I am giving two stars because amount of remedial work required has been shocking and, in most cases, totally avoidable if done right and then checked properly in the first place
I am giving two stars because the actual build and all the issues I have had are by far the worst I have ever had in a new build (and this is my fourth new build), but in all fairness the Kendrick Homes staff behind the scenes have been pretty quick to respond to issues and tried to get them sorted as quickly as possible.
However, the problem is most of the issues I have had should never have happened in the first place if the job had been done right by the trades initially and then checked properly (if at all) by the site manager prior to move in.
Our issues have included cross piped bath pipes (which entailed a hole being cut in our hallway ceiling to rectify the issue and then finding out the bath pipes weren't even there so we had damage down to our ceiling for no reason), all three bathrooms completely ripped apart, including all the new tiling, to access the fixings of all the wall hung toilets as none of them were secured properly and moved when sat on!, leaking sinks, taps fitted the wrong way round, absolutely terrible painting and decorating which needed re-doing throughout every room in the house, leaking Air Source Heat Pump, NO WORKING CENTRAL HEATING when first came to use it, badly sealed front door, lights internally and externally either wrongly wired or not wired at all, no proper lockable cover on our electricity meter box, a broken letterbox, dead turf, damaged kitchen units, missing shelves in the kitchen & utility cupboards, missing door handles on kitchen cupboards, wrong counter top fitted in the utility, damaged extractor hood...the list goes on.
Kendrick Homes apparently prides themselves on their quality but it was sadly lacking in most areas of our house build. This is my fourth new build (first one by Kendrick Homes) and definitely our last. It has put me off ever buying a new build home again and I would never recommend Kendrick Homes as a builder to anyone. Quite the opposite in fact.

Abbotts Court
We have recently moved into a new penthouse apartment in Abbotts Court, Leamington Spa. This is a small development of 6 spacious apartments, all individual with their own private entrance and built to a high specification with quality fixtures and fittings.
The development has been very well designed in keeping with the local neighbourhood.
The whole purchasing experience with Kendrick homes was managed by Julie Titcumb who is very friendly and efficient and most importantly businesslike.
The site manager Neil Bennett provided expert detailed information when we initially visited the site. This influenced our purchasing decision. He could not have been more helpful with some minor teething problems we have had since moving in.
Our only issue was not being allowed any access during construction. We accepted this because of the very restricted nature of the site but it meant that we effectively purchased the property “off plan”.
Overall a very good experience.

Do not care once they have your money
What went right?
From initial offer right through to move in and now the after care. I am actually baffled at the arrogant communication from Kendrick Homes a ' Quality' Builder. Over promising and under delivering. Poor workmanship, poor management, zero empathy ... the list is endless. The stress, the upset, the time and experience of moving into our forever home will always be tarnished. Our house has been disrespected, left filthy our new furniture damaged by tradesmen and yet not one apology or an ounce of empathy.
Problems and snags have taken 3/4 attempts to even become satisfactory. Contracts are coming in complaining about Kendrick and how bad they are to work for so empathise with us. I am not sure how but Kendrick seem to flip the card and like to blame you the customer or the tradesman for every problem. Quote for quote ... ' it's hard to get good trades these days' if they can get by with the bare minimum they will.
The day we moved in ( which they knew we were moving in and completing) our house wasn't clean, they decided to top the road so half of the day we couldn't even get access to the property with the second van. And the site manager just laughed in our faces...

Excellent after sales support
We have two Kendrick properties and after a pleasant sales process we want to share the positive experience with the after sales service we have had from James Price the Project Director. He went the extra mile with his attention to our requests and was very responsive with all of the snagging at the two properties. We will probably have a few further snagging points to wrap up but we feel confident that we can approach him to share any issues.

Worst quality build ever seen
I have been living in a property built by Kendrick homes now for 5 years. The number of issues I have had during my stay here is endless. Almost every other month there's a new issue consequence of the poor quality build or poor quality materials used by Kendrick homes. Not to mention that any issues originated after the first 2 years have not been covered either by Kendrick's warranty or NHBC's warranty. Both are always very quick to say that it´s outside of their warranty period or not covered by their policies.
A short and not exhaustive list of the issues happened in the last 3 years that were never covered by any warranty and I had to pay to get repaired:
- Several tiles loose in the garden paths
- Several door handles with chrome delamination
- Several door handles that had to be replaced because they got stuck and the doors could not be opened.
- One defective fire alarm that had to be replaced
- One defective kitchen tap that also had to be replaced.
- Leak from the main bathroom to the main bedroom.
- Leak from the ensuite shower to the kitchen ceiling, repaired twice during the 1st 2 years warranty in a defective manner and since then not covered by the warranty.
- Mould in ceilings of bedroom and ensuite shower due to lack of isolation material in the loft (detected after warranty period).
- Ensuite shower full of cracks in all walls and ceiling, again not covered by any warranty.
- Doors to garden have to be adjusted every year due to not opening/closing properly.
- Shower doors wrongly and unsafely installed.
- Defective toilet flush mechanism in all bathrooms
- Cracks in paint in several rooms and ceilings.
- Paint delamination in stairs hand rails and door steps.
- Defective socket in kitchen.
- And there's more...
I expect some normal wear and tear in a house when is used, I have had several houses bought from new before, but have never experienced before the number of issues I have had in this house.
If these are the high quality standards and materials that Kendrick are so proud to continously mention in their communications, then my advice would be better to buy a house to another builder that really cares about quality and its customers.

Great Service as First Time Buyers
Buying our first home was expected to be a stressful time but Kendrick Homes, in particular Kasia and Julie, have always been there to answer the many questions we had. They were always at the end of the phone, or welcoming of us popping in. Great service provided.
Since moving in, Kasia has still been there for us, helping us with any queries. Mike and the contractors who have visited the property have all been very friendly and helped us resolve a few minor issues.
Kendrick Homes definitely contributed to the smooth experience of buying our first home.

Very poor service and quality of homes…
We are very dissatisfied with Kendrick Homes and their service. The finishings of the house are extremely poor, doesn’t look like a new build, looks like it was used for ages. The defects raised during the key handover are still open and have been left unattended even after promising resolutions. Plus they don't disclose the exact boundaries/fences to be provided based on planning permissions prior to purchase. The drawings shown to us at the point of purchase did not mention about the unacceptable farm fencing on one side of the house (different from the other 3 sides of the house) which poses extremely high security risk as any human can enter through the gaps of that fragile/unstable fencing rails. We strongly believe that we have been deceived by non-disclosure/hiding of critical information that was very misleading and made us make the wrong decision of choosing Kendrick homes over other developers. Customers’ security is none of their concerns as all they want to do is cut costs wherever possible, so avoid buying their properties. When we raised this legally, they didn’t even have the courtesy to respond to their own solicitors as their solicitor kept telling us that she has been waiting for further updates from the directors but was never able to hear anything back from them. Now we regret why we didn’t go with other developers like Persimmon as their houses look exactly how they explained before purchase.
In response to Adam's reply on 20/04/2023 to our review:
Firstly, the security alarm fitted to our property was non-functional right from the day we were handed the keys. We reported this issue in person first and we were assured it will get resolved asap. After waiting a few weeks with no resolution from Kendrick Homes, we raised Clixifix ticket no. 1693059 to report this. An electrician from JRM Electrical Contractors Ltd visited our property and after checking, they confirmed that the device is faulty and cannot be repaired and hence needs replacement. On the contrary the site manager quickly closed the ticket 1693059 on 04/04/2023 without even bothering to send and get the replacement installed on our property! We requested the Clixifix customer service to reopen the ticket but all we received was a comment back stating that it cannot be re-opened. Hence till today we have been living with high security risk with a non-functional alarm sitting on our building (that you are boasting about) and unacceptable farm fencing on one side of the property. Where did your so-called concern for customer security go? For us sadly, it was completely chucked out of your list. So, please stop claiming that customers’ security is of utmost concern to you!
Secondly, talking about the age of the property – rust has been spotted on multiple fixtures across the house (example – base and pan-supports of the stove, chain of the main door etc.). Is this the quality of your fixtures? Does rust form on the first day of moving in or does it take a considerable time to form? Moreover, the stove was dirty with patches of starch all over its base when we moved in, we have pictures to prove this. Is this how Kendrick Homes handover their new builds without any prior quality checks that make the buyers feel they are moving into used properties?
Thirdly, regarding fencing, we are fully aware of what we signed and have a copy of it. None of the engineering drawings and legal documents which you provided us and our solicitors show this. Where does your document specifically state that we will be given 'farm rail fencing’ on one side of the property? This is a proper case of non-disclosure/hiding of information where the customer is not given full details to make their decision properly. We have got all the evidence (including photos of drawings, documents) to support our case and challenge the injustice done to us. The drawing shows the exact same RED line across the entire boundary of the development indicating fencing – how come an overlap fence type was installed all through till the front of our property and suddenly change to a farm-rail fencing from the rear of our property? Any sensible developer will give same secure fencing throughout the boundary of the entire development and not leave 1 or 2 properties on the rear end with weird/weak farm rail fencing and use planning as a reason to justify.
Out of the 20 closed tickets you mentioned it took a lot of chasing from our side to get tasks done where my husband and I had to physically visit the site manager’s office to push for resolution. 3 of these 20 tickets were closed WITHOUT RESOLUTION till date. Very disappointing service.
My review couldn't have been more accurate on how our experience with Kendrick homes has been. New buyers should learn from our experience and avoid buying from them.

Our Dream Home
We were trying to move into Handsworth Wood for several years but never able to agree upon a single property. In the summer of 2021, we discovered these beautiful homes built by Kendrick Homes. From the outset of this post, whenever new homes and developments are built, there will always be a snagging list but I am writing this post to look at the positive side because as a family, we found our dream home.
Firstly, the location is a tranquil and peaceful place and home to six families. The road itself is off one of the main roads, however, you cannot hear any traffic, hence, it is a beautiful spot for us. The road is private, therefore, other than the residents and their guests, we do not get many disturbances. At the end of our road, there is a lovely green space designed by Kendrick Homes and it is ideal for a very quick walk and it is pleasant to look at too.
Our previous home was quite small but cosy. We struggled to accommodate our guests due to a lack of space and we needed something more spacious but not too big. Kendrick Homes have built us a ground floor full of space. We have a small cosy lounge and then a huge back lounge, ideal for our guests and our social life. In addition, the kitchen is very impressive with an island and a further family space. We spend so much time in the kitchen, it is unbelievable, it is an incredible space. It is very cool in the summertime. We live in a five-bedroom detached home, with plenty of car parking space on our drive. There are two ensuites and a lovely spacious bathroom. It even has an electric car charging point, which I needed for my electric car.
What is important to note is the following: we have found (what we believe) our forever home. I cannot fault the designs of the houses and the road. Kendrick Homes have successfully created a peaceful atmosphere throughout the entire estate. The shell of the house and the general interior is mind blowing for us, it has ticked all the boxes and our personal requirements. The houses are light and airy, you can breathe in them, it still has the new home feeling to it when you enter it, one gets happy coming home, you do not feel like leaving the home as it has such a cosy feeling to it. With the help of an interior designer, the house has become very warm and cosy and and has created a welcoming atmosphere.
With reference to the snagging list, we would like to thank everybody (including, Angie, Meryl, Julie and Lucy) because whenever there has been an issue, the builders, electricians and other members of the team have arrived without delay. There are still issues which need addressing but Kendrick Homes have never let me down.
In conclusion, from the start (there is no end as we have our snagging list) we are very grateful to Kendrick Homes because through your professional and excellent service, you built our dream home and we literally are ‘living the dream’. Our family and friends all continue to say the same thing to us that our home is warm, cosy and you do not feel like leaving it. Spacious, airy, cosy, full of potential, unique but most importantly, it is a home not a house. I highly recommend purchasing a property from Kendrick Homes.

Overall, a very good experience with Kendrick Homes. Meryl, their sales manager, has been excellent throughout, with great communications and excellent advice. Very friendly and helpful site staff, especially Dave and Mike. The build quality is high and a high spec to the property. All new homes come with snagging issues, but these have been accepted and actioned quickly. Only 4 stars however, due to difficulties and delays with the head office making requested adjustments to the house plan and processing customer extras. Would highly recommend Kendrick Homes, both quality and staff are great.

Poor after care.
The house is nice and build quality average. The aftersales care is non existent. Kendrick are very quick to absolve themselves of ANY responsibility, and take fare too long to rectify their own mistakes. Basic plumbing was wrong and took over a month for them to send the correct person. In the end we had to arrange our own contractor. The Air source heat pump does not have adequate drainage, the outside wall is not finished with large nails sticking out of it. The site manager doing the handover knew nothing at all about the heating system and actually lied to us when he said appliances had been tested when they clearly had not as no water was coming to the dishwasher or washing machine. All in all a company keen on profits and building new homes with no customer care. Sadly we have had to go through NHBC to try and get issues resolved.

Further to your reply on Trust Pilot. I think you must be living in the dark regards any high standards of customer service as we have not experienced any!
I would like to correct you if I may. The Project Manager, has NOT resolved the issue with regard to adequate drainage of the AIR SOURCE HEAT PUMP, and I can see why you have felt the need to justify yourselves on Trust Pilot but be rest assured I will be posting more on there to ensure people are made aware of what they are letting themselves in for when buying a Kendrick Home. Either the project manager does not know what is going on within his business, or is being difficult on purpose? Perhaps they would like to clarify which by way of personal contact. The contractor Steve who came said he didn't want to do the drainage as it would mean removing pipes and he wasn't qualified. He said we needed a plumber. A heating engineer came, Craig, he confirmed that it WAS possible to create drainage without the need to remove the pipework. So which is it? Does anyone really care? We now believe, having read other comments on here about Kendrick Homes that the way in which this company operates is this. When a customer raises an issue post build that needs rectifying, Kendrick make the customer wait so long, that we all invariably lose patience and arrange our own contractors to deal with the problem. Kendrick then, almost immediately let you know that by doing so we have invalidated any warranty that Kendrick offer by way of their 2 year warranty or the NHBC warranty. A win-win for Kendrick, as they never got to fix the issue and have now absolved themselves of any future responsibility. Not the nicest way to run a business! How disappointing.
The people who installed the Air Source Heat Pump failed to commission it was Daikin (the supplier of the unit). Now in a battle to try and get it warranted by Daikin as Kendrick failed to ensure their installers commissioned it at the time. All in all very slack.
Items not resolved:-
Adequate drainage for air source heat pump
An outside wall in the communal yard has not been finished, nails sticking out, bricks missing, needs finishing off.
Crack in first floor window
Continuously we are fobbed off, in fact I doubt that you are even a real person but just an autobot.

Moved in 3 months ago after a stress free purchase. Kasia was great on site throughout the sale and up to move in date. She was always prompt with her responses. The build is good. It’s reassuring when senior managers walk the site and ask about snagging. Quietly confident of course. Only 10 minor faults to be rectified. Site manager and staff polite as they work around us. Head office staff very efficient especially Sue Adams (no relation).
