Almost 3 months - still waiting for an Appointment

Reported a window stuck open to Lambeth - almost three months ago. Told them to put 'Crank Window' on the job.
1st Job - appointment 3 weeks later. On the day, Wates closed it as 'completed'. Without anyone coming!
Reported it 2nd time - nice person came but didn't know crank windows. Promised a callback - never happened. Job was closed again.
Reported 3rd time. No appointment. Nothing.
Made formal complaint to Lambeth. Appointment in three weeks time. 15 Jan.

Avoid at all costs

I would not even give these 1 star but had to give 1 star to leave a review.
They have no respect for elders they are cocky,liars they eitheir damage what electrical euiquipment they install and lie to customers knowing dam well they lie. Their attitude towards vunerable women in bungalows is discusting.
They leave electrics unsafe or break what they install. I'm bringing in trades n standards in new year to look at their work. They as bad as for housing and seem to enjoy making vunerable /mh tennants life a misery. My doctor has requested elsewhere for shower what is half decent to help with medical problems and these cowboys won't be installing it. Wanted to upload photo of shower and how it's not sealed off properly very dangerous as water and electric don't mix.never known a firm as bad

Cowboys and Salesmen

They are currently responsible for Citizen Housing Association tenants updates to bathroom and kitchens.
Wates are salesmen. They will sell you a dream and that dream will turn into a nightmare.
Wates are a company that is more than happy to install or create defects and don't have any intentions to rectify them. They are more than happy to apply paint that is not water based or wipeable within your bathroom. Ive wiped half the paint off already. If you know anything about decorating sanding down anything before you paint is a standard practice. This isn't theirs. Standard process of decorating are missed due to laziness and when you mention it they will dismiss you or make out wanting a defect free bathroom is unreasonable.
If you value your hard earned money please spend it with someone who actaully takes your concerns about your property seriously. The fact that they are contractors to Housing association should inform you of the type of quality they install. Who is ever satisfied by social housing standard? They dont even want to meet those.

Pleaae spend your hard earned cash elsewhere.

I wish I could give them a zero star

I wish I could give them a zero star. Scheduled maintenance been changed several time. Finally schedule for 10th December 25. Received two text messages that engineer will come between 1pm to 5pm. I had to take a day off annual leave for this. Engineer did a no show and no courtesy call or text to even let me know the reason for this no show. Poor customer services and a terrible company. Sadly they service most council and housing association properties. They are just a bunch of scammers who probably on contract and already paid by the council and housing associations so not even bothered to do actual work. Many times I have found guys in Wates van loitering around near our place which are properties mostly rented by council and housing association tenants. For hours these guys parks and sits in the van and then drives off. Most likely what they do most days. Clocking in time and not attending to jobs. Having lunch breaks after sitting in the parked van for hours then come back in their van after a long lunch break. Loitering again in the van parked probably close to where their jobs were supposed to be so that the trackers pick up that they are at job sites and then at the end of day may be writing B.S. reports to cover their tracks and attending to jobs another day. That way it could be the company also logging on multiple visits to keep their contract targets. It seems that this company and its workers are all rotten to their core. Corrupt organisation and workers. When they do come around they fob you off. Really disgusting behaviour. I have lost one day annual leave due to them. There seems to be no accountability on their part and surely no consequences. I will let the housing associations know that they are just time wasters and I am not prepared to wait for them. It’s the housing association property but I will rather pay some private contractor to do the repairs which will be cheaper than me taking unpaid leave as I have used my very last day waiting for these idiots.

If I could give this company a zero

If I could give this company a zero, I would they attended my neighbours property above lied and said that they knocked the door instead they just put a card through and has the best part. I caught it all on camera. This will definitely be being sent to their head office because this is unacceptable. They are liars. Every time they use their wet room, I get flooded. They keep on making excuses when all they need to do is lift up the flooring and secure the plumbing. They’ve gone three weeks with no bathroom facilities and they have a disabled child in the property and then they have to cheek to reschedule the appointment for the 9th of January. That means they will go almost 8 weeks with no bathroom that is not fair they are lazy.

My block of flats has been in a poor…

My block of flats has been in a poor state for years, a neighbour has had issues for months in regards to the roof leaking and causing damage to his flat every time wates patches over the roof only to make the matter worse. It was decided that the whole roof was to be replaced, the day after it was signed of my flat as well as others was flooded out causing damage to my bedroom and front room my furniture has been damaged and i am currently staying with a friend. I have had nothing but excuses from them and the housing people.
They really are a load of cowboys but as it is not there home they just dont care.

Wates do not even deserve a star .
They leave customers waiting in when they have booked appointments in advance.
They never turn up for a repair and always make excuses why they dont show up . This company needs to get rid off .

They Came, They Looked, They Said ‘Not My Job’ – A Trilogy”

They don’t even deserve a Star. Wates has been a nightmare. Months and months trying to get my staircase fixed and nothing has been done. They kept sending different “cowboys” who all said “not my job” even though they were booked specifically to do the job. Every visit was pointless — just passing the issue on to the next person.

It’s a joke of a company. No communication, no responsibility, just wasted time. Their 80% 1-star reviews say it all. Avoid them at all costs.

Terrible company me and the wife…

Terrible company me and the wife cancelled a night out so this company could come in and look at a damp problem in or flat on the 17/11/2025 between 1pm till 5pm guess what wates again did not even turn up so again my wife rings wates only to be told by another rude woman staff member saying you will have to ring back tomorrow nothing I can do. So all my wife said was blo**y hell and for no reason to women said there's no need for that language. I really do think she said this to get out of a sticky situation and turn the tables around. Because she didn't know how to handle the call. I think wates needs to start a training course for some of its staff members asap. I have never seen a company with so many rude people taking the calls from members of the public. Wates you should be ashamed of yourself. You guys make the appointment we had to cancel or night out to stay in a wait yes wait yet again for nobody to turn up. This is not the first time this has happened it happens every time. Unprofessional company let's see what they say when I call them today.🤔🤔🤔🤔🤔🤔I wont hold my breath and wait for them to turn up again only to be disappointed yet again 😭 😭

Appalling Communication

Wates have been commissioned by Wolverhampton Homes to renovate some blocks of flats; I am a tenant of one of the flats; I have found Wates to have complete disregard for the lives of the tenants of the buildings they renovate; in fact, I have come to the conclusion that they don't think the have lives.

On two occasions, I have been given less than 24hrs notice that I need to stay in my flat, or, stay out of the flat as asbestos is being removed from the communal area. I completely understand why this is a safety precaution, however, I think being given less that 24hrs notice is disgraceful and unacceptable.

I project such as this must need weeks, even months, of planning; I can see no reason whatsoever why more notice can't be given.

After the first instance, I expressed dissatisfaction to the Site Manager, who answer my e-mail with honeyed words, but, clearly they had no real meaning to her.

In my role, I teach Leadership and Management upto Level Five (Foundation Degree Level); I would be happy to provide teaching to Wates on Planning and Communication, should they wish this.

very disappointing experience…

I had a very disappointing experience with this company. A worker showed up at my place without any prior notice, claiming to come for a job I never requested or was informed about. He didn’t explain what kind of work he was supposed to do or what materials or chemicals would be used.

When I asked for details — especially for safety reasons, since I’ve recently been ill — he insisted that I should move all my furniture, clothes, and items myself before he could start. I clearly told him I was not able to do that for health reasons and that children would soon arrive home, so this was not an appropriate time either.

Instead of showing understanding or professionalism, he simply made some phone calls, stayed parked for a while, and later I received a message saying “the job is done” — even though absolutely nothing was done.

This behavior is completely unprofessional, disrespectful, and shows a lack of communication and responsibility. If this company works with public institutions or contracts, they should be monitored more carefully. I cannot recommend their services.

Absolutely clown of a company

How on earth can this cowboy of a company still have any contracts at all nevermind with huge housing associations?! This shower after a large heavy kitchen door falling off and hitting me on the head a month ago theae crooks booked me in for last Monday 27th October. At least that time they phoned to cancel. Although pissed off having already waited 3 weeks last week I accepted another appointment for today 3rd November but made it clear todays appointment must go ahead no messing around and I was assured there'd be no problems. So it's hitting 5pm and I phoned them to be told more lies of they'd tried to phone me BS!! The first clown actually put the phone down on me and the second clown was a giggling little girl. Funnily enough though both calls I recorded and will be phoning housing association in the morning with the recordings and putting in a formal complaint. Have to say they also don't give 2 hoots about residents so will be emailing my MP (who's just as useless!!) this evening. Wates have given me another appointment for 26th November!!! Kitchen doors are hanging off and dangerous. I've been in this house for over 20 years and the kitchen was in a state when I originally bought the house. So it's long long long overdue a refurb but they're so tight in doing anything it'll probably either kill me stone dead when the next door falls on me or I'll be here another 20 years. This review though is about Wates, this company I'm surprised is even still going with he lies, incompetence and zero customer service. The second clown I spoke to sounded about 14 and literally giggling and I think she thought I was joking when I told her the call was being recorded. She'll soon see tomorrow when I contact housing association. There's nothing good about this company at all and they're obviously paying monkeys to behave wild and feral like we get spoken to when we call. I hate calling them and luckily I rarely do but christ this company is beyond bad. I wonder if the housing associations that employ these clowns actually see any of these reviews? Maybe the need to start to and a little job for me to ensure they do!! Poor poor poor poor poor!!!!

Horrendous!

I am not going to waste any more of my time on this review, concerning Wates Living Space, than absolutely necessary, these people have unfortunately been in my life since beginning of June '25. Rude, incompetent, arrogant, condescending and outright liars. Our case is now in the hands of the Housing Ombudsman. The end can't come soon enough. We have to wonder about who's pockets are being lined when a company with such bad reviews continues to get contracts with Housing Authorities in order to do refurbishments...

unprofessional

Wates seems to take out their frustration with our housing association by booking jobs, only not to turn up or cancel 10 minutes before they were supposed to show up. Very frustrating and very unprofessional - its not the tenant's fault that their contract is up..

Glenford the Friendly and Extremely Professional Plasterer

Glenford the friendly and extremely professional plasterer came to plaster my bathroom wall this morning, ready at the front door with his friendly face & overshoes in hand (I really appreciated this, as my carpets were cleaned at the weekend, saved me the awkwardness of asking!) Shows his professionalism from the get go! Glenford kindly explained what he would be doing & then he got to work. In finishing, he asked me to take a look before he left, Wow! Job done to perfection! My wall looks fantastic! So Neat & tidy & he even put some seal around the bath/floor area as this had came away - with wear & tear. I really appreciated this. Glenford has gone above & beyond, I would trust this man in my home to work Anytime. Glenford is an asset to Wates! Thank you Glenford, Absolute legend of a man.

Winston Wellington came over to fix an issue in my house and did an excellent job. He was quick, efficient, and professional throughout. Very reliable and a genuinely good man – I highly recommend him!

Avoid

Hello,
Id suggets staying away from finsbury park department currupted managers whose aim is to hire and fire, under pay workers ,dictate and threaten there own workers , stay away from choosing wates to help you the workers are under deep stress due to dictator workmanship.

NEEDS INVESTIGATING.

Horrible service!! Shocking!!!

Horrible service!!! It’s shocking the way they are doing their jobs..poor poor service! They was today in my property and was doing a drainage in garden… no level been done for drainage, flags been cutted horribly/ not straight.. some of them been cracked, corners damaged and actual flag is bouncing!! What’s going on???? Is it actually any management there??? Where is Council surveyors?? … and it’s not even ending there, they also was snacking in my garden and left rubbish empty cans of fizzy drinks and crisp packs!! Really, are you guys kidding me ???
This will be reported in higher instances!! Actions will be taken immediately!!
