Simple Life do offer genuinely gorgeous houses and the developments themselves are very well presented. However, they are very expensive for what they are, and the overall experience as a tenant can be frustrating — particularly towards the end of the tenancy.
One thing that stood out early on was the process around viewing properties. In our experience, there was pressure to pay a holding fee before even being able to properly secure or progress with a property, which felt unusual and not very tenant-friendly.
During the tenancy the property itself was good and generally well maintained, but the end-of-tenancy process has been extremely disappointing.
When we moved out we made a clear effort to leave the property in good condition. We cleaned thoroughly and documented everything with photos and video evidence taken on the day of move-out. Despite this, several cleaning-related charges were raised afterwards which we believe are unreasonable.
For example, some of the claims related to minor dust on skirting boards and similar issues, even though the check-out inspection was not carried out until after the Christmas and New Year period, well over a week after the tenancy ended. In an empty property during winter, some dust settling is completely normal.
There were also errors in the initial report, including rooms being mislabelled, which were later corrected. This added to the feeling that the process was rushed and poorly managed.
While we accept responsibility where appropriate (such as a small carpet clean in one room), the majority of the charges are now being disputed through the Tenancy Deposit Scheme due to a lack of clear supporting evidence.
My advice to anyone renting with Simple Life would be to document absolutely everything when moving in and moving out — take photos, videos, and keep records of all communication.
The houses themselves are lovely, but between the high rents, upfront fees, and difficult end-of-tenancy process, the overall experience has unfortunately left a negative impression.

In general, if it is not an emergency repair, it takes 3 weeks to a month to fix.
Why I give them two stars rating is the bath water leak, bothered us for over two months. I reported it in early Jan, I said even though changing shower head and shower hose, problem still exist.
They arranged a man from Caldor Ltd. on 30 Jan to the house to see, he detached the shower hose and said few drips of water leak was fine. I was not aware of call out charge, nothing fixed, he left, and Simple Life charged me £72 call out charge.
After a month, I tried installing water filter, change back the original shower head, put on a bucket to test water leak, problem still exist, your colleague Ellie Yarwood emphasized shower head is our problem, the charge will continue.
I will recommend go to learn how to fix water leak before renting homes with this company, don't being fooled and unreasonably charged, that means losing your deposit.

They don't understand, I changed shower head back to original one in January and several days ago and test, water still leak, hence it is the problem from the BATH, NOT MY SHOWER HEAD

Have placed a one month's notice period on our property on Friday 20th with the aim to move into a different simple life property. However there is no communication, our move in date is apparently next week. Impossible to get through to anybody on the phone, was happy to take a holding deposit of ourselves but no communication since.

Absolutely impossible to get hold of!
I have been trying to organise a viewing of a property in the Clapham Park development from SimpleLife and it is excruciating. It is impossible to get hold of the lettings team - they do not respond to texts, emails or phone calls, and it appears that there is literally no one ever in the office.
I finally managed to get a viewing booked for a Wednesday evening (4 days in advance), and then after repeated chasing to get email confirmation of the call, they then said 'we can't do it anymore, the manager is fully booked up'. Basically this is a company that is extremely unorganised, unprofessional and inefficient. I dread to think what it would be like to deal with them if you were a tenant and needed property management support

I rarely leave reviews, but on this occasion I felt compelled to share my experience due to how disappointing the service from this agency was. If I could, I would give negative stars.
We attempted to contact the agency numerous times by phone, but no one ever answered, even after waiting on hold for extended periods. We also left multiple voicemails and never received a response. It honestly felt like you’d have a better chance of winning the lottery than getting through to someone.
After applying for a rental property through their website, we finally received a call. However, the first question we were asked was whether we wanted to pay the holding deposit without having viewed the property. Shortly afterwards, we received an email stating that we were not qualified, but when we asked for clarification, no explanation was ever provided.
Overall, the communication from this agency is extremely poor—so much so that it effectively doesn’t exist. Based on this experience, I would strongly advise others to proceed with caution. If communication is this difficult before becoming tenants, it raises serious concerns about what it would be like if issues arose after moving in.
Very disappointing.

The houses are nice enough, but as new builds there will be issues. I have repairs that are older than my tenancy been there a year and most of the repairs are still outstanding from the first day I moved in. I get no meaningful updates and no one really cares. They have access to your property and workmen will enter your home when they please without warning as they wrote this into your tenancy agreement. The crime and horrible tenants are rife in Pullman green Doncaster, and it’s clear they let to anyone who will pay the over inflated prices
Just got my first year rent increase which has increase by nearly £100 per month. They say it’s in line with the market but I’m unable to find any same house in this area at the price they just raised. It’s a scam. How can you justify raising the rent that much it’s not Inlife with markets but aligned with their greed. From 900-1000 pm and they can’t even do the repairs. If you want stress and problems then rent from Simple Life Homes

I started a process with simple life a month ago, We first enquired about a house in which we heard nothing for 4 days. I then called and they told me it was a system glitch. The man on the phone was very sorry and quickly help us find a similar property in the area and started the process. I paid the £330 holding deposit and then completed our references. I have had the referencing company phone me 2 weeks ago to say it had all been completed. Since the day the gentleman helped me I have had no contact from simple life. I have called them everyday with being left to answer phone, then the mail box being too full to even leave a voicemail. Countless emails have been sent and no response. Considering we were meant to move in on Monday. I have no idea where my money is and no clue whether the property we enquired about is still available. Disgusting customer service.
