Herddle is by far he worst agency I have ever used and employ the least competent people to deal with the complaints.
To begin with…
The estate agent was late arriving to the property, and rudely failed to introduce herself. She didn’t inspect the property properly, and as a result we have experienced an enormous number of issues within the first month of living in the flat.
1. We have been moved into an unsafe property due to an undetected GAS LEAK.
2. We did not have hot water or heating for the first 2 weeks of our stay at the property.
3. We had to cover the incumbent £200 debt on the gas meter from our personal funds, which took 1.5 months to be reimbursed, after multiple calls and chasers on our part, as neither the landlord or estate agent took responsibility.
4. The kitchen and toilet sinks were completely blocked for the first week and we were unable to use the washing machine due to the overflow risk.
5. The dishwasher had been installed incorrectly as it was obstructed by the kick board, meaning we couldn’t use it for 2 weeks.
6. Most of the doors did not close properly and were scratching the floor. It took 20 days for Herddle to sent a handyman to repair it.
On top of the above, Herddle did not mention during the tenancy setup process that there was no functioning telephone line at the property, which significantly delayed the installation of our BT router (20 days from the date we moved in). As we’ve both been working from home due to the COVID pandemic, we were forced to use temporary personal hotspots as a result.
We moved into the flat on 1st April and have been informed that the flat downstairs (Herddle rents 3 flats in the building) has a significant leak to their bathroom ceiling. After 2.5 months and multiple visits from plumbers, the leak still hasn’t been resolved - and it has been confirmed that the leak originates both from our toilet and bathtub. The bathroom downstairs has massive water damage and mould growing all over their celling. The water supply to our toilet has now been cut off and we’ve been forced to flush our toilet for the past week with a kitchen pot. We’re still not sure when this problem will be resolved.
We’ve spent an enormous time on back and forth emails and calls with the agency to discuss these issues, whose answer has mainly been “I’m not sure when this is going to be fixed”. On multiple occasions we’ve had to deal with the property manager/landlord directly, once incredibly unprofessionally at 11pm at night.
We have tried to negotiate a rent reduction as we believe the landlord is in breach of their covenants. We have been gaslighted on every single issue raised and we’re still awaiting a response from the agent to the follow-up email. It now has been 20 days since we sent the most recent email.
This has been an absolutely horrible experience that has shown a complete disregard for tenants health and safety, as well as basic duties to tenants.
