My experience with Urban Splash in Manchester has been extremely disappointing, both in terms of letting agency service and building quality. I unfortunately lived at Keepers Quay for one year and couldn’t leave fast enough.
The heating and boiler system in the flat we rented were rated “very poor” on Manchester City Council’s EPC report, resulting in winter heating costs of around £300 per month. Property management later confirmed that all the windows in the building had been incorrectly installed, but remedial work was considered low priority due to numerous other structural problems, including leaking skylights and poor insulation. We were paying to heat a building that couldn’t retain heat, literally pouring money out the window.
The property retained heat very poorly, remaining only 3 to 4°C warmer than the outside temperature without continuous heating. When the heating was switched off, the temperature dropped back down within an hour. On several occasions, we returned home to find the flat at just 2°C inside.
There were also multiple build-quality issues, including unfinished ventilation vents that let in cold air, cracked or poorly installed external tiling that allowed draughts through the walls, and wooden ceiling panels that leaked sap and cracked loudly as the building settled.
When moving in, we encountered around ten maintenance problems immediately, followed by an average of two new issues per month. Repairs were often described as temporary fixes. In one case, an electrician unfamiliar with the lighting system left several lights non-functional for the entire tenancy.
Communication from Urban Splash was inconsistent and often slow. Several issues that should have been addressed before move-in, such as a bedroom door that did not close, a broken oven, poor cleaning, and a faulty bin room key, were left unresolved. We also received no guidance on using the Lightwave app required to control the heating system, even though this was mentioned in the welcome guide.
Sound insulation in the property was extremely poor, with frequent noise from neighbours above and below. There was also disruption from a bar beneath the flat, including loud music several nights a week. Attempts to resolve these issues directly were unsuccessful.
Maintenance requests were regularly delayed, and emails often went unanswered for days. When requesting a reference for a new property, Urban Splash failed to provide one even after three weeks of follow-up, forcing us to use bank statements instead.
Having rented from seven letting agencies, this has unfortunately been the worst experience I have had. The lack of professionalism, poor communication, and low build quality were deeply disappointing. I would not recommend Urban Splash based on my experience.

I moved into Lakeshore after starting a new job in Bristol. The Lakeshore flat was my first "adult flat" after leaving university. Christine Allen was incredibly kind to me upon my first viewing and helped quell any worries I had about moving into the building and living in the area. She gave me a clear and concise tour of the building and, throughout my tenancy, always helped direct me to the right people to contact should I have any issues. However, the reason why this review is 4-stars, and not 5, is because sometimes service people came to the flat, unnanounced, to do maintenance. I would have appreciated a headsup beforehand. Indeed, while Christine was very responsive, I often found it challenging to get in touch with the Residential Management Team. I sent a few emails, asking for confirmation that these service people had been sent by Urban Splash, which went without reply.
