Constant harassment over several days even after they have been informed this is the wrong number for the client they actually want to speak too. Still continuously ringing texting me for 0 reason and acknowledging it’s the wrong number yet carrying on. Totally ridiculous company.

Started speaking to Smith regarding a property in Newbury Park. Communication was very slow, all my questions weren’t addressed. I still put an offer in, the offer was then negotiated as slow as possible and finally when accepted I was asked to email the offer. I’ve waited all weekend and now they’ve received a better offer and told me the property is off the market. Cowboys, I would avoid at all costs!!

I had a mixed, but overall disappointing experience with 99 Homes.
The main appeal initially was the advertised £99 fee, but in reality, it works out closer to around £200 per month if you want your property listed across the major platforms. In a strong market this might be worthwhile, but in the current slower market conditions, the ongoing monthly cost didn’t feel justified.
I stayed with them for about 10 months and spent roughly £2,000 in total, without successfully selling my property. During that time, I received 19 enquiries but no offers. A number of viewers didn’t seem genuinely interested, and 5 didn’t even turn up, which raised concerns about the quality of leads.
There were also some limitations that I didn’t expect. I wasn’t able to fully control the property description, as it was edited by their team in a way I wasn’t happy with. In addition, potential buyers have to go through 99 Homes to access seller details, which made me question whether all enquiries were being passed on transparently.
Communication was acceptable, and the team did try to persuade me to stay when I decided to leave, but by that point I felt it wasn’t working for me. After switching to a local high street estate agent, my property sold after the third viewing in two weeks.
Overall, while the concept may work in a more active market, it didn’t deliver results in my case and ended up being a costly and time-consuming experience.
UPDATE: This company’s behaviour is malicious, and their operations are highly misleading. Here is the exact timeline of how 99home treats its customers over a £283.10 transaction:
Thursday (April 23, 5:30 PM): I purchased a commercial listing for £283.10.
Friday (April 24, Morning): Realising an EPC would take too long, I called to cancel (less than 24 hours later). They tried to coerce me into staying, offering to arrange the EPC for me "so I do not lose out on the 13% deduction." I declined and requested a full refund.
Monday (April 27): I emailed to follow up. Their Compliance Team replied promising an update from their manager "by tomorrow."
Tuesday (April 28): The promised update never came. Instead, their "Assistant Operations Manager" emailed me, ignored my legal right to cancel, applied the 13% financial penalty, and demanded I hand over highly sensitive property deeds just to process the refund.
Wednesday (April 29): Still no refund. I left this 1-star review. Instead of processing my refund, they replied twice. They dug through my private customer emails, took the link from my email signature, and publicly posted my completely unrelated retail business below to try and shame/intimidate me.
A quick LinkedIn search reveals that the "Operations Manager" demanding my highly sensitive UK property documents is actually based in Gujarat, India, despite using UK phone numbers. Demanding UK property deeds be sent to an offshore team just to process a digital refund is a massive data security red flag.
Let me quote their exact email refusing my refund:
"We kindly request that you provide... specifically the proof of ownership... Once we receive and verify this document, we will proceed with initiating your refund... Please note that: A 3% deduction will apply to cover the Stripe processing fee. An additional 10% deduction may apply if a discount code was used."
Here is exactly what you can expect if you use this company:
Coercive Financial Penalties: They use their hidden 13% penalty to stop you from cancelling. When you refuse, they punish you, despite rendering absolutely zero services.
Offshore Data Grabs: They refuse to process a refund unless you surrender highly sensitive property deeds to an offshore team.
Weaponized Data: They will post your private customer email signatures publicly to retaliate against you.
AND STILL NO REFUND. I am filing a chargeback. When I spoke to them on Friday, they actually tried to intimidate me by stating they "always win against chargebacks." UK consumer law (the 14-day statutory cooling-off period) overrides buried website T&Cs. Save your money and your data -AVOID, AVOID, AVOID!
