A traumatizing experience
Honestly, I don’t think I am able to convey this horrid experience in its entirety with words but I will attempt to sum up some “highlights”.
My experience with this company consisted of:
- being double charged (they would send us same invoices multiple times)
- charged for services I never witnessed (they charged me €280 for cleaning even though they did not clean the house for my arrival, the house was extremely extremely dirty. Another time, I received a bill of about €3000 for electricity from previous years which they haven’t settled so it got pushed onto me)
- deceit (seriously, these people had me believing that I was imagining having heard their statements… thank god I had all the screenshots. Keep your receipts, people!)
- false advertisement (the pictures of the house in no sense whatsoever matched the true state of the property…. PLUS the viewing was denied. They seem like an official, put-together company, but learn through my mistake: always check everything for yourself)
- unsanitary living conditions (dangerous mold, insects and small rodents in the house. I had to clear all of that at my own expense)
- non functional facilities
- zero respect for your privacy
- discrimination (I was told things like international students cannot be trusted to cook in our houses safely and that I don’t know how things work in Holland… even though I’m Dutch by nationality…? but that’s besides the point. Not okay to say things like that in general)
- inappropriate price:quality ratio (for what the house was: dirty, full of mold and insects, nothing working it was way too expensive)
- neglect of my basic needs as a tenant
- entitled attitude (very often they cancel on you. For example when picking up the keys to our property, they first cancelled and then the next day they were 6 hours late and made us wait in the cold in front of their closed office. BUT when we were moving out they expected us to travel 2 hours to another city to return the keys to them)
- difficult communication (each time I had to communicate with them I was completely drained of energy, it’s like trying to have a productive conversation with a tree. Takes on average at least 3 weeks to resolve a MINOR issue because of all the back and forth and zero internal communication)
- hidden costs
- and many more
This organization claims to value your satisfaction and go the extra mile to ensure your comfort but it’s all a lie. Never have I encountered such mistreatment from a housing company. They love to say things like “we are sorry for the inconvenience”, “we value your feedback”, “we are working on improving” but these are just words and there are zero actions. Throughout my two years with them no one has so much as lifted a finger to fulfill a basic obligation from their end.
Having stayed with this company brought me so much emotional distress, it’s difficult to put into words. Just hearing the name “university housing” triggers me and gives me anxiety. I want absolutely nothing to do with this organization ever again but I thought it necessary to write this review in hopes that I can help someone avoid such mistreatment.
My advice: avoid.

Absolutely the worst encounter of my…
Absolutely the worst encounter of my life time. We have experienced being:
- Double-charged
- Charged for the services we’ve never received
- Subjected to deceitful advertisement
- Neglected as tenants
As a sum:
- Unsanitary conditions
- Inappropriate price-quality ratio
- Discriminatory attitudes (“International students can not be trusted with the correct utilization of gas stove”)
- Negligence regarding providing the absolute minimum of basic needs
- Sense of entitlement (only tenants are to be obliged to adhere to contractual obligations)
Any kind of communication with the company’s representatives has literally sucked the soul out of me and my roommate. There is zero transparency and internal communication. Random check-ups, disguised as an inspection, which in reality turned out to be informal visits at late hours with a bottle of wine and a six-pack of beer and expectation to be welcomed. Only this experience felt like an invasion of our privacy.
It took us enormous time and effort to receive our deposit back.
We strongly believe that this company abuses expats and international students’ obliviousness to the Dutch law.
We advice to not trust this company under any circumstances!

While our apartment was really nice and in a good location, the company itself is absolutely horrendous!
Besides the ridiculously high rent and a mid-term increase which was not communicated but enforced by a new contract that we had to sign because of „new legal regulations“ that were supposed to change nothing! We also heard that they increased the rent for our apartment by 400€!! for the next tenants.
Other issues:
- random visits which were not communicated
- planned meetings (like hand over of the keys) that did not happen without cancellation on their side
- fight over deposit including multiple calls and messages to request our money back
- random extra fees (e.g monthly and final cleaning which never happened even though it was stated in the contract)
- damaged front door for months even though we had random strangers enter the building and complained multiple times
- no own wifi router or possibility to have one
- no heating in the bathroom or hallway - it was freezing in winter
- one gas meter for three apartments within the building (we all paid triple for months)
= a lot of unnecessary stress, calls, messages and money

Problematic Company that Just Exists to Take Advantage of International Students
Let me start by saying that this company is not a total scam. The photos that I saw online did actually reflect the apartment that I ended up renting, so if you're worried about that, rest assured that "what you see is what you get". However, you might want to think twice about renting from University Housing if you don't like:
- Overpaying for rent (as well as arbitrary rent increases)
- Random inspections that feel like an invasion of your privacy
- A company that finds literally any excuse to charge you extra
- And a total lack of transparency
I didn't have any major problems with the company myself, but the other two tenants in the house frequently had issues that took months to be resolved. I really feel that University Housing only exists to take advantage of desperate international students who either don't have the time or money to look for accommodation elsewhere given the housing crisis in the Netherlands. Quite honestly, if you have the time, I would seriously avoid renting from University Housing. Now I just hope I can get my deposit back, but even that seems doubtful.

This was quite a bad experience
This was quite a bad experience. We had rented an apartment but we were treated as if we had a room in a massive student dorm. Mandatory cleaning multiple check ins, having to do tasks that just feel patronizing. The app was just a bad experience all around, and its not clear what the point of the app is. If this were a normal land lord company the amount of communication that is required could just be done via email.
What makes it all worse is that the basics do not work and its on us to have to jump through hoops and send reminders for tasks to be done. We had a broken window during the entirety of our stay, we had a broken internet that took months to fix; plus there was a rent increase above the legal limit for the year.
The people are lovley but it feels like they stuck in a Kafka-esq bureaucracy. We really loved the place and the location and we might have continued our stay but it just was really exhausting

The WORST company I have EVER housed…
The WORST company I have EVER housed with. Find somewhere else - this is not worth it. They take full advantage of students (especially international students) and DO NOT respond to emails or fix any issues with the accommodation or app.
Literally the WORST company I have ever…
Literally the WORST company I have ever met. This is now one and half month after we checked in, the furnitures are still missing, the hole on the door and wall are still there, and the doorbell still doesn't work. Two company stopped by, but nothing repaired yet, and all of things just bother too much.
Terrible service and rude staff.
When I arrived, the bins were full. Not only full of rubbish but also worms and flies. within 2 weeks of moving in, the bathroom ceiling started leaking, the shower door fell off, one of the flatmate's radiator was pouring water and one of the other windows is broken. Our curtains are all broken too. University housing told us any of this damage would have to be covered by us, even though it was obviously not our fault. I am so angry with the way they treated us and the way they deal with the issues we have. I am not happy. I spoke with the owner of university housing (or someone who claimed to be him) and told him I was clearly not the one who broke the shower door as I was away at a funeral and all he said was I would be charged. we also ran out of hot water in the first week. and the cleaners come late at night and sometimes stayed till 1am. we are students and need sleep. I will not be renewing my contract and honestly, I considered terminating my lease early.

The employee that handed over the keys was very polite and helpful. The procedure for setting up in the studio was explained well and the support infrastructure for reaching out to the agents is useful.
The studio is well equipped and brand-new.
To avoid confusion, it may be more beneficial to have an inventory list compiled specifically for each studio, as some of the listed furniture/equipment was not present.
Nice customer experience
I like the accommodation very much since it almost includes everything that I need , and I don’t need to worry about paying the electricity fees or water fees. Besides, the whole team reply you quite fast, they always help me when I have any troubles with my accommodation. In all, this is a good experience, I will choose them again :)

The communication is always sufficient and fast, granting me a kind of convenience.
