Robyn Was Brilliant!

Robyn Murphy looked after us for our move-in process. She was absolutely fantastic from start to finish. Answered every question we had and did everything required of us almost instantly every time. Made all the paperwork side of things really quick, simple and easy. Couldn't have been smoother. She deserves a raise!!! :)

Safe to say I would never recommend…

Safe to say I would never recommend Urban Evolution to anyone looking to rent In Liverpool. One of the most shocking companies ever

Only interested in getting your deposit and your 1st month rent after that good luck trying to get a hold of them you will wait round two week for a email back seem as a company they do no take phone call and this is shocking

No customer service giving at all, if there management team read the reviews I would highly recommend putting your staff on a customer service training course Just so they give basic customer service

I can’t say it enough do not rent any property with Urban Evolution will be your biggest mistake. Anything over 3 star ⭐️ on here is probably from the people who work here..

the apartments are delivered in poor condition

I have recently moved into apartment
Upon entry to the apartment I was very disappointed with what I discovered. The apartment has been cleaned to a very minimal standard, there is also a clear need for substantial paint work to be completed as the entire property is covered with marks on the wall.

What is even more disappointing is that this apartment is not what I was shown in the viewing video, what was in that video was a much cleaner apartment with clean walls which actually had a different layout so I know for a fact it isn’t the one that I signed for.

Upon first entry I also seen the extractor fan is broken and was set out on the table and the blinds on the left hand side window are also broken as well as very dirty.

Other defects that I have found are as follows and are evident in the images I will attach:

-Desk leg damage and surface stains/burns
-Entry door top marked
-Plaster range beside door
-Wardrobe door hinges broken
-Brown stain on kitchen counter
-Damages to floor
-Left window blind broken
- extractor fan broken

I do not think it reasonable

If I could give 0 stars, I would.
I rent a property at Parliament Place, Liverpool. I rent it through a local letting agent, but the building is managed by Urban Evolution so most maintenance issues have to go through them.
What was formerly the maintenance phoneline now gives you a message saying that due to reasons of "efficiency", they are "no longer taking inbound calls". They request that you email them (good luck ever getting a reply) or use their app to log a complaint. The app, which is rated 1* on the App Store, is impossible to use - 9 times out of 10 it crashes, and the other 10% is glitches and refreshing.
In addition, they flat-out lie on their website. On the page advertising Parliament Place, they talk about a well-equipped gym, a communal lounge... these things just do not exist. There is no gym whatsoever. They also talk about a "private" and "exclusive" courtyard... which in reality is a carpark covered in litter, accessible to anyone who walks in off the street.
They also boast of secure parcel collection (and yet in the lobby there is a sign requesting tenants not to have any parcels delivered to the building as they keep getting stolen). Parcels pile up on an unused desk area, and letter boxes are frequently broken.
Moreover, they speak of 24-hour security and a secure key fob door system. I have never ever seen anyone from the block management - there is truly no security or any kind of presence on site.
My worst experience was in November, when they took about a week to fix one of the outer doors, and during that time they didn't block it off or anything - it was just unlocked and open, and it could be seen as such from the road. I know that I was not the only one to report this. During the time that the door was broken, I was woken up at 6.45am by a man shouting and trying to enter my apartment. He tried to enter several apartments along my corridor. I'm a young woman living alone - it was terrifying. I reported this again but the door still wasn't touched for several days afterwards.
Every time that I needed to contact block management, the number rang out. In the end, I called the lettings team from Urban Evolution (who manage the block) and complained to them. They said the door issue was due to a missing part. Now, there isn't even a number to call.
Avoid this company at all costs.

Calum from the maintenance team was…

Calum from the maintenance team was very professional, came out on New Year’s Day to fix my toilet they had been broken even offered to come out on New Year’s Eve. Fixed my toilet and was in an out writhing 10 minutes not leaving a mess or anything. Even tho Urban Evolution are very shocking at customer service and 💯 need to put their staff on a training course to understand how to give customers. Top mark for Calum and the maintenance team who understands customer service and how to get the job done. Would recommend Calum to any in Urban Evolution who need something doing..

The worst. Ever.

I always hesitate to give anyone a terrible review, because I understand the impact it can have on a business when one malicious client puts a blot on an otherwise perfect 5-star record. However as at time of writing, 65% of Urban Evolution's reviews are 1-star and I suspect most of the positive ones are fakes from members of their staff.

I am a landlord with getting on for 100 UK properties which are run through half a dozen different agents, all of whom (apart from UE) do a great job and who I have given great reviews on here. UE however is deeply, deeply strange, bordering on the criminal.

UE took over management of two of the buildings where I own flats in Luton two years ago when the previous letting agent/freeholder went bust and was unable to pay the guaranteed rent. It seemed likely that they did some kind of dodgy deal in order to get the business (the old company went into administration shortly afterwards and the directors fled to Bali and Spain with our money). The first thing they did was to lock everybody into 2 year contracts, which is very non-standard for a letting agent. Then the spurious charges began:
(i) cleaning/inventory/check-out charged above rates stated on the contract and items not on the contract added (such as mid-term inspections)
(ii) mass maintenance items with no receipts e.g. 500+ shower heads replaced in the building without any check on whether the individual units needed it, charges for windows which under the lease are the freeholder's responsibility, inflated prices for new items of furniture and no receipts etc. etc.
(iii) charging of fees for a selective licensing scheme which was never implemented - they promised not to charge until licences were issued, then did a 180 and charged everyone £240 when Luton dropped the licensing plans before commencement.

Some landlords have not received a penny in rent from their units in 2 years of being with UE, due to all the spurious charges that have been applied to their accounts. All of these charges are deducted directly from the incoming rent so it is in practice very difficult to contest them, especially given that UE does not have a phone number you can call, doesn't reply to emails and keeps creating new email addresses that you are supposed to magically know are the right one without being told.

This would all be just annoying if it were the end of it. However, I've been threatened with physical violence and abused by one of the directors, who also accused me (without any basis) of a major crime by WhatsApp message when he was drunk one Friday night. I took this matter to the police but against my better judgement withdrew my complaint when he apologised. He has since then repaid my generosity by repeatedly questioning my mental health, has posted fake reviews about the competitior local agency to which I recently moved my business and even circulated a fake email trail purportedly between me and that agency, attempting to conspire to defraud other leaseholders.

These people charge relatively low headline fees, but they will scam you with all these unexpected costs, and they are at heart dishonest. The stated fees are so low that they couldn't possibly run a business without resorting to scamming. If you are thinking using them, avoid. If you are a current client, I bet you want out.

A comfortable service

They answer my emails within the same day. Always are kindly ready to answer questions. They make the renting process easy for tenants (I am especially referring to Kelseigh Durkin).

Make sure you take photos of EVERYTHING…

Make sure you take photos of EVERYTHING when you move in. They try charging standardised cleaning costs out of peoples deposits when moving out which is illegal and I am now in dispute with them through the DPS because of this. Their claim is for "deduction 1 - Cleaning
Description
£108: bedroom and ensuite clean, £75: contribution to deep communal clean". Is it a coincidence that £108 was my weekly rent? There were no further explanations of why they requested these costs, and all of my flatmates received the same, so it is now with the DPS to resolve- luckily I took photos and videos on arrival and departure. I can see many students getting caught out by this illegal scam.

As for the actual living experience - expect the desk to be unmanned 99% of the time and no answer to the 'emergency' phone. There was no on there at all on the day I moved out, despite calling all phone numbers provided, so I had to leave my keys behind the desk and hope they recieved them. Not to mention a huge security breach in 2019 where an unmanned security desk led to a drink woman finding a spare key to my flat and ending up in my kitchen!!

It’s been a very positive experience…

It’s been a very positive experience with urban Evolution and most importantly a positive and professional experience working with Kelseigh. Response to emails was quick, no question was too much and was happy to make changes to fit our circumstances when explained.

Room was as described.

This is a fraudulent company!!

This is a fraudulent company!!!
Stay away from them, they made me pay the holding deposit for the flat they didn’t even manage!!!
Additionally the agreement contract was sent with the details of the landlord that wasn’t even using their services. After the incident they stopped answering my calls or emails. The worst experience of letting agent in my life.
I strongly advice everyone not to use their services as they fraud people.

Stay away from this stupidity!!

Enquired about a studio asked several times about how much deposit I have to pay etc and constantly got thrown questions at me still haven’t been able to get an answer to my question. Been told I have to pay holding deposit of £807 which is illegally as a holding deposit can be up to one weeks rent! I’m not sure if your staff lack basic communication and fail to understand what I’m saying or your staff are just stupid and useless. Ahah jokes on you anyways I’m no longer interest you won’t be getting any money of me and I’m glad I’ve read your reviews seems like it’s a scam!
They don’t even have a bloody contact number have to contact them on email. Stay away and save your money!

Avoid at all costs !

Avoid at all costs !! They will do everything they can to keep deposits , they don’t do anything to help you unless money is involved … I recommend on arrival and leaving you take picture and videos .. just won a dps investigation dispute on them … worst letting agency ever !! So Unprofessional

Reading the other reviews it all adds up. First impressions are very important I saw a property advertisement in Liverpool for £15000 rang at 9 no answer to the calls emailed asking questions no response so i rang back two hours later to be told the property I was interested in was £150000! So I was told I would be emailed details of other projects which has still not happened…so so unprofessional it’s untrue…avoid in Capital Letters.
