3 years ago I made a claim against Moat and after Bromley County Court losing documents. (Notice they have disappeard from Trust Pilot because their reviews were so poor). My claim was heard and struck out over my refusal to follow an order by a dysfunctional Judge who had all the information he needed but chose to ignore it. Capsticks schedule of costs were £8,500 which were not awarded so that is how much Moat have to pay them. My claim was only for £2,000 and with all my costs I would have been lucky to walk away with £900. It would have been cheaper to pay the claim as it was legitimate and justifide. Unfortunately this is the infected , hate filled world we live in were we have little or no rights. I served my country and got no help from anyone and was at the complete mercy of a corrupt and dysfunctional court system. God luck to anyone who goes through the same battle.

They locked me and my four children in a bike shed and do not care at all! Building is apart from the outside, roof falling through, windows falling apart, garden is filled with rotting fences, invalid esw1 forms (they also refuse to get this done) they let crack addicts and drug dealers live next to nurseries, knows brothels in the same block and do not do anything about! We’ve had drug sellers slice people with machetes and they say it’s not their problem!

Moat not fit for purpose
I have experienced water ingress in my SO Moat property for 14 years now. They are refusing to buyback my property as I do not meet their buyback criteria.
I live in a damp and damaged flat, Moat are insisting that I sell but deny that I have had an ongoing issue with leaks. They advise me that all the leaks have been fixed over the years despite the leak coming through the kitchen ceiling that has continued for 14 years.
Moat continue to gaslight me, they decline to buy back this property but expect me to sell.
I cannot sell I have tried to sell for a year, the property is listed on the Moat resales website. No one in their right mind will buy a property with ongoing water ingress, an extremely high service charge going up to £1000 in April and a property which has not had the highly flammable cladding removed to date.
I give Moat a 0 for customer service.
I give them a 10 for gaslighting me.
I give them a 10 for causing stress and anxiety.
Avoid if you can
Took on a new build share to buy apartment and moved in quite quickly once they took ownership. Property then had damp and mould including communal areas. Their customer service is very poor, our neighbourhood manager - Desmond Thomas is very poor and doesn’t get back to you unless you file a complaint because of lack of communication. If you can, avoid Moat, there after sales communication is poor and despite other residents complaining about the same, nothing seems to get down, maybe 1 out of 10 things does. There idea to rectify the mould in communal areas is get the cleaner to wipe it of. Again avoid if you can, great shame as property itself is in a good location, shame really.

I am a renter in a block of flats in croydon and I have an autistic son, we have a neighbour next to us who is constantly irritating and annoying and it makes my son flare up in anger.
They have also told me too keep a diary if the incidents but my housing officer won't do anything about it also she has threatened me with eviction and has been verbally rude to me.
They are also refusing to do repairs to my flat so I have taken the matter too the housing ombudsman.
All these problems are causing me and my son alot of stress, anxiety and depression and we can not live here anymore.
Do not go with these people I am trying to get out of here but can't afford nit being on benefits and they don't give any help for people like me.

I had an extremely distressing experience with this housing association that I would not wish on any parent.
During a routine inspection, an officer saw a furniture safety strap (the type used to secure wardrobes and TVs to walls) that had been temporarily attached to a door for safety reasons. This was later described by them as “chaining a child’s door”, which is completely false.
Based on this incorrect description, a safeguarding referral was made to social services. Being reported for something you have not done—especially when it involves your children—is terrifying and traumatic.
Instead of checking facts, asking questions, or clarifying what the item actually was, they escalated it using highly exaggerated and misleading language. This has caused huge stress to my family and has damaged my trust in them completely.
Safeguarding is important, but so is accuracy. Making serious allegations based on misunderstandings or misrepresentation is dangerous and irresponsible.
I am now going through formal complaints processes to have the record corrected. No family should be put through this because of poor judgement and failure to verify basic facts.
What a truly miserable housing…
What a truly miserable housing association.
Very quick to send letters about communal areas and buggies, cannot put up door wreaths or decorations for Christmas.
Give flats to people with children with no lifts or consideration.
Not as quick to action repairs for their shoddily built new builds where and slight brush past the walls the paint rubs off.
Cupboards fall apart, there’s condensation issues.
But are always quick to write and send out nastily written letters.
Maybe the same efficiency should be used in repairing your substandard built buildings!

Moat Customer service absolutely shocking, Ive given up emailing now. My own neighbourhood officer ignores all of my emails, and you are left feeling unheard, and unimportant constantly, Despite their website stating 'Dedicated Neighbourhood Service Managers contactable during office hours to help with enhanced housing and tenancy support.' amongst other statements that are not true. I have given just one star, as the webchat people are always very polite and kind, even if they can't rectify a situation

To happy to evict a council tenant under false allegations. Appalling housing association. The actually problematic neighbour was left to make myself and another neighbours life hell from making false allegations upon myself and false evidence against me to where I was facing court and loosing my home. Couldn’t even have family visit me without their visit being used as another false allegation against me example I had an argument with my mother outside the front of my home and that was used as me verbally abusing the neighbours that was making these long list of false allegations and fake evidence against me as leverage which my mother was happy to testify this allegations were false and the housing association lapped it up and left up the garden path of false accusations and fake evidence without knowing the truth. Funny how I’ve had no problems with neighbours since I throw my keys back them, I left one hell to another and moat housing association was only to happy, gullible and blind sighted by false allegations from the actual problematic family. No apology would ever be accepted. Best day of my life was throwing the keys back at them and them siding with the problem family speaks volumes. Shame on moat housing association. Avoid at all cost. Had my son's ceiling fall down back last year took 3 months to hear anything after ringing claims court they moved us to temp accommodation then after 8 half months got moved back to repairs still not completed roof tiles still loose doggy boiler leak above boiler left my front door with a hole by the door lock ...anyone can see right in didn't even need to change my locks ! My hallway ceiling are still cracking bathroom leaks ceiling toilet amour Hart left my flat in a terrible state on my return back ruined all my furniture what was the point in putting me in temp accommodation to move me back ??? The surveyor said it was safe but would you say a doggy leaking boiler that is over more than 20 years old and with roof leaks is safe ? No ! And the fact that they got painter and decorators to do all the so called repairs? Now it's been over a year and a half now after mp involved saying about sending the same company to do only a fraction of the repairs and now I'm back living there with my baby you now want to take out the water tank to get to the hole above the boiler ? Yet you won't change the boiler itself or sort of the actual roof leaks ! The leak above the boiler was already told they can't get to it ? So how is doing all that going to stop the leak ? Makes no sense the housing officer said they won't pay to do the roof so where does that leave me and my family ? You can't paint over and cover up roof leaks they won't even move me ! I even said I would accept a smaller place just to feel at ease why should I have the worry of winter comming this place is not suitable for a baby ! Trust me if you already mental health they will make it must worse ! I've had enough of it now it's pushing me to the edge !you never can ever get hold of anyone and when you do you get told lies ! I could go on with all what goes on but I would be writing untill I die ! When they made me go back I also had mice there and had two weeks to deep clean because I hadn't been there since last year ! This Sain and Martin came round while I was moving my stuff back and did nothing I was left with an unsafe property! Again why come round when you literally said my flat was safe to move back !again just to add more stress to things and so much for a priority move ! said about an exchange lol how can you do an exchange with an unsafe property!!! As far as I'm concerned they should of not kicked me out my temp home in the first place. I've had three different hours officers they have all been completly useless and really just don't care it's not there life ! And emails phone calls take ages to get back to you or they are always on .. annual leave ! Or just lie and mess you around wish I could go private or go to a different housing association!!!!
My personal experience of the resale…
My personal experience of the resale team was invaluable. They couldn't have been more patient and consistent in trying to get through the conveyancing for me to purchase the flat that we fell in love with. Unfortunately my solicitors made a large error which caused lots of extra work for everyone - but Moat's resale team, especially Janette Bryan, never gave up on me!

Don't go shared ownership
Wouldn't even give 1 star if I could.
For over 2 years now we have been trying to sell our late parents apartment.
We own 75% of the property but because of Moats rules which i cannot find in the lease ie no forsale signs no open house no pets we have only had a couple of viewings and no luck selling.
This is costing us money every month and according to moat once again not in the lease we can not sub let my parents would be turning in their grave if they knew the problems we are having selling it and paying council taxes on it.
We have contacted Moat never seem to get a reply and when we ended up getting a reply apparently it's in their legal department now my advice do not buy from Moat because most of their properties are almost impossible to resale.

If I could give zero I would. Don't do shared ownership with them or live in their properties. Defects not rectified. They take no accountability for what's wrong. Fob you off. Poor communication. Quality is shocking. Don't hold the builders or developers accountable. We have to pay their charges. Bring on regulation

After 2 years of seeking justice through the courts the Lawyers for this company have made an offer which is insulting. I gave them the opportunity to settle my claim 2 years ago at a fraction of the present claim but it was declined. Instead they spend thousands on Lawyers just to defend and get this far. I apologise to all you rent payers because they are going to fleece you to pay for the defence. This Lab Rat doesn't take kindly to being cornered and will go for the throat when threatened. I have been branded a racist for telling one of their 7 managers in as many years that I don't like her. That failed after the Sensible Police didn't act. Now they are trying the same shit again and branding me anti social. People like these don't like the truth when we speak up regarding their dysfunctional service and discrimination policies. I look forward to presenting my case to the the court assigned to my claim. You only have to read the rest of the reviews about Moat to make up your own minds. Watch this space. They are.

When this company took over the supported housing I live in everything went to pot.
Shirk all responsibilities constantly blaming previous landlords or previous support company.
Even simple things like asking them to repair or replace the fridge that was provided when I came to this furnished supporting housing takes a long time to get any answers, and whatever the problem is the answer is always no.
When Samantha Turner Brown first attended the property after taking over she snubbed and ignored me.
I stood there waiting for an introduction but she just stared me down.
I just went into my flat after that.
She still gives me the evils from her car in the wing mirror now.
Awful company, I notice they haven’t claimed either of these Trust Pilot’s about them.
