Here are the exact facts of this disgraceful experience: Vehicle Registration: HS19 TZC (Otto Car Fleet)Location: Battersea ReachDate of Incident: 30 April 2026Your Internal CRM Reference: CRM:021104252The Issue: Your predatory parking contractor, PESS/PCS, issued an unlawful parking charge notice despite the vehicle being well within the mandatory 10-minute grace period. The System Failure: When I attempted to immediately appeal this invalid charge, your contractor’s automated appeal system completely failed and refused to process the submission. The Disappointing Outcome: When I escalated this failure to Rendall & Rittner, your Customer Experience Advisor, Keegan, explicitly admitted in writing on 24 June 2026 that your contractor's system failed. Yet, in an appalling display of corporate laziness, he stated that because I paid the £60 under protest to protect my credit file, Rendall & Rittner would not assist further. You choose to contract a predatory parking enforcement company, your contractor’s infrastructure failed to allow a legal appeal, and your management team is now hiding behind corporate bureaucracy to pocket my money. I demand that this review remain online as a warning to other residents and visitors about how Rendall & Rittner operates.

Extremely disappointing experience with Rendall & Rittner.
Communication has been consistently poor, with emails frequently ignored and follow-ups often required multiple times before receiving any response. We have been dealing with an ongoing AC failure at a property for over a month, affecting a tenant living on the 29th floor during periods of very hot weather, yet updates have been minimal and proactive communication has been non-existent.
Despite being advised by telephone that engineers would attend, we have repeatedly had to chase for confirmation and progress reports. The lack of urgency shown when dealing with essential services and tenant welfare has been extremely frustrating.
As managing agents, we rely on property managers to communicate effectively and provide timely updates. Unfortunately, our experience has been the opposite. The level of service received has fallen well below expectations, creating unnecessary stress for both ourselves and our tenants.
There is significant room for improvement in responsiveness, accountability, and customer service.

Hareda was amazing! A big box arrived for me while I was away, which Hareda immediately told me about. As I could not get back to secure it (& we didn’t want it to be a fire hazard to neighbors), Hareda went above and beyond, taking care of that big box til we returned. Rendall&Rittner look after the ground rent and buildings insurance which is due 1st January each year. In 2025 they didn't issue the demand for the ground rent until July. Their explanation was that they had to calculate the amount for each apartment owner as some had an inflation linked increase. It doesn't take 7 months to calculate an RPI increase! However, this year's demand experience was even worse. In April they issued a 1st Reminder demand, giving us 14 days to pay before extra fees were added. Several owners pointed out that no initial demand had been made, which would have given 30 days to pay. Because of this several owners were billed extra fees, and some were even sent to R&R's solicitors, which then incurred even more fees. Back in January, when the buildings insurance demand was issued I queried a "Balance Brought Forward" figure which I assumed was the gorund rent but I needed confirmation. I didn't receive a reply, neither did I get one when I chased up 2 months later. I officially complained in May, and was told the initial demand was "generated" in November 2025. I pointed out that it may have been generated but was not issued, so I escalated my complaint. Within 3 days (!) the final response came back saying the demand was issued in November. I then pointed out that no document appeared on their online table of Ecommuncation Documents on their portal, and asked how many owners had actually paid the ground rent before their due date of 1/1/26. I received no reply. I have heard from over 40 other owners who all say they did not receive an initial demand, and the first demand was that 1st Reminder in April 2026. I shall be taking my complaint to The Property Ombudsman, as R&R refuse to admit their mistake, and have provided no proof in their assertion that they sent out the initial demand in November.

I live at Hale Works, managed by Rendall & Rittner, and my experience with them has been extremely poor.
This is not based on one isolated incident. Over a long period, I have had to repeatedly chase them about basic building-management issues: the advertised 24/7 concierge not being reliably available, unprofessional concierge conduct, parcel notification failures, the poor condition of the Sky Lounge, a long-standing bin-room door issue, unresolved windows/balcony-door information, draught-related concerns, and neglected landscaped areas that appear to fall within the wider estate/service-charge environment.
The pattern is almost always the same: they acknowledge the email, issue a case reference, say something has been “passed to the relevant team” or that they are “chasing”, and then nothing meaningful happens unless you chase again and again.
The worst example was when I spent weeks chasing a complaint, only to later discover that several responses — including formal complaint correspondence — had been sent to the wrong email address. This was not my spam folder. They had used the wrong address. Their own team later acknowledged this. Even then, instead of feeling like the complaint process was properly reset and handled with urgency, the matter became another chain of vague follow-ups.
The windows and balcony-door issue is another example. I asked for basic information about the original installer, manufacturer/specifications, and O&M documentation so I could progress an issue with draughts and faulty operation. The request was raised in January 2026. I received several holding replies saying they were waiting for the developer, but no proper final answer. I chased again months later and still had no substantive resolution.
Most recently, I raised concerns about a landscaped roof/podium area that looks dry, neglected and poorly maintained. They acknowledged the case, but more than 25 days later I still had no substantive answer about who is responsible, whether this is covered by service charges, or when it will be maintained.
The Sky Lounge has also been a recurring concern: stained floors, broken cupboards, equipment not working properly, confusion over cleaning frequency, and a general sense of neglect. Again, there are acknowledgements and promises, but little evidence of proper ownership or lasting resolution.
For a building where residents pay substantial service charges, the level of communication, accountability and follow-through has been unacceptable. The problem is not simply that issues happen — issues happen in every building. The problem is the way Rendall & Rittner handle them: slowly, defensively, inconsistently, and often without clear ownership.
In my experience, Rendall & Rittner are very good at creating case numbers and sending polite holding replies. They are far less effective at actually resolving problems.
I would not recommend them to leaseholders, residents, landlords, or developments looking for a reliable managing agent.

We contacted the company in relation to historical documents. Their response was prompt, thorough and very helpful. The information was nearly a decade old but they were able to locate it quickly, while ensuring that GDPR matters were considered. In particular, Deborah, who I spoke to directly, was professional, polite but most important of all friendly and engaging.

If your property is managed by Rendall & Rittner, be aware that your experience may be worse than having no concierge or management services at all. Many members of staff appear to be incompetent and unfriendly.
Our parcels have been lost on three separate occasions. Each time, we were told that if there was no email confirming receipt and the parcel was not logged in their system, then it had not been received. However, on all three occasions, the parcels were eventually found after CCTV checks, which makes the whole process feel disorganised and unreliable.
On one occasion, a parcel was incorrectly logged under another resident’s name, and that resident took it. The parcel was then left in the lobby, and according to CCTV footage, a security guard disposed of it. This was extremely concerning and unacceptable. We requested a refund on April 2nd, and as of June 15th, the matter is still unresolved. The company has refused a full refund and has only offered £60, which is the second-hand price I paid. However, the item was worth nearly £200, and although purchased second-hand, it was in brand-new, excellent condition. Sourcing such items in that condition takes significant time and effort, which has been completely disregarded.
Oh, and the general manager told me he is being “very helpful” and that the best he can offer is a £60 Amazon voucher, which he presented as the highest level of service available.
In addition, management even blamed the other resident who initially took the sunglasses and attempted to charge them for the loss, which feels inappropriate and poorly handled.
There are also issues with access to facilities, such as the gym, which is sometimes wrongly stated as closed. On one occasion, entry was refused at around 9pm, despite the gym officially closing at 11pm.
Overall, there have been numerous incidents of poor management. Ironically, life was much smoother in previous residences without any concierge service at all.

Hassan has been our concierge guy for the past 2-3 months now and I would say he is the one of the few ones I get along with which is so warming, even though I leave my building ( Hawker) to get my parcels into the Emperior building I still feel at home!
His smoothness in delivering his service to us is to learn from! He is always in a good mood and always welcoming.
I am very glad to have someone like him with us.
