Let me set the stage by saying that this is my first (and likely my last) use of a "hard-money" lender. As a veteran of at least 15 mortgages in my life, I have been through a range of lenders from, what I deemed good as well as not-so-good. The experience I had with Visio continues to be problematic. BSI Financial is the organization who is "managing" the loan. I sent them an invoice for $30 to catch up on a quarterly HOA charge and they paid with a check for more than $2,000. The fact that they are escrowing the HOA in the first place is unheard of but, then things like this occur. I will waive other opportunities like this to avoid another round.

Refinancing with Visio
Several errors throughout the process with Visio that were completely on their end. They are very responsive which is a plus. Their underwriting took so long that they cost me an additional loan payment whereas other lenders are much faster and more efficient. They are not as competitive as other lenders and they provided me erroneous information throughout the process with regards to title/closing costs.
