MONTHS of DELAYS and poor communication – our experience has been incredibly disappointing
As one of the sellers in this property transaction, I feel compelled to share our experience because it has been one of the most frustrating processes we have ever dealt with.
Our sale has now been ongoing for almost seven months, and a significant amount of that time has been spent waiting for responses from the buyer’s solicitors. There have been repeated periods where emails and calls from our solicitor and estate agent went unanswered for weeks, making it extremely difficult for the transaction to progress.
The most disappointing example came when a Building Control completion certificate, which had been provided approximately four months earlier, was only queried just before our anticipated exchange date. We were then told that the title of the certificate did not specifically mention a steel beam. Whether that enquiry was ultimately valid or not (not valid actually), it is difficult to understand why it took around four months for that point to be raised when the document had been available all along.
We have also experienced repeated delays caused by apparent misunderstandings and requests for clarification on issues that had already been explained. This resulted in the same matters being revisited multiple times instead of moving the transaction forward.
The cumulative effect has been months of avoidable delay, additional expense, uncertainty and stress. What should have been a straightforward sale has become a prolonged process, with our planned exchange postponed and our mortgage arrangements placed under unnecessary pressure.
I appreciate that conveyancing can involve complex legal work and that solicitors must protect their client’s interests. However, based on our experience, the level of communication, responsiveness and case progression fell well below what we expected.
I hope this review helps others make an informed decision when choosing a conveyancing firm. Save yourself the trouble and don't pick these guys.
I know that they’ll respond saying to talk to our solicitors about this as we aren’t a direct client, but they are not responding to our solicitor and this is another reason why we’re leaving a bad review - they seem to have capacity to respond to bad reviews on trustpilot but not to actually do their jobs

Recommended by my estate agent. Downhill from there. Communication was poor. Nothing is ever explained. You will have to chase chase chase at every stage. What may appear simple never is. Lots of hidden fees. Have to send them the same documents many times over and even screenshot it with annotations before they understand. They will tell you it's the other parties solicitors delaying things. Ask for proof. They deceived me. Crazy proof of funds questions. Staff have no empathy or interest in you. You are not a customer to them. Impersonal service. Sale failed with them and cost me money. Waste of basically half a year.

Absolutely horrendous—do not even consider using this company. They lost paperwork and there was a complete lack of communication. They had paperwork sitting in front of them for two weeks before they even noticed it was the incorrect form. In the end, I was the one who had to correct it.They are unprofessional in every aspect. Unfortunately, this experience has made us never want to move house again.These are the worst solicitors I have ever dealt with. Even the estate agents who recommended them told us they are horrendous. Please DO NOT consider using this awful company.
In fact if I could give this company zero star I would. Especially when you speak to a line manager to try and get things resolved and they are rude and unhelpful. I will be putting in a formal complaint about this person.

Simply Conveyancing have been excellent in every respect of our buying and selling properties. A very personal service from both Munveer Bagrah and Vicki Patel, as well as their supporting staff. They have been easy to reach to answer queries and to clarify points which we didn't quite understand. My wife and I felt properly supported throughout the process, especially as we last moved house 38 years ago and needed support this time around!
An extremely disappointing experience that is still ongoing almost a year later
I’ve had a terrible time with having Simply Conveyancing as my solicitors whilst buying my first home.
Communication with my solicitor has been one of the worst experiences I’ve had with someone with trying to get things completed. The whole purchasing process needed completing as quickly as possible due to the possibility of someone being able to offer more money no matter how far along the process I was - this already went off to a bad start once they had refunded me the money I had already paid them to start the process without informing me. At this point I had already started doing what I needed to do, and so it had already been a week before this had found to be the case.
When I eventually got assigned a solicitor, things didn’t get much better. It took a whole month of her questioning me about the car parking space associated with the property and asking whether my mortgage company were aware. I had made it clear multiple times that I wasn’t sure why this was an issue, but if needed she could inform them on my behalf, to then receive another email a few days later once again focusing on the car parking space.
Towards the end of the completion is when things somehow got even worse. I had already sent in proof of my funds at the beginning, but I was requested to send over these again before Christmas which isn’t an issue. What became an issue is that in January she questioned the information on one of my statements after I received the money out of my savings account ready to pay the deposit. The information was regarding my building society account and whether it belonged to me, which I had already sent her proof of twice beforehand. I had also explained to her the process of transferring the money, however this again was questioned as if this previous conversation on the topic had never taken place.
By now, it was within a couple of weeks of my mortgage offer expiring, so I was keen for completion to happen. I got sent the forms I needed to sign, which I completed and sent back. I was then told that the TR2 form and CS page were old copies, and that I needed to sign new ones. A new copy of the CS form was sent out to me, however this was completely blank. There was then no response for four days, until I got an email asking once again where the funds had come from. I once again explained to her the whole process, which I had already done three times now and then had to print the CS form myself and send it first class to ensure it was received in a suitable timeframe.
Completion happened on 24th of March of this year, and I believed that would be the end of my communication with Simply Conveyancing. However earlier June I received a letter in the post from the management company of my home making me aware that they had not received notice of transfer from my solicitor to let the freeholder know that the property was now under my name. I emailed my solicitor to let her know, and got a response on 1st July confirming that this had been sent to the management company.
Not long after I had looked at my post and had another letter from the management company letting me know that they still hadn’t received anything - this was dated 30th June so I emailed them asking if they had received anything since, however the response was that they still hadn’t and that they could not discuss the property further as I was unregistered. I have now once again emailed my solicitor asking for this urgently as, quite fairly, when I had paid them, I was under the assumption that all of this was therefore completed.
I am beyond frustrated that after 4 months of living in my property, I am still having to deal with my solicitors as things haven’t been sorted that should have been done back in late March at the latest. I paid a lot of money to these solicitors in the understanding that everything would be taken care of for me, when I could’ve gone to more local and cheaper solicitors who have good reputations and most likely would have sorted this all out for me long ago. I am beyond disappointed in Simply Conveyancing and would urge anyone to be careful of buying a property with them.
