Unmatched customer support.

Customer support for this company is excellent, we have had some situations where I can't find my way out of and a simple call to support and they take their time to review the whole situation and notice other flaws I might've made. My most current situation I had the pleasure of speaking to Jaz she was very thorough and very easy to talk to and explain my situation. not once did she judge or look down on me for not knowing how to do certain actions and just helped.

Buildium representatives always assist…

Buildium representatives always assist me very quickly in solving any issues or answering questions. It's one of the things I love most about this platform is we can get immediate support by calling the customer service phone number. I recently had a request expedited on the same day which was a big relief.

Four Months of Rent Stolen - Buildium Won't Help Despite Court Judgment

We've used Buildium for years, but their handling of a chargeback case has been absolutely unacceptable. A tenant lived in our property for four months, paid rent through Buildium's platform, then fraudulently reversed all payments claiming "fraud." We obtained a court judgment proving the tenant lived there and owes the money - yet Buildium has done nothing to help us recover it since August 2025.
The real failure isn't just the chargeback - it's how Buildium abandoned us:

Missed their own deadline (September 30) with zero communication
No transparency on what evidence was submitted to the card issuer
Impossible to reach anyone with actual authority to help
No sense of urgency despite thousands in losses and mounting legal fees
Generic support responses with no real solutions

We have a court judgment in hand. This should be straightforward. Instead, we're four months in with no resolution and no path forward. Payment processors should partner with clients to fight fraudulent chargebacks - Buildium has completely failed at this.
If you're considering Buildium for payment processing, know that when fraud happens (and it will), you'll be on your own. We're now forced to explore legal action and alternative platforms because Buildium won't stand behind legitimate transactions.

Beware of Buildium

I wish other users had forewarned me about the terribly inefficient, consumer-Unfriendliness of BUILDIUM software and service. But, alas, I had to learn from experience that getting my rental properties uploaded on Buildium and activating the direct payment system would be a nightmare. I am now writing a review so that others will be warned NOT to make the same mistake I did.
Unquestionably, the salespeople at Buildium are the hardest-working, best trained and most effective at their jobs – they convinced me to invest in a subscription and set up an automated payment of $186 a month in a single persuasive phone call. However, after making payments to Buildium for five Months, I still could not get the services I signed up for to work. They promised that I would have a customer account specialist who would assist me in “on-boarding.” I had to wait for weeks to get an appointment with a customer account specialist, and after the appointment reached its limit of an hour, I had to wait several more weeks for another appointment to be available at HER convenience. I found the navigation of the website cumbersome and the requirement of banking reconciliation to be clunky and ineffective. The website is antiquated and unfriendly.
I am a property owner/manager (less than ten rental properties) with a clear goal: to simplify rental payment management with a payment portal. It seemed like a simple task, but NOT with Buildium. I wasted more money and time than I care to admit.

We appreciate you taking the time to provide this feedback, Marlena. To clarify the onboarding process, timelines can vary based on availability and responses to our outreach. We allot an hour per session because beyond that, we risk information overload, which can prevent users from successfully implementing the software.

After each session, we schedule the next one about a week or so later, in which time we encourage users to do their "homework" in Buildium based on what was discussed. For instance, after the opening balances call, you're encouraged to enter your bank balances, uncleared checks, outstanding resident balances, etc.

We understand that Buildium is not the perfect fit for everyone, and we wish you the best.

The Accounting for Buildium really…

The Accounting for Buildium really needs to be a full accounting system. Accountants that we deal with are not happy that they can't fully use the system because their are basic accounting functions missing. You have to understand that maybe more than 1/2 of this business of Property Management is Accounting and the half baked accounting system is extremely frustrating to deal with and is leaving us with a double entry system as we will need to have a duplicate system to handle the accounting.

tremendous growth driver in HOA management

Buildium has driven tremendous growth for our HOA management business. The software maintains non-existent downtime while delivering a constant barrage of improvements.

The Open API has been a game-changer, allowing us to automate complex processes like banking, AP, and even building security systems. User adoption is high due to the intuitive UI and robust mobile apps for both residents and managers, supported by a simple single sign-in.

The lack of resident ACH fees (premium plan) is a massive competitive advantage, reducing our check payments to under 4% in a very large portfolio. Real-time financials for boards provide ultimate transparency. Support has been world-class from our Customer Success Manager and ticket support team!

Great property management/accounting program

We have been using Buildium since May 2025. Prior to changing to Buildium we were using Quickbooks which we had over 30 years experience with. We changed to Buildium since the price for Quickbooks increased from $300 in 2021 to $1000 for 2025 (of course after we cancelled Quickbooks they then offered a reasonable rate for one years).

We are a very small homeowners association with only 23 homeowners. While exploring which accounting program to use our consultant kept telling us that the program is easier to use then Quickbooks. After initial setup and a slight learning curve we determined he was correct. The more we work with Buildium the more features we learn it has. We were only concerned about purchasing an accounting program and have learned this program is more then that. It documents emails and texts to our homeowners. One of the problems we had is that some of the homes in the association are owned by more than one person. Some have up to 6 owners. We can now set up each individual as an owner to a unit so we don't have to figure own which owners is the person handing payments this year. The program now allows us to send one email to every owner instead of numerous emails. This allows us to send only one email for the yearly assessment instead of at least 23. I expect next week I will find another feature we did not anticipate. As you can probably tell, I highly recommend this product.
