We booked a pre-completion inspection on a 5-bedroom house and if I'm honest it doesn't seem great value for money. While I appreciate that it is not the responsibility of HomeSnag to communicate booking timelines with the site, they made zero effort to make the inspection run smoothly. Our plot in particular was the last of a row of houses, so it was separate from the ongoing works surrounding. The site manager for our developer requested the surveyor call him the morning he arrived but this didn't happen he simply let himself into the property whilst a trader was inside finishing off a job.

The snags highlighted were helpful but the large majority were confusing and left to the imagination, for example, the washing machine plug wasn't powering on because it was on a switched socket above, however this was left as 'confirm washing machine plug' - The same was for the fridge, it's on a switched set of sockets but the reporter advised none of them are working.

A few other examples to highlight are the external light was marked as 'confirm if operative' but it was operative with an LED bulb which to be fair, is hard to see in daylight.

Lastly a strip of cut off wiring was left in a cupboard, which wasn't live. This was marked as RED meaning it was sigificant, it was merely just an end piece left behind it was in no way connected to anything. Again leading back to the lack of willingness to engage with site the surveyor texted me telling me the wire is there, and may be live but he couldn't see anybody on site to tell? I find it hard to believe as there is a large presence on site and the site managers contact information was on file.

On reflection it is good to have somebody check over the work, that said it is only IF both parties are willing to communicate together. I'd say a lot of the highlighted were over-exaggerated to create a larger list and justify the price requested. If I was to purchase another new build in the future I'd most likely still use a snagger but it wouldn't be HomeSnag.

It definitely caused a lot more stress 7 days prior to us moving into a house I'd be led to believe had a ton of problems, when in reality it was merely an on-and-off button hadn't been pressed.

Daryl attended to do a post completion survey for us. Credit to the business, very informative patient and nothing was a bother in our just moved in mess! Survey emailed on the same day so we could get straight off to the builder. Highly recommended. (North east of England)

We chose home snag as we seen on social media. Booking process was seamless and there was no bother on changing dates due to completion. The report was thorough and very well detailed. I can not fault any of the process The pci have put us at ease knowing the horror stories out there. We would definitely recommend home snag without a doubt. Initially Homesnag was recommended by my daughter who bought her own new build home several years ago. Amongst other issues, They highlighted the upstairs floors that had been incorrectly built to the current Building Regulations Specifications in her family bathroom, as a result this was rectified by the builder at no cost to herself, bearing in mind this was under a Amtico vinyl tiled floor and involved the majority of wall tiling and bath paneling be removed and relaid, saving her thousands of pounds It’s not the obvious right in front of you that may be an issue!
That one issue was worth the cost of the inspection.
On my own house the inspection was carried out with extreme professionalism and the knowledge of Tom on building regulations and standards was second to none, his highly detailed reports including room by room photographs, aerial footage of roofing shows exactly where any potential problems could be.
Each snag is referenced to its building regulation so the builder knows exactly where it is and to what standard/specification should be achieved.
From your Inspection on day 1, to receiving your highly detailed report on day 3.
It is definitely worth paying the price of Tom’s expertise for your peace of mind, knowing how much you spend in your property investment.
I’m now in a good position with referenced building regs to the snags found!
I wouldn’t even know most existed until it cost me money to be rectified after my warranty had expired.

Great service from Marius at HomeSnag at the end of July when we moved into our new build. Having been here before we knew how to find the small snags, what we needed was someone with the expertise to find the ones we could not. Marius was spot on in his inspection and knowledge. With the inclusion of our snags we had a list of over 100 items for Taylor Wimpey to fix and with the Home Snag report little to know pushback from them. Given the cost was .1% of the house price, you would be silly not to spend the money. Items like heating plumbing the wrong way around, brickwork banding and loft insulation issues were key major red items and are all in the process of being fixed. Marius was with us for over 4 hours and did a thorough job. We also got the thermal survey which again showed up both heating and loft issues. Do not delay - use the team for your new build and move forward with your builder in confidence.

What made this company stand out was the initial contact. I was given a lot of useful advice about the part a snagging survey plays when purchasing a new build. This was in contrast to some of their competitors, some of whom didn’t bother to responding to an enquiry.

However all the comms were good, I happened to be at the property when the rep attended and he was quite happy to explain some points to me, although I left him to get on with the job. The actual report turned up promptly and very sensibly it was in two formats, a spreadsheet simple style plus a pdf with photos. This mattered to me as it meant I could easily order the points. It gave me the confidence to have a sensible conversation with the developer about the snags and the timescales to fix.

Brilliant service by homesnag, the survey was so thorough, so much more so than the home surveys we’ve had for older houses at the same cost. Daryl was friendly and talked us through the major issues explaining what was wrong and why, he must have spent over 5 hours at our house checking everything thoroughly. Later that evening (a Saturday) we then received a 54 page document detailing all the findings meaning that we could forward it to our developer within their 48 hours reporting deadline. We would definitely recommend this company and would use them again if needed

Quick and easy process from booking the survey to getting the report. Was kept up to date that they gained access to the house. Was also emailed the report the same day of the Pre Completion Survey. The report was very thorough and detailed, included photos of the snags they found, as well as photos of other checks that they had done that passed.
