Another one bites the dust
I have been a tenant for 18 years. For about 14 years I was with Network Rail until this company took over. My property was leaking badly that you moved around with umbrella. That was how bad it was. I requested to get permission to repair the roof none was given. They continued demanding for rent. Today I went to clerkenwell Court and repossessed the property I have occupied for 18 years. This company is wicked. They rather have property repossessed than keeping tenants in. I built this property from scratch and now have given me 1 month to move. The worst landlord we've ever had
Greedy & useless are the 2 words we & various customers of ours who are also Arch Co tenants turn to. For the rent charged especially, the service is beyond pathetic. We've had substantial issues, none of which have been addressed in over 4 months, including: huge leaks & black mould, damaging stock & computer equipment. We got confirmation in writing before signing the tenancy that there was no service charge for our premises, yet they have been charging us a service charge ever since, & have not remedied this nor refunded the falsely taken (direct debit) funds. We also submitted architects plans for a mezzanine over 4 months ago, that they have made little or no progressing approving (except noting more and more fees they'd like paid). Add to that our premises manager is beyond useless; they never respond to emails, rarely ever answer the phone, & at most say they'll 'get back to you tomorrow' and then do not. Arches can be wonderful space, just such a shame that the Arch Company is the landlord & operates in such a way.... Also to note: I have already contacted info(at)thearchco.com & feedback(at)thearchco.com, among many others, even wrote a physical letter to the ceo - not yet had a single reply... UPDATE a few weeks later: thanks to one individual at the arch co, contractors were arranged to try and fix the leak (Swallow Services did a great job; although the Arch Co has just stopped using them). However we have still not had a single reply regarding the other 2 issues - exactly the same for the last 4 months the Arch Co have only said 'this is being investigated', but after 5 months now, they still have not paid back a penny of over £1000 they have (by their know acknowledgement) falsely taken in service charge bills, that were incorrect, nor have had no update or reply on the mezzanine we needed to build months ago.... also to note, info(at)the archco have not replied to any of the emails they requested we sent them here, except to say 'we're investigating', yet no progress has been made nor any update given....

Impossible to deal with
Arch Co complete lack of contact.
We have been unable to get hold of anybody in Arch Co who deals with our premises. We are trying to change internet providers at present. The new provider requires a signed authority to connect the high speed fibre to the premises we rent from Arch Co. Simple - or so we thought. We haven't had any response from anybody we would normally deal with. Contacted the main switchboard at Arch Co to be connected to our asset manager, and when I gave their name was told that they do not exist. Useless as landlords despite us paying over and above what the rent should be and putting up with incompetence. Our previous asset manager had entered the wrong (a lower) amount in our rent review agreement. We of course signed it. It took 2 months for them to realise the error and from that point we were hounded and bullied by them (even calls to personal phones at 7am) until we signed a replacement agreement with the correct higher amount. That said, the previous landlords Network Rail were considerably worse.

This company doesn't work properly.
I scheduled an appointment to see an arch,
I went there with a company employee and showed me the arch.
She knew I wanted to put it there, and then she replied by email that she couldn't rent it to me because my business couldn't fit a car inside.
I had said that I worked with cars, but they showed me the place first and then told me I couldn't fit a car inside.
So I scheduled another space to go see it a few days later,
They scheduled it for a Friday morning. The day before, they sent me an email almost late in the afternoon saying that I couldn't show it in the morning, that they could only show it to me in the afternoon.
I replied to the email, when they replied later that day that they couldn't show me the place because I replied to the email too late. For me, this company is useless. They don't treat customers as a priority.

Poor set up
Poor set up ,
Got property in near me , with a to let sign up no information online .
Phoned up to be told we have the lease hold we have no plans to let them because they need work and have no plans to start the work anytime soon. Could be years.
I offered to take a unit and do work myself but was told computer says no.
Why why why would you put up a to let sign for property you can't let waste of people time

Disgusting company
Disgusting company. Raising rents extortionately, by over 100% without consideration. They would rather close a business and have the arch empty, than come to a moderate solution. Tons of their arches now lie empty - its just bizarre business sense. They also take no responsibility in the repair and upkeep if the arch structures. Passing these bills onto tenants. I personally cannot wait to see this business fail.

Not great
I have sold my business recently and The Arch Co took an extremely long time to process the transfer to the new owner. This not only caused everyone involved a lot of distress but highlights how badly the company operates. Naomi Grant from Arch Co however, was very helpful to me and is exceptional at her job. Naomi goes above and beyond, she is very professional, communicative and gets things done. Naomi is a credit to Arch Co. I would also like to mention David Elmsley who was also very professional and helpful during the process.

Danielle is always working hard for our small business, and has spent time getting to know how we operate.

Update. Arch co. Have now flagged this review as containing "harmful or illegal content". Genuinely one of the worst companies in operating in the UK. It is very on brand for the Arch Co to try to censor any and all negative comments or press they receive.
You have only chosen to reply AFTER Trust Pilot rejected your flagging of this review which I think shows your true intents.
Update to Arch Co's response: Yes you did provide some form of rent relief during COVID. So did the majority of landlords, that does not make you either special or benevolent. You have also cut services severely whilst keeping the charge the same or higher. On our strip of four arches, two are empty and decaying after being forced out by over inflation rent increases, we are being forced to relocate and the fourth business is withholding rent until you sort the problems caused by your mismanagement and the cut to services.
The units flood when ever it rains. We now have rodent problems. It has taken arch co months to realise what everyone is saying, that these rodents are living externally in the car park and entering all the properties through the holes in the decaying walls.
The rodents have only become an issue AFTER Arch co. cut all the services. Our neighbours are literally having rats die in the walls and have since also had fly infestations.
As a comparison of rent and as to why I refer to you as "parasites", our rent is similar to a proper retail unit on the busiest shopping street in the city, but with no insulation, terrible damp issues, rodents and a landlord with a deaf ear.
Terrible, terrible company.
Ripping the soul out of communities across the country.
Upping the rent (significantly), lowering the services (significantly) and bleeding businesses dry seems to be the order of the day for Arch Co.
Genuine parasites.

Horrible company. They have no coherent business plan at all, apart from raising rents by ridiculous amounts. It’s not even to ensure profits grow, it’s more extortionate than that. It is pure GREED.

Extremely poor company
Extremely poor company. After dealing with Network rail for 10 years things were golden. Arch company took over, increased rent, altered contracts for internal and even external work to be the tenants issue.
We took on a property which we had resided in for some time, had many issues and we expected a slightly lower price due to the arches being dilapidated. No.. (We are under a disused line) Work was carried out on the local lines and drainage was pushed else where. In which we felt the affect. Now have water sitting within the cladding, rusting, corrosion and many leaks. Internal and external, which is now our issue.
First building i have leased, where the property is 100% maintained by the tenant!
Avoid and look else where. 12 years in and now trapped in this mess.
ArchCo also have hidden costings. Pay a little more/less find a different tenant and you will be better off in future.
