Absurd automated recommendations that nearly ruin tenancies
As a landlord, I was shocked by how rigid and unrealistic Goodlord's referencing system is. My prospective tenants had excellent income, clean credit, and a great landlord reference, but missed 3 payments over 3 years due to a bank standing order issue.
Instead of applying human common sense, Goodlord's automated algorithm issued a "Conditional Pass" for both applicants. They explicitly recommended that both tenants "can only pass on the strict condition of not being liable for rent or paying the rent upfront".
Recommending that both tenants simply not be liable for the rent is legally absurd and completely detached from the reality of the lettings market. If their system detects a slight risk, they should provide specific, actionable, and realistic recommendations such as advising the landlord to request a fully referenced guarantor.
This clunky, automated wording created a direct contradiction for my Rent Guarantee Insurance, nearly cost my letting agent their deal, and caused massive unnecessary stress for tenants facing a tight moving deadline.
Goodlord explicitly states they accept zero liability for their own recommendations. Landlords and letting agents should be very wary of relying on their automated decisions.

Entirely automated so the stupid system can't even understand something as simple as someone living with family for a year to save up to rent. Honestly sucks and is super opaque about judgements made. I'd avoid at all costs.

I was very disappointed about the documents they are asking and the identity of the persons you are speaking with
I was very disappointed about the strict protocol when offering bank statements. I wanted to guarantee the rent for my son who is a student. The lease is only for one year and I offered a guarantee of 40.000 GBP via a guarantee letter from my private bank. This was not accepted. I find it also rather inappropriate that you are asked to provide full bank statements with a lot of private information but Goodlord refuses to indicate their employees's full name.
