Avoid this company. We were given a very flawed Home Report. Category 1 throughout which was totally incorrect costing us a lot money and we have still been unable to move into the property.

As a chartered surveyor myself I am horrified with the home report provided by them. They missed significant areas of dampness which I measured and had a specialist dampness firm out to provide a report on - the findings showed £10k of remedial works being required. I went to the property again with a fellow architect who has a well respected preservation business and who is utilised by historic scotland to carry out specialist dampness and preservation reports. He too found high readings of dampness. This was raised by my mortgage company and they asked Allied to revisit and amend their report. Allied then revisited the property and refused to update their report to take into account the dampness saying they couldnt see any! I will be reporting this company to the RICS. For the dampness to have been found by three other experts but they claim not to see it is frightening. DO NOT USE THIS COMPANY as you will have zero recourse against them for their inadequate findings.

We have just used Allied Surveyors for EPC for our properties on the Isle of Mull and found them to be excellent throughout the process. All contacts were friendly, clear, efficient and courteous and the surveyor was very knowledgeable and considered in his work on site. Would not hesitate to recommend them.

Do not use this Company !
We requested a house valuation by this company.
A Director called Ellie Henderson was sent out to value the property, she never visited the property even though the house was almost complete and valued the property at £45,000 less than the asking price of £385,000. A complaint was made through their complaints procedure and the company never got back to us with an apology.
A second Company, Shepherd's of Galashiels and selling agents, Retties of Edinburgh both valued the property at £385,000.
My advice is avoid Allied Surveyors Scotland, particularly Ellie Henderson a Director in their Selkirk office, This woman needs retraining and the Company needs investigating.
Because of her incompetence, we lost our sale in England and had to put the house on the market again but were then caught in Covid Lockdown and were unable to move.In total we lost over £13000 because of this woman's incompetence !!

If you are in the process of looking for a new home and Allied Surveyors Scotland have carried out the survey on the property you are viewing, be VERY CAUTIOUS in regards to the ratings stated on their Home Reports, especially their 1 ratings.
You could be in for a VERY EXPENSIVE surprise when you move in.
To top it off they then LIE when they carry out their complaint process!

I bought a property that had been surveyed by Allied Surveryors Scotland and moved in early September. The home report that the seller had carried out had a rating of 1 and stated that there was no damp within the property.
Within the first week we noticed damp and noted this with the solicitor. We then had 2 separate professionals come out and check the walls. It was found that there was rising damp on main walls and one internal wall. Both stated that this should have been detected on the home report at the time.
After contacting Allied surveyors regarding this they stated that the weather was dry and warm at the time and no readings were detectable and that is why they gave the report a 1. This is despite the fact that 2 professionals said that this still would have been detectable and this was early September when the weather was also dry and warm!
I would advise anyone that is buying a property that has been surveyed by AS to have it checked over.
I'm currently having to go through my solicitors in dispute of this as we have bought a property om the basis that the home report was good. Both my 5 year old son and myself have asthma and we have bought a property that is riddled with damp.
This is unacceptable that they will not take responsibility for their mistakes.
Absolute sham of a Company.
Edit on respones from Allied surveryors- So damp only started showing between the months of May and September? After 2 professionals stated that damp would have been evident at the time?

Iain Mercer and Bernadetta Majewska let a retail unit for me on High Street, Linlithgow. As a team, they worked hard throughout the process and achieved considerable interest, resulting in a quick letting. I was very impressed with their continuous engagement and professionalism during the marketing campaign.
I purchased a property for £490,000 on the strength of a Home Report compiled by this company.I realise now that at the time of the report Sepa had a high risk of surface water flooding on their website relating to my property. It was an area with twice the footprint of my property , sited less than 30 meters away. Allied Surveyors failed to mention this flood risk in any way on the report!!!! After heavy rain I have a massive flood problem. When I contacted the company to complain they spent a total of 6 weeks involving two of their staff researching my complaint and came to the conclusion that they did not have a case to answer. I can not believe that a major issue like this can be omitted from a report that a buyer puts all his faith in and that they can simply say there was no negligence on their part. I am now in consultation with the Ombudsman , and hope that his involvement will lead to considerable compensation. Beware this company. If they can justify missing high risk flood warnings -what other defects will they miss in their report and be unrepentant!!
It’s three weeks since I posted my review. The company has made no attempt to apologise for its incompetence - no communication whatsoever! I now know why . RICS the surveyors regulator does not think that they have acted incompetently and are taking no action to rectify my situation. That’s why Allied Surveyors are doing nothing-they know that RICS in point of fact are totally toothless and virtually never take any action .
