Unfortunately, we have had a really disappointing experience. There is an inconsistent line of communication, with multiple new email chains being sent and at times, they have missed key communications or notes left on the file. oversight and a lack of response. Ultimately, there is a lack of urgency in how they handle their work.
We're incredibly disappointed by their lack of professionalism and accountability Overall, their slow response rate has meant that we are incurring additional financial fees on our remortgaging situation.

Enact Conveyancing were instructed by Santander to act on our remortgage, with a clearly stated and time‑critical requested completion date of 1 April 2026. Enact were fully aware that failure to meet this deadline would result in our mortgage reverting to the lender’s standard variable rate, increasing our monthly payments significantly.
Despite this, the handling of the case was wholly unsatisfactory:
We were told that key documentation had been issued at the point of instruction, yet nothing was received.
Replacement documents were only sent after we chased on 18 March, and they did not arrive until 26 March, leaving virtually no margin to meet the completion deadline.
We returned all paperwork immediately by recorded delivery; it was confirmed as received on 30 March.
Multiple chasers on 7 and 10 April were ignored.
We received no proactive update from Enact and only obtained confirmation that documents were being progressed after our mortgage broker intervened on 13 April.
Enact also raised queries regarding a historic Bank of Ireland charge, despite having acted on our previous remortgage some years ago, which raises serious questions about file review quality and why this issue was not identified far earlier in a time‑critical transaction.
I raised concerns directly via Enact’s case tracker for our assigned case manager, yet received no acknowledgment or response at all. The complete absence of engagement left no option but to escalate the matter formally to Enact’s Complaints Team.
As a direct result of these delays, lack of communication, and poor case management, the remortgage did not complete by the requested date. This caused avoidable stress and exposed us to foreseeable and significant financial detriment.
Based on our experience, Enact Conveyancing cannot be relied upon to manage time‑sensitive matters or to communicate effectively. We would not recommend them where deadlines, accountability, or basic responsiveness are important.
