Als vastgoedbeheerder kunnen wij u compleet ontzorgen bij het beheer van uw woonpand(en). Zo heeft u ook na het verhuren van uw woning geen omkijken naar beheer, onderhoud of contact met de huurder. Wat is vastgoedbeheer? Bij vastgoedbeheer laat u een woning beheren door een vastgoedbeheerder. Een vastgoedbeheerder als Rotsvast is als het ware een tussenpersoon die werkzaam is namens de eigenaar van de woning. Er zijn verschillende vormen van vastgoedbeheer. Zo is er financieel beheer en technisch beheer. Wanneer u voor beide vormen van beheer kiest, wordt u compleet ontzorgd en heeft u geen omkijken naar de woning. Voorbeelden vastgoedbeheer Financieel vastgoedbeheer Bij financieel vastgoedbeheer ontzorgen wij u bij alle administratieve zaken omtrent het pand. Denk hierbij aan het opstellen en innen van huurfacturen, bewaken van huurachterstanden en het doorvoeren van huurverhogingen. Wij verzorgen daarbij heel het incassotraject, zelfs tot aan de eventuele inschakeling van een gerechtsdeurwaarder. Dit zijn alle financiële vastgoedbeheertaken die wij uitvoeren: • Huurfacturen verzenden en incasseren, inclusief de financiële afhandeling. • Periodieke administratieve huurafrekening verzorgen. • Bewaken van betalingen en huurachterstanden. • Verzorgen van eventuele aanmaningen (zelfs inschakeling van een gerechtsdeurwaarder). • Verrichten van betalingen met toestemming van de verhuurder. • Verzorgen van huurverhogingen inclusief schriftelijke kennisgeving. • Administreren en doorbelasten van gemeentelijke belastingen aan de huurder. Technisch vastgoedbeheer Bij technisch vastgoedbeheer ontzorgen wij u bij het onderhoud van de woning. Dit gaat verder dan alleen een lekkende kraan. Zeker bij grote wooncomplexen zijn er veel toeleveranciers waarmee servicecontracten onderhouden dienen te worden. Onder technisch beheer vallen zaken als brandveiligheid, onderhoud, facility management en energiemanagement. Uiteraard zorgen we dat alles voldoet aan de juiste wet- en regelgeving. Dit zijn alle technische vastgoedbeheer taken die wij uitvoeren: • Aanspreekpunt voor alle onderhouds- en herstelwerkzaamheden, klachten en storingen. • Verrichten van (periodieke) inspecties en inspectierapporten opstellen (maatwerk). • Offerteaanvraag, opdrachtverstrekking en controle op uitvoering onderhoud. • Servicecontracten vergelijken, afsluiten en onderhouden met toeleveranciers (gas, licht, water, e.d.). Great experience - fantastic services
I let my apartment to be rented out via Rotsvast. Already during the introduction meeting I have been impressed how professional and well organized the employees of Rotsvast are. Hi All! I am an expat from Hong Kong and my experience with Rotsvast is quite pleasant. I wish to find an appartment before I arrive the Netherlands so I am trying to look for an agent who can do the entire process through internet. Everything is quite smooth (e.g. contract signing, video viewing and inspection report. )
And one thing good is that the agent Shirley is willing to arrange check in with me on a Sunday, in which I really appreciate.
