I have found some really nice tenants through Avail and their website is easy to use. I will continue to advertise through Avail A++
Is it easy to use but didn’t get any tenant leads from it, which is what we wanted. Same listing on Zillow generated lots of leads.
The leads are not all good, the quick reply I want more information everyone clicks on it, they do not tell you want they want to know! Most people do not read the whole ad, make sure you tell them everything about the least terms. Avail is a great listing site, make sure you check it out your leads one or twice a day!
Found it very cumbersome to use and to check back for messages an edit listings
So far not real impressed I was able to input my property information, but so far have only received 2 responses in the lst couple weeks trying to rent it out. Seems the sources you post with are not popular in Idaho Falls.

Tried to post my home for rent but was unable to complete the posting because verfication requires last 4 digits of social insurance number which I don’t have as a Canadian so unable to use the platform. Disappointing.

First time working with a Landlord who uses a company, that reports rent payments, to the credit bureaus. I am currently on my second lease.

We can’t get through to anyone at Avail. We’ve tried calling and sitting on hold for hours, requesting a call back, submitting a support request, and emailing them. We were landlords with them and can’t access our tax documents.

Avail.com is one way to get your payments processed hassle free. This service gives me reassurance my payments have been securely received while keeping me reminded of mmm transactions completion via email. Their Customer Service team are very helpful and knowledgeable with every step needed to make payment - or answer and resolve issues. It’s a win win.

Excellent experience! I’m a landlord self-managing a rental house and avail is my go-to platform for property management. I love the flexibility and options.

I paid for a subscription that produced no results. I asked for a refund and they said those are not given. That's a sign there that they are used to getting complaints. This is a waste of time and money. Don't use them!

Avail is an example of a small company that built a great product for landlords, but then got acquired by a larger company (Realtor.com) that more than doubled prices and destroyed the excellent customer service. Phone support used to be great. Now their phone support is not available during published times and I have been on hold today for 90 minutes. Also, AVAIL charges $9/month per rental unit (highest price I've seen) and yet I discovered that they've been overcharging me (not hard to do the math) ever since I removed a property from their site almost a year ago. When trying to alert Avail of this error, I haven't been able to get a reply from them by phone or by email. For a small landlord who wants an economical, efficient way to collect rent online, I recommend you look elsewhere.

Updated to 3 star - after posting here, I finally did get a response and they adequately addressed the issues. Hopefully this is not an ongoing thing as this was literally the first contact I needed to make with them. -----
IMPOSSIBLE to contact customer service. Landlord trying them out as looking to get online service/payments. Very first payment Tenant had problems paying and my attempts to contact their "support" was a joke. Literally stayed on hold for more than 1 hour two different times with no answer. Left number for callback 2 times with no response and tried email/chat support with no response. They say they have "fast processing". Tenant pays on day 1, they do not show it "withdraw" until day 3, then shows it supposed to deposit to my account on day 8. Horrible.

this property management company has no standards for their owners. They do not monitor the illegal actions of landlords and serve no useful purpose except for the landlord to hide behind. According to the owner, they do not forward the messages however, the owner is zero integrity so who knows? I requested a copy of the contract and received no response. This is in regards to Dynamic Synergistic Solutions and specifically the property located at 27272 6th Ave., Gill, Co. Aligning this company with a slumlord makes your company guilty by association. The owner blamed Avail for her lack of response to the illegal conditions.

Avail has been a great tool for managing my rental property. I enjoy the easy and intuitive user interface and the simplicity of adding, screening, and managing tenants.

Landlords, Be Aware.
There is a serious fraud scheme going on the Avail platform where a former tenant can dispute a legitimate payment after moving out and Avail immediately pulls the money from your account with no notification, no verification and no request for documentation.
If a tenant can simply click dispute and Avail automatically drains the landlord’s account, this platform is a major liability. It provides ZERO protection for landlords and hands all the leverage to dishonest tenants.
Avail is not a safe system.
If you value your money, do NOT trust Avail with rent payments, you can lose funds instantly without any due process.

Update:
After posting this review, Avail responded with a generic explanation about their ‘process’ I need to make this very clear, their reply is not accurate in, in fact it’s misleading.
For starters, Avail did not notify me of anything, either being a dispute, or a temporary hold, totally nothing. The money was simply pulled from my account with zero communication. If there is supposedly a ‘process’ landlords are not included in it. No email, no warning, no request for documents.
Your customer support also admitted that the billing department cannot be contacted directly and that there is no timeline at all for a response, it can be weeks or months, no one knows. That means landlords are stuck waiting for weeks while their money is taken. I saw another landlord’s 3months of rent was taken for the months that are in the middle of the lease. That is not a fair or transparent process.
If what you claim were true, the landlord would at least get a notification saying, ‘A dispute was filed, we are temporarily holding funds pending review’ But nothing like that happened. The money was just removed.
This situation is unacceptable and this will be reported to the respective authorities. Avail needs to stop pretending that landlords are protected here. We are not. The platform leaves landlords in the dark. That is the reality, it’s totally a fraud.
