Buying our first property and reliable property group were so helpful with the many questions we had which helped with a smooth transition in our buying process. We had hiccups with a previous company which caused delays and the entire team here were so fast and efficient in booking a date for the survey and getting the report back to us. Also the report was detailed and included all the info we needed or were worried would get missed. Very quick at providing the report, which was detailed and they even were willing to have a call to discuss some of the points in more detail afterwards. I would recommend this to anyone looking to carry out a homebuyers report.

A house purchase survey should be straightforward as this is our single most expensive purchase.

The Reliable surveyor failed to report correctly on part of my house, resulting in more than £10,000 of unexpected repairs.

The Principal Surveyor re-inspected and admitted that the report was incorrect. Then the company turned on me, refusing to take responsibility, apologise or ever return a single phone call.

Absolutely no effort was made toward an amicable solution, responding that as we could not agree then I should arbitrate - which in is incorrect as they should have explained that adjudication is funded by the company and free to the customer under RICS.

Eventually, I was invited by Jordan to join a resolution call with the CEO. It was an ambush with a solicitor who was not even aware of my case. The solicitor emailed me that he was not formally instructed to handle anything—making this a scare tactic.

I submitted a GDPR SAR, which was not responded to. The ICO upheld my request, and we moved to adjudication. Neither side is allowed to share the result of the adjudication as we are bound by confidentiality.

I've exhausted every available route for an amicable resolution and failed. In March 2023, I gave up.

Before engaging in a survey, it’s worth considering if you’d be better off using common sense, a friend and a camera to look at a property. Pay for a damp survey and insist on an electrical safety certificate + heating service before moving.

I would not recommend Reliable Surveyors (part of Reliable Property Group) to anyone. My experience has been an expensive and stressful disaster.

We had a survey undertaken by surveyor Odiri Itoje from Spectrum Property Services through reliable property group. She missed significant damage to our roof which led to a huge roof bill within 6 weeks of moving in to our house (less than 3 months after survey undertaken). We are first time buyers and this has caused a huge amount of stress and expense and has completely ruined the experience of buying a new house.

I had my survey conducted by Kim. She got my report out within days of inspecting the property. The whole team were friendly and answered any quires i had.

Without doubt, Reliable Property Group are the BEST company I have ever used for my home survey. The staff are SO polite, and the survey itself was conducted within just 2 days of me getting in touch! I cannot rate this company highly enough, they take a lot of pride in serving customers and the entire customer experience was FANTASTIC!

This was not the first time I’ve used Reliable. The whole experience was hassle free. I received a call from Mr. Kings the day after the inspection. The report was comprehensive, with photos (and caveats). They identified some issues which required further investigation. We were able to negotiate a discount with the seller. Had a fantastic experience with this company. They were not aggressive in they sale. At first I spoken to Jordan and he was very helpful. Joshua King did a wonderful job with the report. Did full report which was delivered a bit late but didn't mention a hole in the roof, and severely degraded ceiling / wall.

There were like 100 photos of every slight defect (which is good) but no photos of this very real defect, very observable by just looking upwards above the electric board.

I complained and they told me that this was not their problem because their report said to hire a roofing contractor to evaluate the roof because of general poor condition, and lots of general statements that I should hire someone else.

The response didn't address the ceiling and wall wetness damage which was missed.

What more could you ask for? Genuinely lovely staff that are patient, not pushy when scheduling the survey and a punctual surveyor that gives you a thorough report after 2 days, all at a reasonable price.
