Transfer of equity and deed of trust
I had to make a transfer of equity following the death of my husband. Amy was extremely helpful and understanding and answered all of my questions. She really helped to guide me through the process. We also made a deed of trust and again she was most helpful.

They do nothing, but take your money: and that's as quick as they can, I remember how responsive Amy was even at unsocial hours. After they've taken the money out of you , they pass you over to the worst solicitors ever and that's Chadwick Lawrence ( check out how many 1 stars they've got).And from now on, you are on your own.
You think you are covered with their no sale no fee policy, haha. Remember it's their policy and I remind you: you won't get your money back.
First thing to do is AVOID them. Second, report them if you've been affected. I did get justice through Legal Ombudsman -it might help someone out there

Form LL restrictions
We had to get the Form LL restrictions(Anti-Fraud restrictions) verification done when remortgaging our property and was struggling with the local ones we called saying they don't and was super glad to come across Sam Conveyancing where it was all done via online.
It was hassel free, from the comfort of our home and so much affordable. Remortgage has just gone through and really pleased with the service that I would happily recommend them to everyone.

Extremely slow response times—holding up the entire chain
UPDATE (24/06/2026): The company has reached out following this review to update the status. As long as responses remain prompt and don't take weeks, I will gladly update the rating and text once we exchange contracts.
They outsourced the legal work to Chadwick Lawrence, and their lack of communication and complete lack of urgency have been appalling. The entire chain is fully ready to exchange contracts, but the transaction is completely stalled because Chadwick Lawrence is still stuck in the enquiries stage.
We instructed them in mid-November 2025. By January 2026, all of our searches, survey reports, contracts, and management packs were ready to go. Instead of moving the file forward, Chadwick Lawrence went completely radio silent for nearly three months, entirely ignoring chasing from both the estate agent and the seller’s solicitors until late April.
Every single round of enquiries takes them a month to action, even when the seller’s side responds within days. I sent an email asking for basic details on 05/06/2026, and more than two weeks later, I am still waiting for a response.
Their poor administrative proactiveness and failure to reply to clients or third parties have added months of unnecessary stress to this transaction. If you value communication, speed, and keeping your property chain together, absolutely look elsewhere.

Following our discussions with your solicitor, the latest update is that we can confirm that correspondence was received from the seller's solicitors on 11th & 16th June . While some additional information was provided, several enquiries remain outstanding, including matters relating to management information and share certificate documentation. We continue to actively chase the seller's solicitors for the remaining responses and the estate agents have been copied into communications to help keep all parties updated.
We also acknowledge that responses to your emails of 5th & 17th June were delayed due to your solicitor being unexpectedly out of office. We apologise for this and understand the impact that a lack of timely updates can have on your confidence in the process.
We appreciate your recognition that contact has now been re-established with your solicitor and that progress is being made. Thank you again for your feedback and for giving your solicitor the opportunity to address your concerns.

Remortgage LL Verification
I needed to verify my ID (form LL verification) for a remortgage - This seemed like a simple task, but calling 30 solicitors none of them were willing.
I found SAM Conveyancing online and the process was trivial - no chasing up with phonecalls, they understood the brief, and got everything sorted out. A big thanks to Sarah and Joe for explaining things clearly, doing the checks, and dealing with all of the complexity!

I needed an Anti Fraud LL document produced as part of my remortgage and I struggled to get this from local solicitors who advised they could not assist me.
