Kyle, the sales representative, is very approachable, professional, and always welcoming, with a consistently positive attitude. He made us feel comfortable and supported from start to finish.

I emailed to just enquire about a property on the Branston Leas estate, Staffordshire, at the end of Dec. We were first time buyers. Tigan at the sales office was super helpful and offered support every step of the way, and we completed at the end of Jan! Literally a month all in. We were so nervous and unsure of the whole process, but Tigan was brilliant (and still is regarding and issue/support we may need) and everything moved seamlessly!
We had a great experience and have had nothing but great customer service so far. Michael has already been to do the snagging appointment and everything is booked to be corrected/tidied up also!

Glan Llyn- The worst first home experience ever! PLEASE AVOID
Dear [Customer Care Team / Josh / St. Modwen Homes] - ombudsman if you see this
I am writing to formally escalate my ongoing complaint regarding the condition of my garden, which remains unfit for purpose despite assurances and proposed remedial plans dating back to August 2025.
As you are aware, site management acknowledged that the garden required levelling and that the patio would need to be extended to resolve the severe dips and flooding issues, even saying it all needed to be ripped up and the possibility of astroturf along with slabs would be the only resolution, myself, my partner Josh customer care, site manager and main builder were all present during the Conversation. Contractors who later attended advised that the proposed works would not rectify the problem and could potentially make matters worse, And completely refused to do the work that was promised, again back in August 2025. I was informed I would be contacted with a confirmed start date for appropriate remedial works. Since that visit, I have received no further visit and zero communication.
We moved into the property in November 2024. Since then, the garden has been unusable. During winter times , it experienced extreme flooding due to the uneven ground levels and is now a mud pit, We have made reasonable efforts to improve the situation ourselves, including reseeding, however this has not been successful due to the underlying levelling and drainage issues. In July, we even sought to privately appoint a landscaper at our own expense in an attempt to remedy the problem. Two independent landscaping companies declined to undertake any work, stating that they were unwilling to accept liability given the condition and structural issues of the garden. One of these companies produced a written report detailing the defects and underlying problems, which was forwarded to you at the time. This demonstrates that the issue is not minor, cosmetic, or maintenance-related. It is a fundamental construction and groundworks issue that cannot be rectified through simple surface treatment. We should not be in a position where we are attempting to privately fund corrective works for defects that fall within your responsibility.
Even in the summer months, our very first summer in our new home we were so excited, it was not fit for use. This has been my primary concern from the outset and remains unresolved, alongside other outstanding snags.
I have been more than patient. However, we are now in February 2026 and the continued lack of action and communication is unacceptable.
I require within 7 days:
1. Written confirmation of the full remedial works to be carried out.
2. A confirmed start date.
3. A clear and realistic completion timeline.
If this matter is not resolved urgently, I will proceed with formal escalation. This will include submitting a complaint to the New Homes Ombudsman and any other relevant regulatory bodies.
In addition, should this remain unresolved, I will publicly share my experience as a homeowner with your development. I have a significant social media following across multiple platforms and am fully prepared to document and share the ongoing issues and lack of resolution. I am also prepared to attend the Buyers Hub, stand outside to make prospective purchasers aware of my experience.
As someone who works with high-value clients a
daily basis, I fully understand the standards of professionalism communication and accountability that should underpin any reputable business. As a business owner myself, I find the level of customer service and lack of follow-through in this matter deeply disappointing and far below the standard I would expect from a national developer.
This situation has gone on far too long. I expect immediate engagement and a clear resolution plan.
I look forward to your urgent response.

We moved into our house on the Snibston Mill site in Nov 2025, we are more than happy with our house. The build quality is brilliant, location for families is great, next to the Snibston collery park, which has a lovely cafe, century theatre, play area, fishing lakes, golf course, bike trails, lovely walks.
Kyle the Sales Advisor has been amazing throughout the process and his passion really shines through, even after moving in he continues to support where he can, even if it’s a friendly wave when he sees us.
The site team have been amazing and Ellis, Jo, Kaith and team have been so friendly and helpful, nothing is too much trouble.
Callum the Customer Service Manager has also been so helpful, and professional.
Any snags that we have had (minimal and expected), has been dealt with promptly.
We feel that we have definitely made the right decision moving here.
Thank you to the St Modwen team and their supply chain (who have also been great) for making the experience of buying a new build a great one.

Blythe Fields, Staffordshire
We purchased our first new-build property from Fiona at the Blythe Bridge estate, and the whole experience was excellent. She guided us through every stage right up to completion. Nothing was too much trouble — she always came back promptly with answers and clearly knows her stuff.
We chose all of our options with Joanne, who was really helpful and friendly, and great at supporting us when we were stuck on a decision.
Our home tour was with Keith (Site Manager), who showed us around back in November and talked us through the plan for the rest of the build. Before Christmas we had our home demo with Billy (Deputy Site Manager), who walked us through how everything worked and sorted any immediate snags we’d picked up. They genuinely helped us out of a few issues, which we really appreciated given that many places had already shut down for the Christmas break — and they didn’t have to.
On completion day we met with Kirsty (Customer Services), along with Fiona and Billy, for the handover. It was great to see them all and to be able to move into our new home in time for Christmas.
The team at Blythe Fields made the whole process easy for us, and we really do appreciate it. We’d definitely recommend moving here to others.

We went to the Valley rise development today to get some information on a specific plot and house type.
Joanne answered all the questions we had. She put a lot of effort into gathering the information we needed to help make a decision on the plot.

The buying experience was very good, with attentive site staff and workers.
That lasted about 4 months.
Since then a parking issue has been reported at least twice where commercial 3.5 ton vehicles are parked in breach of the covenants.
The site manager was informed but nothing has been done, ruining the buying experience for all, especially first time buyers.
This resulted in residents reluctantly having to call the police!
Sad to say the company are more concerned with selling, rather than helping recently 'installed' residents.

Communication from the very beginning has been quite inconsistent and often vague. While I understand that the merger between St. Modwen homes and Miller homes may have contributed to some disruption; we had still expected a higher level of communication and attention, particularly as our purchase sat between the two organisations during the process. I would have thought that customers like us, that bought between the merger would have been more carefully considered.
We also feel that this process has not been entirely fair, and at times we have been rushed to complete important steps. For example, we were only given one day's notice for our first fit appointment, which meant that neither myself or my partner could attend. We were assured that photos or a video of the appointment would be provided, but we have still not received these. This is consistent with the wider issue of the IT system, to which we have never had access to throughout the process. And for reference, we have only been called in for our home demo/snagging on the 8 of December, which we feel is quite close to our completion day on the 12 of December. We're hoping that this does not delay our completion day further.
Our most pressing concern, has been the specification of the house itself. We discovered by many of our swing-by's that the property was not being built to the specification originally shown to us by Mercedes. Although we are grateful that this has since been resolved and that the house will be and has been built to correct specification shown, it is worrying that this discrepancy was not communicated to us. Had we not raised these issues, nor been aware that changes had been made without our knowledge, we would have been purchasing a home that differed significantly from what we had agreed to buy.
Overall, this process has been far from ideal. We do understand that there have been challenges on your side, but we're disappointed with how several aspects have been handled. Despite this, we're looking forward to finally moving into our new homes, and we would welcome a further discussion to see whether anything further can be resolved or if any compensation may be appropriate given the circumstances.
If it even more disappointing that even now after we have moved into the property that St Modwen continue to do a terrible job. Having been promised that we would get a visit from the customer care team to address any snagging issues, it has now be 1.5 months and we have had no correspondence from anyone regarding this.
Very disappointing and would not recommend St Modwen to my worst enemy.
