Customers frequently praise the platform for making relocations significantly less stressful by conveniently covering expensive security deposits in exchange for a manageable fee. People also state that the entire digital application procedure is exceptionally fast, completely straightforward, and remarkably user-friendly from the very beginning to the end. THANK YOU OBLIGO

Spartan Property Management had them pay for damages the house already had including "professional" cleaning that wasn't done before we moved in yet they expected us to have that dump professionally cleaned. Obligo read our formal disputes and offered a discounted price after they paid Spartan in full, which we deeply appreciate and accept Obligo's offer.

Easy peasy!

Super easy! I securely linked one of my bank accounts and was approved instantly. I paid a non-refundable fee equal to approx one quarter of what my deposit would've been and that was it. No deposit!
Definitely worth checking out.

Charged me a $2k move out fee and I hadn’t even moved in

I worked with Obligo to handle a holding fee for a house I was considering renting through Real Property Management. About a month ago I paid said holding fee and took a look at the house. I loved the house and told my RPM account manager I wanted to move forward. Here’s where the issues began.

The first problem was the rent. Online the house was listed at $1199 a month. After seeing the house and paying the holding fee, the monthly rent suddenly jumped to almost $1500 a month. When I asked why, I was sent a list of 7 differently named fees to talking $280 a month that would be added on top of the $1199 rent. I immediately told RPM I would not be moving forward with a company that uses such false advertising and dishonest marketing tactics.

I reached out to Obligo to see if there was any way of getting some or all of that holding fee (of $500) refunded seeing as how it had been less than 2 days since I paid it and how the house was still listed online as for rent. (Strange way to hold a property) My account manager with Obligo said that they absolutely would refund the money as soon as RPM closed my account on their end.

Once the account was closed, however, my obligo rep would no longer take my calls nor respond to any emails. A few days later I got an email saying that in 2 weeks I’d be charged a $1900 MOVE OUT fee for the property and requesting a payment method. I immediately reached out to obligo ti remind them that I never lived in the property, never signed a lease on the property, and that they had no right to take this money. The rep I spoke with said they would immediately escalate my case to fix this.

I’ve called 4 times since then to verify this had been resolved so that I wouldn’t be charged a $1900 move out fee on a property I never moved in to. That was 2 weeks ago. Today I got an alert from my bank that Obligo was trying to charge $1900. Thankfully my bank isn’t a part of this obvious scam and they immediately blocked the charge. When I called obligo to try to resolve this I was told I would need to pay this before I could speak with an account manager. At this point I hung up.

So, if you don’t want to pay $2000 to move out of a property you never moved in to and never signed a lease for, I would not work with Obligo

Beware of this scam

It's important for everyone to understand that this company's promises and statements do not obligate your landlord in any way, and once you opt "in" you can't get out. Months after I paid my security deposit and moved in, Obligo reached out using confidential information available to them only because they were in some way connected through the landlord's payment processing company. They promised that if I signed up, my landlord would refund my security deposit. After signing up and paying the annual fee, the landlord wanted nothing to do with this "service" and would not refund my deposit. So I paid for nothing. Nearly a year into this mess, including 10+ demands for a refund and to get out of the scam of a non-existent "service", Obligo refuses to take action. According to them, the landlord, who does not acknowledge Obligo as part of the relationship here, is the only one that can cancel this service. Very soon, I will be cancelling my checking account to put an end to this nightmare and contacting the Attorney General's office. Beware: this service may work before you get in the door (I don't know), but it doesn't work after, and Obligo is absolutely predatory in their refusal to solve the problems that they created through false advertising and misrepresentation.

I genuinely love Obligo. Moving made so easy. Before you apply just make sure you do have the amount of your deposit in your account in order for them to verify that you could handle the deposit on your own. After it is verified you will only have to pay maybe a $200 for their services. This is the best company to help you save money.
