Recent valuation

I recently had a valuation carried out by Steve Mather, from previous experience I wasent full of confidence with Connells however Steve did a superb job , he hit the nail on the head with the valuation and the rent figures and it was exactly what was put forward, I wish more surveyors where like Steve. I hope he gets this feedback and I hope I get him again on future projects. 10/10

John was always so helpful, calm and supportive. A very busy person and yet always returns calls and queries speedily and with a solution for everything. Would 100% recommend. Very competitive on price as well.

Connells Horsham

My partner and I recently purchased our first home through Connells Horsham. Unfortunately after our offer was accepted, the service we received from the branch was extremely disappointing.

During our initial viewing we were informed that the sellers had already found their onward property. As we had just secured a buyer for my partner’s property, we were optimistic about a short chain and quick process. Our offer was accepted promptly, which was the only point at which communication with the branch was efficient. Shortly afterwards we discovered that our sellers had not actually secured another property, something that had not been made clear earlier.

From that point onwards communication was extremely poor. We received no proactive updates and only obtained information by repeatedly contacting the branch ourselves. We discovered that our sellers had eventually found a vacant onward property by myself calling the branch for an update.

Nearly two months into the process our solicitor informed us that they had still not received draft contract papers despite repeated attempts to contact the sellers’ solicitor. After raising this with Connells we were eventually told our sellers had changed solicitors and that the branch apparently had not been informed of the new details, despite our solicitor having copied Connells into multiple communications chasing this information.

At another stage our buyer faced a tenancy deadline and mortgage expiry, which we communicated clearly to the branch. When raising this concern with the branch manager, I was told—without any apparent review of our case—that we still had “weeks” to complete. This reassurance proved to be inaccurate and no further updates were provided.

Arranging a second viewing to take measurements was also unnecessarily difficult. After four phone calls over a week and being repeatedly told they could not reach our seller, this caused us yet more stress receiving no communication considering our journey so far. My partner called to complain and the appointment was arranged within 20 minutes; clearly no earlier attempts were made.

Due to the lack of progress and communication, we were forced to move into rented accommodation before Christmas in order not to lose our buyer. In early 2026 we then learned via our solicitor that a divorce at the top of the chain could cause significant delays—information that had never been communicated to us by Connells despite earlier assurances that the onward purchase was vacant.

On completion day we were informed by our solicitor at 12:30pm that completion had taken place and the keys could be released. However, when I arrived at the branch at 2pm I was told they had not received confirmation and could not release the keys. Our solicitor confirmed Connells had been notified completion had taken place and to release the keys twice. After returning to the branch at 3pm I finally collected the keys, only to discover the sellers were still moving out. We couldn't access the property until 5pm.

We submitted a formal complaint detailing these issues and provided supporting evidence including call logs and emails. While the response was apologetic in tone, Connells stated there was insufficient evidence of failures and offered £150 as a gesture of goodwill, which didn't come close to covering the additional costs incurred due to delays and having to move twice. Escalating the complaint resulted in the same outcome and no further engagement.

As first-time buyers we expected the estate agent to play a supportive and communicative role in the process. Unfortunately, throughout the purchase Connells Horsham provided little assistance, poor communication, and no accountability for the issues we experienced.

CONNELLS LETCHWORTH CON MERCHANTS NOT…

CONNELLS LETCHWORTH CON MERCHANTS NOT ESTATE AGENTS
CONNELLS LETCHWORTH, CON MERCHANTS AND LIARS

Absolutely disgusting company, their staff are allergic to the truth. We were duped last December into signing with their agency. We have had 4 viewing in 3 months and I’m fairly sure they were unemployed actors, not potential buyers . None of the potential buyers had the budget to afford our property. All were complete times wasters. We have been fobbed off over and over again.

Here is the latest BS received from Connells in Letchworth:-Thank you for the below, I do understand where you are coming from regarding the concerns around lack of interest.
I am having the same conversation with a lot of our vendors now, because as good as he is at his job, Craig was notorious at pricing houses too high, leaving us with these difficult conversations. As I mentioned he has now left the company, and we are picking up what we can only call, his errors.

Look on Rightmove, the properties for CONNELLS DO NOT SELL, they have the longest listings … WHY ??? Because they have all been over valued by their repulsive staff. Heed my warning they don’t care they only want their commission and to trap you for 6 months under contract,

VALUE HIGH AND SELL LOW DOESN’T MATTER TO THEIR COMMISSION

Connells Harrow

Connells Harrow. I can only say how fantastic this estate agent is. My property had been on the market for over 6 months and I felt I needed another agent to improve the selling potential.
I requested a valuation via Rightmove and Connells were one of the first to respond-always a good sign. They were amazing, the housing market is difficult in London at the moment and the leasehold remaining on my property made finding a buyer on the open market very hard.
Connells were able to find what seemed like the needle in the haystack. A cash buyer prepared to make a realistic offer.
Throughout the process, all of the Connells team were supportive. I only met one member of the team but everyone I dealt with, I felt I knew and they had my best interests at heart.
Thank you Kas for waiting for me on valuation day whilst transport made me late, Satyen for your hard work and support and to Scott, a massive thank you for the sound advice, effort and attention throughout the process.

GDPR breach and passive aggressive emails - AVOID CONNELLS AT AL COSTS

I am receiving passive aggressive emails from Connells 5 years after they made my house purchase 10x harder than it needed to be despite being told my information had been removed from their databases in line with GDPR regulations- clearly they cannot even manage that. As a first time buyer I was given a terrible deal as I unfortunately did not know any better- if you are a first time buyer, or really any buyer, AVOID CONNELLS.

Appalling handling of tenancy deposit

Appalling handling of tenancy deposit — avoid

We vacated our property at Masters Court, Harrow on 30 January 2026 in good condition, and over a month later we have still not received our deposit back. The handling of this entire process by Connells has been deeply disappointing.

Despite sending multiple emails and attempting to call numerous times, we have received nothing but vague responses saying they are "still liaising with the former landlord." No clear timeline, no transparency, and no accountability. Phone calls have gone unanswered, and no direct contact number has been provided despite requests.

The items flagged in the checkout report are standard fair wear and tear under TDS guidelines — minor wall marks, limescale build-up typical of Harrow's hard water, None of these justify withholding our deposit.

To make matters worse, wife is 24 weeks pregnant, and the unnecessary financial stress caused by this prolonged delay has had a real impact on her mental health and wellbeing. This is completely unacceptable.

We have now raised a formal dispute through the tenancy deposit scheme, which should never have been necessary. We have never experienced such poor deposit handling with any previous letting agency.

If you are a prospective tenant — be warned. We would strongly recommend looking elsewhere.

Time Wasters

I booked in to view at property with Connells on Saturday at 11am. I arrived 5-10 minutes early, after a long journey and waited for the agent to arrive. When no-one turned up, I called the office twice but there was no answer, so I left a message. I eventually had to give up waiting as I had viewings booked in with another agency.
At 4pm (5 hours after my viewing was booked for) they phoned me back but had no idea why, only that they had a missed call from me!! I explained what had happened but the response was "sorry that property is now sold". No cancellation text or email was sent to me.

Avoid

Quite possibly the worst customer service (or lack thereof) that I have experienced. Complete lack of care and professionalism.

I was subjected to undue pressure to make an immediate decision to pay a holding deposit for a rental property; paid the holding deposit and agreed on a move-in date.

At the time of writing, it is the day before the agreed move-in date and I have received no information whatsoever, not even to say that the tenancy won’t be going ahead.

When I requested an update earlier in the week, I was told that Connells are busier than other estate agents; that it’s perfectly normal to want a decision during or immediately after a viewing a property that had been advertised for some weeks; and that it’s perfectly normal for estate agents to provide no further information because they are busy.

I’m now left in a situation where I have packed all of my belongings with nowhere to go and a holding deposit paid.

I have had far better experiences with estate agents such as James Lawrence, Vision Properties etc and would recommend them over Connells. Avoid at all costs!

We are absolutely disgusted with the…

We are absolutely disgusted with the way this situation has been handled. We placed a deposit on a park home in good faith, fully expecting that we would be kept informed of any deadlines or time scales relating to the sale. The park manager had apparently relayed a time frame to the estate agent, yet this crucial information was never passed on to us.

Without any warning, communication, or opportunity to respond, the property was sold behind our backs. Had we been properly informed, we would have acted immediately. Instead, we were left completely unaware and have now lost the home we had committed to.

The lack of communication, professionalism, and basic courtesy throughout this process has been appalling. We are completely livid with how this has been handled and extremely disappointed in the estate agent’s failure to keep us properly informed.

Stay away - they are more interested in selling themselves than your house.

I contacted a branch of Connells in January with a view to choosing them as agents to sell my recently deceased sister's house. I felt in my meeting with them the agent made too big a deal about their success as large national company and their innovative sales methods and chose not use them and gave feedback to the agent. A few weeks later once the house was advertised by a rival local agency I was phoned by Connells trying to interest me in buying a house. I feel this was totally inappropriate use of my contact details. Rather than a giving a direct apology the young man (he sounded young) gave me a similiar spiel about the wonders of Connells I heard before. My advice is stay away from the corporate monolith that is more interested in selling itself than selling your house.

Excellent experience with Connells Grantham

I am looking to put my house on the market. Laura of Grantham branch spent around 90 minutes with me explaining everything, understanding my position, looking around and suggesting what I can do vis a vis my situation. She was 100% professional, wonderful sales lady and I felt that she was client focussed and caring and treated me as an individual, not just another client. Thankyou Laura, I look forward to working with you and your team.

Took our money and provided no service!

I would strongly advise anyone thinking of listing their property with Connells Aylesbury to proceed with extreme caution.

We were initially advised by Chase Caswell, who valued our property at £430,000–£450,000 and told us it could “easily” sell at £430,000. Based on this advice, we agreed to their “Pay Fee” arrangement and paid £4,914 upfront, having been told the money would be held at head office and not released until the property sold.

However, within just 3.5 months their advice changed significantly:

Initial Valuation: £430,000–£450,000

Within 6 weeks: Suggested reduction to £427,500

Within a further 6 weeks: Suggested further reduction to £400,000

This means a reduction of £30,000–£50,000 from the original valuation in 3 and a half months which is outrageous.

We received no offers and experienced numerous cancelled or no-show viewings. Despite this, Connells then suggested marketing the property at a level we would never have agreed to sell at, directly contradicting the original confident valuation that led us to pay nearly £5,000 upfront.

Given the lack of sale, the dramatic valuation reduction, and the fact that industry standard is “no sale, no fee,” we requested a refund of our £4,914 and were willing to move onto a standard no-sale-no-fee contract. This request was refused by the branch manager, Samantha Nleya.

It is extremely concerning that such a substantial upfront fee can be taken on the basis of a valuation that is then reduced so significantly within months, without a sale and without refund.

In our experience, this felt misleading and unethical. Sellers should think very carefully before agreeing to any upfront “Pay Fee” arrangement with this branch.

Appalling service

Made an appointment to view a property. For 3 days in a row they sent me a reminder to attend the viewing. I arrived & waited in the bitterly cold weather for someone to arrive. On phoning the company I was told someone would be with me in minutes. After a further 10 minutes I phoned for a taxi to collect me. The agent did eventually arrive but I told her that I no longer wished to view the property. I thought I would've received an apology from the branch manager but no such luck. Avoid the company.

Terrible service

Terrible service, this company will just treat you like a number. Remember you are not important to them. 1st they sold me a flat of non standard construction they claim they didn't know that, but there iwn surveyor know that without looking at the flat!

2nd the si called mortgage advisor for life, what a joke. Dan at mutley Plain branch in Plymouth couldn't be bothered to reply to my messages when I told him I was getting worried that I hadn't heard anything. But was very quick to respond when I said I was pulling out.

I had my hopes and dreams of becoming an investor in property smashed by them.

Di yourself a favor people use an online broker, they will not charge you any fees.

Broker fees are a rip off as they get paid a commission from the mortgage company too.

Never again will I deal with connells
