I am a first-time-buyer and from start to finish, this has been a relatively stress-free experience.
Tigan and Caroline, in the sales team, have been outstanding. They have been consistently professional, approachable, and always on hand to help, which made the whole process smooth, and not overwhelming for a first-time buyer. I didn’t feel like any question I had was stupid. Despite their heavy work load, they make you feel like you’re the priority.
The build quality of the home is very impressive. A professional snagging inspection identified 65 items, but the vast majority were minor cosmetic points, which is reassuring for a new build. The build was complimented and described as ‘at a very high standard’.
A special mention to Site Manager Dave, who has been exceptional. Leading up to and post completion, he has been highly responsive, proactive, and quick to resolve any issues raised. His attention to detail and commitment has really stood out. I genuinely feel looked after.
Overall, I’m incredibly happy with my new home. This is clearly a quality development delivered by a team that cares. I wouldn’t hesitate to recommend.

We had an appointment with Kyle at Snibston Mill on Saturday.
We are looking to purchase a new home in 18/24 months and had been looking at St Modwen developments to try and get a feel for the 4 bed properties.
Kyle replied back quickly and arranged an appointment for us to discuss what we were after.
Kyle took time to show us around a couple of the 4 bed properties that they had at Snibston Mill, which they did not have show homes for.
He was an absolute credit to the company, funny, engaging and listening. Nothing was too much trouble.
He advised us of a couple of properties at a similiar development at Egstow Park and even phoned ahead whilst we were en route to let them know we were coming.
Absolutely fantastic customer service.

Joanne was very welcoming and gave us lots of useful information.
St Modwen seems to really value transparency and high quality build. It was the most engaged and excited we have been when visiting a development!
Now that we have some plots in mind, its just a matter of confirming the finances.

My experience with St. Modwen Homes West Works has unfortunately been extremely disappointing.
Buying a new home should be an exciting and positive milestone. I entered the process genuinely wanting to purchase a property and looking forward to owning a new home. Unfortunately, the experience became unnecessarily stressful due to unclear communication processes, inconsistent requirements, and repeated delays.
During the early stages of the purchase, I experienced significant difficulties with the administrative and compliance processes. Requirements were not clearly explained from the outset, and information requests appeared to change as the process progressed.
I want to make clear that my concerns are not directed at the sales team. In my experience, the sales team were polite, supportive, and worked hard to try to navigate the situation. However, they appeared to be trying to manage a system where the processes, requirements, and communication from head office functions lacked clarity. This seemed to place both the customer and sales staff in a difficult position.
Rather than having a clear and coordinated process, information often appeared to be passed between teams, creating unnecessary confusion and delays. At times it felt that I was having to chase information, clarify expectations, and help move the process forward myself.
The situation reached the point where I felt it necessary to raise a formal complaint. For someone making such a significant financial and personal commitment, it should never have reached that stage. A customer should not need to make a formal complaint simply to obtain clarity, effective communication, and confidence in the buying process.
Unfortunately, instead of rebuilding my confidence, my later experience reinforced my concerns. When I made the difficult decision to cancel my purchase, the cancellation was acknowledged and I was informed that the process would begin. However, further delays followed, requiring additional chasing before matters progressed.
Again, I want to acknowledge that individual members of the sales team continued to try to help and resolve matters. My concerns relate to the wider systems, head office processes, communication pathways, and lack of clear ownership when issues arose.
Ultimately, the experience affected my confidence to such an extent that I no longer felt comfortable continuing with the purchase. This was not the outcome I wanted when I began the process, and it is disappointing that the customer journey led me to that decision.
Based on my experience, I would be reluctant to purchase a home from St. Modwen Homes/Miller Homes in the future. Trust, transparency, and confidence are essential when buying a home, and unfortunately my experience did not provide these.

The entire house buying process was smooth, no stress. Due to the help of the team and marketer (kyle from the coalville branch) he was absolutely helpful and supportive, he supported me every step of the way. We have been living in our St. Modwen home for almost two years now and, overall, we have been very happy with our experience, which is why I am giving a 5-star rating.
As we are approaching the end of the 2-year warranty period, we recently contacted Customer Care regarding a few maintenance items, including some wall cracks, a gutter leak and a couple of installation-related issues. We have provided the relevant information and photographs and are currently waiting to hear back regarding an inspection and repair schedule.
I appreciate that customer service teams can be very busy, and I am sure this is simply an oversight. I would be grateful if someone from the Customer Care team could contact us to arrange the necessary repairs before the warranty period expires.

My review then is that Mila was extremely helpful
setting up the assisted move option, which helped me. considerably. Mila is very proficient and knowledgeable, but was also very caring to me, and I am very thankful to her.
