SubTo has been a game‑changer. Pace and the senior members genuinely pour their experience into the community, and the staff is always ready to help. The support is real — people lift you up from day one. I learned Subject‑To, Seller Finance, and Co‑Living at a deep level and have already partnered on one co‑living deal and two small multi‑family projects in Houston. The value far exceeds the cost.

SubTo has honestly been one of the best communities I’ve been part of in real estate. A lot of groups talk big, but there’s actually people in here doing real deals and willing to help. I came in mainly doing lending and wholesaling, and being around the community helped me learn a lot more about creative finance, fix and flips, and how to structure deals better.

The networking alone has been huge for me. I’ve met solid people, learned a ton, and made connections that actually bring value. If you actually put yourself out there and take action, there’s a lot of opportunity inside SubTo.

I joined Subto in September 2021. It was a birthday gift to myself. Best gift i ever received!. This community has changed my life in ways i cant explain. Ive made some great friends in this community and done some good deals. I feared joining at first because the real estate industry is a place where a lot of scams take place. Although true, this place definitely isn't one of them. The value per dollar spent is insane!. We have trainings to teach us how to protect ourselves and our sellers. That alone is worth the price to get in. Please do yourself a favor and come change your life!. See you soon.

I joined subto 2 years ago, and my life has never been the same! I've never seena greater go-giver than Pace. Every day I am challenged to think bigger, grow higher, and step outside of my comfort zone. The community, the relationships, and the constant learning have been life changing. Surrounding myselft with people doing incredible things and being apart of this community has been the greatest blessing in my life. The best is still yet to come!

Excellent value for what you’re getting. The community is always willing to help or give feedback no matter where in the US you are or experience level you’re at. Lifetime access for today’s investment is well worth it. Of course, nothing will work unless you do, and this business and community keeps you grounded in that.

SubTo has given me so much real estate knowledge, confidence, & an amazing community of incredible people who are like-minded go-givers who want to help others. There is no other community out there like SubTo. I have grown into the person who I was supposed to be. SubTo taught me the blueprint in how to step into that identity in order to grow. Great community, real players helping each other out in here. If you're new to the business the trickle down effect really works here as you climb your way to being a more experienced investor. Everyone is super nice and helpful and treats you like family.

My husband and I joined the Subto community in the Fall of 2025, and attended the RV Park Challenge in Arizona. It is amazing how much information is available for education and training within the community. It is a crazy amount--like someone giving you the keys to a candy store as a kiddo and saying, "Here you go, kiddo!"

That said, shiny object syndrome is a real thing. But it's a good problem to have, right? Which piece of candy do I want first? The cool thing is, whichever path you choose, there are people who have done it before you within the community. And I've found that most of those people are available to schedule a call with. Many even host live Zooms regularly within certain asset classes, which makes it super awesome when you have an issue with something.

For example, my husband and I were looking at an RV Park that was soon to be for sale in our area. Since we were new to underwriting, we were able to hop on a weekly live Zoom call with a an awesome rock-star RV Park veteran investor within the community who just volunteers his time every week to help people underwrite RV Parks. He was so gracious and walked us through the underwriting. Gold.

It does take effort. No one is going to spoon feed you (well, you kind of get spoon fed considering all the trainings and lives). You have to do the uncomfortable things. You have to pull yourself out of shiny object syndrome. You have to pick a path. Pick up the phone. Follow the steps. Actually open your computer and look for what trainings you want to do. Check the calendar and select which Zooms would be most beneficial for the path you've chosen.

But man, Pace really couldn't possibly make it any easier. I have yet to meet him in person, but I look forward to the day I can give him a big-brother hug--because that's what it feels like in this community. He really pours his heart and soul into doing everything he possibly can to genuinely help people succeed. I am floored by how much personal time and effort he continually puts forth to go out of his way to help people pair up, take action, and genuinely succeed.

I will say, we thought we would be able to buy an RV Park on our own after training, but we discovered that it is really better to find someone to partner up with who has already done it, learn the ropes, and then do it by partnering with the right people. There are plenty of people in the community who are doing it and willing to work with newbies. Again, though, it is on you to take action, research, and pick up the phone and build those relationships.

Oh, and one more thing: the relationships and friendships we have made within this community have been well worth the investment in and of itself.

Does it take effort? Yes. Does it take perseverance? Yes. Does it take stretching your mindset and growing into a better version of yourself? Yes. Does it take partnering up with people who have gone before you and know better, and taking messy action? Definitely.

If you don't plan to put yourself out there, meet new people, learn and grown so you can then help others learn and grow, then it's probably not for you.

But if you're okay with consistently pushing through feeling uncomfortable to attain your real estate goals, this is a great path.
