their promises ended up in frustration and deceiving me.
Please could we joint together and make a case.
Anyone knows who can help. Paid my money in February 2025 they went into Adminstration in July 25 2025.All the promising talks and asset back and Government back ended up in Admiinistration. This is not acceptable.I am shocked with this fraudulent act. I hope anybody can see this as fraudulent and misrepresentation.

Charlatans and Bullies

I started investing with them in September 2023 and shortly invested double the amount. I was planning to invest more but they started fluctuating on their new deals. They reduced the interest from 25% with capital to 18% without capital. Then again no capital until the end of the term. then back up the capital. It was like they were testing to see to what extent they can push the investors. Nevertheless , I have been receiving relatively on-time until March. They sent a blanket email that there has been a problem with the system and they don't know when they can pay remaining investors. Upon my contact with C. Woollard, he tried to convince me to wait but I mentioned I will be in touch with FCA, so he paid me from his own account for that month. Then in June, again they had system problem! again I was one of the ones they missed. I left a negative review on TrustPilot, which was one of the first. C. Willard, contacted me threatened me with legal actions and tried to intimidate me to take it down. Also unsuccessfully tried to take it down with Trust pilot. When I said I know my rights and there is no untrue statement in my review and if he threatens me for exercising my civil rights, I will get in touch with the authorities, he started begging me to take it down, implying that this one review might hurt an otherwise spotless business and asked for my leniency and promised me if I take it down, he will pay off all my investment in 3 instalments. I said I won't sign anything until I receive my June payment. He paid and then sent me a contract to sign that he will pay the rest in 3 months in return of me taking down the review. However he tried to sneak in few cheeky clause to give him more time to pay, which I refused and returned the contract. Then he became aggressive and tried to bully me by sending a fury of emails, telling me not only I should take down my review but I need to promise never put any reviews on any other platform and if anyone else put a negative review and found that I encouraged them or they are my friends and family, this settlement will be off, etc. At that point I found the business is in trouble immensely that warrants this kinds of language and this level of mental derangement. Nevertheless as in fact they hadn't really missed any payments till June and I was hoping that any kind of trouble business is in, they will survive another 3 months to pay off my settlement, I took down my negative review along with a positive review I had made a year ago. I then signed the contract and warned C. Woollard, to stop sending me emails regarding this matter or it will be counted as harassment, which made him stop.My suspicion about the company being in deep shit was confirmed when many staff including the director contacted me again trying to attract more investment, which of course I refused. But this seems to be the last attempts to stay one more month afloat. Then last week, the company surprise surprise went into administration which is funny given Woollard has had gone off Great CEO (indeed) podcast in May to advise others how to run their business and again on Tickernews on March to give people tips! on how to capitalise challenging times.... whatever I say makes it even less funny. So you can imagine my delight when I came across Trustpilot flurry of negative reviews left by other investors during the past few days to reveal the true colours of this "venture" and to know that the other partner Lewis aparrentdly is in court for a related case and all glamorous shots of Woollard's success has been wiped off social media. Not the Lewis' I guess when you're in court you don't have access to your instagram to delete the funny footage of their big deals in Dubai and their fancy cars. Again Woollard sent a blanket begging email to all investors to consider they are humans too! I guess when they promised the investors that these investments are government backed social housings! they were not human. I am not sure how the government allows these promised from random LTDs? Anyway just an update that my settlement hasn't been paid , so my negative review is back up with more details. We are waiting for administration response on this , upon which we will collectively pursue a legal case.
