Toxic mix of incompetence and arrogance
TQ Law worked on a simple transaction for the purchase of terraced house from mid February till early August. Despite prompt responses to all queries by the other side, it took the the firm considerably longer than the rest of the chain to report, complete AML checks and request a deposit. When other parties threatened to pull out of the purchase as a result of the delays, Shaunna Perkins, Team Leader at the Firm responded with “…we will not be ready to exchange for 2 to 3 working days, if this is not sufficient and the chain is going to pull as per below, do let me know and I will put my time into other matters.” I think she meant to say… please let me know…:). Toxic mix indeed

Interesting how the response from TQ law states that they are unable to locate me as a client on the system, but not that this is false- as they are able to review emails sent by Ms Perkins. Demonstrates that they have verified that this is indeed accurate.

Average experience, not great for first time buyers
We had an average experience with TQ Law. We successfully completed on our purchase, but the process was not entirely smooth. To caveat, we were first time buyers, so have no reference point of what good or bad conveyancing looks like, but the few things I would highlight to other potential clients are:
- We received no proactive communication (apart from on the day of completion and exchange, letting us know it had happened) from them. The portal used to track progress was sometimes updated without us checking in, but this is only for big milestones (4-5 updates over the whole process). This meant we had to ask for updates a lot, sometimes things had been happening and we had not been updated, and sometimes this led to an update later that day. We were sometimes made to feel like a nuisance asking for updates, once receiving a blunt email from the partner on our case for checking in on whether exchange had happened - it didn't bother us loads, it just felt unsympathetic to our position as first time buyers.
- When we chased things, they usually got done quickly, and there was also always someone available to answer the phone.
- This point is highly confusing to us and we're not sure if it's usual in conveyancing or was a let down by TQ, but we were repeatedly told throughout the process by the solicitor that they could not provide advice related to different aspects of the purchase, until the very very end, 3 weeks before our mortgage offer was due to expire, where we received a recommendation to approach the freeholder of our flat to ask for an extension on the lease due to the number of years left on it. TQ offered to act on our behalf, although warned that this would take us beyond our mortgage offer deadline and would involve fees. We could not understand why this recommendation was made at the very end of the process, when we essentially had no choice but to proceed with the sale (the seller had already agreed to break the chain to allow us to keep our mortgage offer). We had waited 6 whole months and our solicitor was aware of the lease length from the very start, we had also said that it was a particular area of concern for us (which was never acknowledged) - so if we had been recommended this earlier, we would have considered asking the sellers to pay for a lease extension. There were other recommendations made at that late stage which we had to ignore to keep our purchase - but that was the one we were most shocked about.

we became concerned because of needing everything in place for move. The reason turned out to be one of the other solicitors dragging their feet. Team remained polite and forgiving to a few emails. Very reasonably terms, kept to fixed quote. Would recommend to anyone.

TQ did a good job for me
The company responded to me quite well and got the job done, there were issues but I don't think they lie at TQs door - buying a house hasn't improved at all since i last did it in 1988, it seems the tech revolution hasn't arrived!
So I believe they did well for me overall and reasonably priced.
