We were in a let managed by Woodlands for about 18 months. The experience was quite negative. The key issue was a lack of responsivenes. The letterbox broke, and it took them 8 months to get someone to fix it. That meant we had a draught coming into the house all winter. The landlord’s family also had mail delivered repeatedly to the house, which we had to hang onto for months at a time because no one would come to pick it up. The final negative experience was that they stung us with several hundred pounds of penalties when we left. Some of this was cleaning fees (we had already paid for a cleaner, so this was frustrating), but also the tiny patio next to the house had some leaves on it. Woodlands insisted we pay another £60 for a gardener to brush these up. We said we were still in the area and could do this, as it would take 5 minutes, but they insisted on charging us. In general - not responsive, and we felt like they were keen to wring money out of us.

Stephanie Tully is a very professional and dedicated property assessor. She visited my house twice for routine inspection and every time the communication was brilliant and the inspection was complete and non intrusive. She is always willing to listen to observations and tries to find solutions to potential problems. I fully recommend her.

We rented our property for over eleven years, and for most of that time everything was straightforward. When Woodlands took over the management two years ago, we continued to pass every six‑month inspection without a single concern raised.

However, the moment we gave notice, the experience deteriorated sharply. The agency shared our personal contact details with multiple contractors without our consent or even the courtesy of prior notification. We had people knocking on the door unannounced and calling to arrange visits we knew nothing about. It was intrusive, unprofessional, and entirely avoidable.

When it came to the return of our deposit, the landlady—via the agency—attempted to claim funds for improvements that clearly fell under betterment and were wholly inconsistent with the terms of the tenancy agreement. Only through persistence did we recover our full deposit, and that was certainly not thanks to the agency’s support.

Based on our experience, I would not recommend this agency to tenants.

I have dealt with two or three letting agencies in the past, but without question, I find dealing with Woodlands Redhill by far a pleasure to work with and to communicate too.
Samantha, Chris and the rest of the team are both friendly and empathetic.
Always polite and accommodating regardless of the Issue. They'll always answer calls and emails, If not rest assured, a callback or reply is just minutes away.
I suppose it's one of the main reasons I've continued dealing with them within the same amazing property.

My wife and I are both overseas landlords with just one rental property each; hardly big time. But as you can imagine, managing our investment at a distance can be a challenge. That said, our 15 years with Woodlands have been worry-free. Sure, we've had the occasional problem, which is why safe hands are needed. They have always been provided by friendly and competent management and staff with whom we have developed a level of confidence bordering on a family relationship. We just drop in for a chat when we visit. The business side looks after itself. Other than a free beer, what more could you ask for?

Beware! They cannot be trusted!! They are good at making false promises, which they never fulfil. They misrepresent properties. They lie, and no transparency! I purchased a property through them, they failed to disclose various repairs required to the property, also failed to disclose the hidden damages! After I got the keys, I found the property in a absolutely filthy dirty condition, with so much rubbish, clutter, empty vapes, used condoms and drugs substances!! Worst of all, the seller left dog poop all over the garden! Surely the estate agents knew about all this, as the estate agent mentioned that seller is a close client of theirs! I chased them up for 2 whole weeks, only got false promises and fobbd off. In the process of taking legal action against the fraudster seller and these estate agents, both equally liable!! read less

Well all was going well at the redhill department untill I said I was moving out that's when all problems started coming my way from them trying to charge me extra rent for not being there.
Accused of leaving the property a mess when I spent a whole day cleaning the property with someone whos a cleaner by trade
Now saying something is broken when nothing was
When I moved in the place was not tidy I was told no animals lived there previously but found dog toys and hair all over the flat
Water pressure was crap and nothing was sorted I've complained about the built in oven falling out while cooking and again nothing was done
Would never use this company again and I suggest you go somewhere else

What can I say, as a buyer do not expect any customer care what so ever. Its pretty obvious as they are not getting any money off you so they really have no interest in helping you. We started off meeting David Jeffrey who was very nice, knowledgeable and friendly but he had literally just sold his share in the business. Director Simon Ley is arrogant bordering on rude. If you need a response , he replies 3-4 days later or rings you after 5.30pm, if you miss the call you cant ring back as the office is then shut so you wait another day. Picking up the keys the office staff were pleasant especially Lynda. They said if you need anything please do not hesitate to ask. Arrived at new house, boiler didn't work so rang the office to ask if they could ring the vendors to see if it was something obvious that we had overlooked. 3 days later nothing. Best of luck if you are buying a property from Woodlands. Read trust pilot reviews not all the 5 star ones on their webpage which are probably written by them selves.

Judgemental letting office

I have been in desperate look for a flat and constantly messaging and asking for information about properties advertised ,

Every-time I will get emails and as soon as they ask a bout my history I have always been open and honest and then that’s it no more communication nothing but they will still reply to any email I send to enquire about other properties

Woeful. A condescending and arrogant approach to anyone who is going through a difficult time.
The head of lettings in Redhill should be sacked. This company used to have a great reputation. Avoid like the plague, look elsewhere!

Unfortunately, I had an extremely disappointing experience. I met with numerous real estate agents in Horsham and the surrounding area, but this company's staff was a complete waste of time with their indifference and failure to provide clear answers to my questions. They kept me waiting for 13 days for a house and then didn't even provide a reasonable explanation, and they didn't even bother to respond regarding another house I inquired about. They are highly unprofessional and don't even show basic respect to the person in front of them. At least, they could have courteously answered the questions asked. But sadly, that's not the case with them. I'm sorry, but I wasted £200 deposit for nothing. Having a place to live is not guaranteed. At the very least, this fee should be taken after verifying the documents. Taking the money and giving a negative response the next day is unacceptable. Trusting this company would be a waste of both time and money. Avoid them.
