Not paying back my guarantee even though I won the court against them.

I am writing this review to share my full experience with University Housing Amsterdam B.V., as I believe it is important for others to be aware of how situations like this can develop.

I rented accommodation through this company and, after moving out, my security deposit of €2,100 was not returned. Despite multiple attempts to resolve the issue directly through communication, I did not receive a satisfactory response or repayment.

As a result, I initiated legal proceedings in the Netherlands. On 30 April 2025, the court ruled in my favor and ordered the company to repay the deposit, along with legal costs, court fees, and statutory interest. The total amount now owed is approximately €4,000–€5,000. The company did not appear in court during the proceedings.

Following the judgment, I allowed additional time for voluntary payment, but no payment was made. I then proceeded with a gerechtsdeurwaarder (bailiff) to enforce the decision. After several months of enforcement efforts, I was informed that the company could not be reached at its registered address, there was no response to phone calls or emails, and the bank accounts appeared to be empty.

Through further investigation using public records from the Dutch Chamber of Commerce (KvK), I found that the company is part of a structure involving multiple B.V. entities connected to the same director. This type of structure can make enforcement significantly more difficult when the specific entity that owes the debt does not hold assets.

At this stage, despite having a court ruling in my favor, recovering the funds has proven to be extremely challenging.

I am sharing this experience based strictly on documented facts, including the court judgment and publicly available information. If others have had similar experiences with this company, especially if you also have a court ruling or unresolved deposit issue, I encourage you to reach out so we can share information and explore possible next steps together.

it is a pity

it is a pity ! my daughter left her flat in Rotterdam in june and we still don't have any news of the deposit : 3900 euros is a huge amount ! we send mails and try to call with no results. I am affraid they are crooks... of course, we don't recommend at all...and if somebody from the company could call me back, please do it.

Do not fall for the good reviews

Do not fall for the good reviews. This company is a scam and the fact that they are allowed to get away with this in the Netherlands is a disgrace. I urge anyone and everyone affected by this fraudulent company to contact the police and take legal action.

THEY NEVER REPAY THE SECURITY DEPOSIT

One good piece of advice, AVOID UNIVERSITY HOUSING BV in Utrecht. We rented an apartment in Utrecht (Livingstonelaan 898) and they NEVER REPAYED THE SECURITY DEPOSIT after we left the apartment in August 2024. They do not respect their legal obligations as they could not care less about the tenants and they never respond to any emails. We now start legal actions against them to get the deposit back.

My daughter rented in Utrecht in…

My daughter rented in Utrecht in August 2023 a room through this company for two months. We paid the deposit and all other expenses before moving in. Once she moved in, she discovered a horrible and dirty place. We ask that the place would be cleaned or at least not charged the final cleaning but they said it is not their responsibility. Fortunately, she found another place and since November 2023 we are waiting for the return of our deposit. We have contacted them several times by phone as well by email but no reply and no return our deposit. Now we have no other way as proceeding with a legal action.
I hope this message will help to avoid other people and specially students to get cheated by this unreliable company.

Another stolen deposit here

Contact Mijhuurteam to try to obtain the deposit and also reported them to Utrecht municipality and the police.

A good idea is to hire registered Bailiffs that is debt agency collector authorized to open a court case and finally issue a bank attachment.

One of the worst rental agencies

NEVER RENT WITH THIS THIEF.

I experienced significant issues while renting an apartment through a certain agency from August 2022 to August 2023. Firstly, we encountered a rat infestation in the apartment, and the agency refused to address the problem, instructing us to handle it ourselves. The most concerning issue, however, was regarding the return of our deposit. Upon moving out on August 20, 2023, we were initially told that the delay in returning our €3500 deposit was due to ongoing cost assessments. However, in December, we were abruptly informed that the company had ceased operations, and as a result, we would not be receiving our deposit back. Efforts to contact Aram Sauer, the agency's owner, were fruitless as he was unresponsive to calls and messages. Additionally, the agency's customer support was unreachable through their app. This experience highlights the agency's complete lack of reliability and professionalism.

Avoid at all costs

University Housing is the stereotypical bad landlord of the Dutch Real Estate Industry. Despite being what I would regard as a good tenant, taking care of the rental unit, always paying timeously, abiding by house rules and handing the unit over in a clean and orderly state, I have been waiting for nearly four months for my deposit to be refunded, to no avail. The UH phones have been unanswered, emails were ignored and so were my messages on the UH App. This week I finally received a letter from UH stating that, while I was entitled to my deposit refund, I would not be getting it because they had CLOSED DOWN their Rotterdam division because they had 'run out of funds' and were 'unable to fulfil the requirements of the new law', which, from 1 July 2023, requires landlords to pay back tenants' deposits within 2 weeks after the end of a lease.

Some other incidents which I experienced as a tenant of UH include

• A random male UH employee showing up at my door after 8pm one night unannounced, demanding to 'inspect' my unit - I refused.
• Frustration with repeated WiFi outages - the router was in another apartment, inaccessible if that tenant was unavailable.
• Being subjected to repeated 'inspections' of the unit, including a UH employee opening my cupboards and looking inside, which I regard as an invasion of my privacy.
• Being instructed by a UH employee that I must 'clean the gutters' on the roof of the building, which is clearly the landlord's responsibility, and not even accessible from within the confines of my unit.
• The entrance to the building was constantly dirty and stank of mould. Although UH claimed that it would clean the common areas of the building, this was never done.
• Having to unpack all the kitchen and lounge cupboards and the fridge/freezer so that UH cleaners could perform an 'annual deep clean'. Included in the instruction was that 'anything left lying around will be thrown away'. The 'deep clean' was nothing of the sort - the cleaners hardly did anything and then left.
• When I initially rented the unit from UH, I paid one months' rent as a deposit. Near the end of that lease, I was told that I could extend my stay, which suited me as I was completing my studies. Without warning the new contract suddenly now required two months' rent as a deposit, and of course the rental was also increased. This large sum was never refunded, as the they have now 'closed' their Rotterdam division and claim that there will be no liquidation as 'they have no funds'.

No matter how desperate you are, do not rent from University Housing. They are abusive extortionists who create financial hardship for desperate students.

Tiny apartment (<25 sq m) and rent…

Tiny apartment (<25 sq m) and rent increased from 1250 to 1400 in the middle of the year. Staff was super unhelpful: I had issues with my laundry machine, fire alarms, I had a hole in my window that was never repaired and left me freezing all winter, the staff never helped with any of it, each problem was mine and not theirs and they made it very clear. I moved out over 4 months ago and still haven't gotten any information about my deposit. It may seem convenient if you are moving from out of the country but the whole company centers around taking advantage of internationals who don't know Dutch apartments or law -- they used to have the option for google reviews and now they don't, because many people are having similar experiences. I've been renting for almost 10 years and never had a bad relationship with my landlord, and this experience was horrible and shocking. It is not normal. Do not rent from this company.

It is a shame I did not read this before. These people are professionals at stealing your money, that’s the only thing they do right.
I have been force to hire a collection company to recover our deposit. They would not even answer.

SO terrible !!

During my stay, I paid an expensive fee and was harassed by rats. The house is also very dirty. Unfortunately, I did not get a happy ending in the end, and my patience did not bring good results. Four months have passed since the agreed deposit return deadline. They had no intention of returning the deposit and were always avoiding the question. I think I need to find a debt collection agency too.

Support baited me on lower costs…

Support baited me on lower costs (deposit, rent 410, 200 for check in). Turns out they add useless extra costs 300 euro, 340 euro for cleaning and utilities. Miss on support didn't mention those things and baited me into renting it.

Worst rental company

Worst rental company. Expensive for what they offer.
I've tried to contact them several times for a neighbour nuisance I was facing for months (the neighbour was renting to them) and they did nothing about it.
Also, they didn't fix any damage I reported at my checkin resulting to a glass breaking into million pieces almost injuring me.

Not only that, but after 5 months I still don't have my deposit back.

Better stay homeless than rent with them

Do not trust them, worst agency ever

This agency is trying to take as much as they can from you and is not understanding, leaving you on your own when there is an issue.
We had mouse in our apartment, they didn’t helped.
9 weeks to have your deposit back (I do not have mine already and back tho)
Taking 300€ fees if you want to leave the apartment earlier and 100€ for the final cleaning.
Be careful to your end-date. If it is in august they will plan it on the 16th instead of the 15 as it is a day of. Therefore they will charge you until the end of the month.

Avoid University Housing!!

I strongly urge anyone reading this review not to rent with Univerity Housing. After renting one of their apartments for 10 months they have never failed to disappoint us with their lack of professionalism and consideration for their tenants, as well as just lack of basic integrity.

Some of the main issues I have had with them include the state in which the apartment was delivered:
- it had clearly not been cleaned, me and my roommates had to spend quite some time cleaning the apartment ourselves despite the claim that University Housing had arranged for professional cleaners.
- Several items in the apartment needed to be fixed, yet never were despite our best attempts to continuously reach out to University Housing. (a bedroom door, a ceiling lamp that was about to fall etc, a leaking toilet etc)
- University Housing also charges more than reasonable rent for this apartment given its state.

Another issue we had was a last minute check up by University Housing employees on a Saturday evening after being told we had to be available from at least 10am to 9pm, receiving that message on the evening before without any opportunity to tell them we were unavailable. including this we have also been made to feel very little every time we had to communicate with University Housing. It seems like they do what ever they want without consideration of their tenants, and frankly it is quite predatory given that they aim to rent out apartments to students. Why else would they call themselves Univeristy Housing?

Perhaps the most damaging issue is the fact that University Housing has failed to pay us back our deposit after nearly 10 weeks. Each time we have inquired about where they are in the process of refunding us they reply that the person which is responsible for that task is unavailable or that they have not yet calculated what the cost of cleaning was. this comes in addition to University Housing telling us on three separate occasions to receive the deposit from the new tenants, where we each time asked them if they were completely sure that this was the way to go. when we then received the deposit from the new tenants University Housing realized their mistake we were made to pay back the deposit to the new tenants costing us transfer fees as well as conversions fees. None of which University Housing offered to compensate us for.

Again, please no one rent from this company, you are much better off not doing so. We still have not received our deposit back, and unless they refund us soon we will have to contact debt collectors.

By the way, we were specifically asked by Univeristy Housing to leave a positive review, because they really needed it. I prefer being honest

Do not rent at this place

Dear students,

I know that you all are stressing out because it is hard to find an accommodation in Rotterdam. I’ve been there too, but please whatever reason you had, do not ever rent from this place. I only live 3 months due to their mistakes but my living expenses is higher than 6 months i have been living in other places and it is not even my mistakes at the first place.

it’s not worth it.
