Our lock on our front door broke from the inside. Our letting agent came out on a Sunday evening and had a locksmith fix it within a few hours. A new lock fitted the very next day. So grateful for the fast service!

In just a few months, I was forced to terminate the services of Karsons Lettings due to problematic behaviours and multiple breaches of their management responsibilities, all of which I have evidence for. These included:
1. Conducting unauthorised works on my flat.
2. Making highly inappropriate mysogynistic remarks, which I raised via email but received no response.
3. Failing to complete tasks in a timely manner, which happened alot. Again, this was raised via multiple emails.
4. Ignoring my clear written instructions.
5. Charging me for works I had no knowledge of.
6. Attempting to access the property without permission, which the tenants reported. Something I had to speak to the police about, as he kept arguing he was in the right. (I have those emails too).
7. And finally, the last straw, disclosing confidential information to third parties, which breached even the standards set by The Property Ombudsman.
After termination, out of £1,000 rental income, only £95 was returned to me. While I had no issue with legitimate management fees being deducted, almost £800 remained in dispute. When I asked him about this, he wouldn't return my money. So, I pursued the matter through court mediation (which he also breached and would not respond to emails), the matter then had to go back to court, and start afresh. So far, I have only received £228 in refund for the unauthorised works conducted. The remaining £300+ VAT has not been returned despite multiple written requests. He's gone awol again. Happens alot.
This matter has been escalated further and is still being investigated. Also the conduct of Karsons Lettings will be reported to the MP. Taking a so called 'early termination fee' of almost £400, when he repeatedly breached his contractual obligations and code of ethics set by every regulatory body you can think of is a big problem. Beware!

After ignoring around 15 emails over the course of a year about returning my money, it’s telling that the only time he responded was after I left a review. That alone reflects the level of professionalism here.
When I escalated this to the Property Ombudsman, I was extremely concerned to discover that he submitted an old mediation document that he’d breached and was rescinded (basically no longer legally valid), and presented it as if it were a current, binding agreement that I'd agreed to honour. This was a serious and deliberate misrepresentation.
Btw, the fact that he did breach that mediation agreement by ignoring multiple follow-ups and the date set by the courts, forced me to return to court and start the whole process from scratch. The judge acknowledged the breach and allowed the case to proceed, while suggesting we try to resolve it outside of court. I made that effort, but his conduct was so outrageous. From jumping up all the time. Standing over me, Stating he would leave every 10mins or so, gritting teeth and snarling everytime a question was asked. ALL VERY weird. The things people will do to keep your money is incredible.
Anyhow, TPO reviewed the evidence, especially when I presented legal proof that there was no agreement for me to settle for half a refund, and that I was stilled owed well over £350. They also informed me that his behaviour was unethical, but advised that court would the appropriate route, as they cannot enforce repayment if the other party is unwilling.
I've been advised I have a strong case, especially as I have proof that he’s been sending across rescinded documents and I’m considering legal action again. In the meantime, I’ll continue sharing my experience everywhere so others are aware!
