Not Good

They tend to give you a high valuation to get you to put your property for sale with them. Then you hear nothing from them and they do not return your calls.
They also get you to pay upfront the cost of producing photos and a sales brochure. So they cover their costs whether they sell your property or not.

DO NOT USE

PLEASE READ MESSAGE WHICH I SENT TO STAGS (LETTINGS - HONITON) Remove me from your mailing list immediately please. After my conversation with you moments ago, it is obvious that the way you treat your customers that have interest in any of your properties is as just a number and not an individual. You have dangled a carrot in front of me once again with a property that is of massive interest to me, as it would be perfect for family to visit, only to be completely non-flexible. As soon as I received your 'Spammed' email for the Barn Conversion in Whimple, I responded and stated my keen interest. I then receive a phone call today to say the only time you can give me is 0945hrs on 22/10/25. I then explain that I am on nights and can't make that time, with your only other option being 8am!!?? It just shows your inept ability to listen to the individual/customer and furthermore, only clarifies that you work on purely a numbers basis, without the customers needs at heart. In other words it's more like: - Thanks for showing your interest in the property, this is the only time we have, so tough luck if it doesn't suit you & thanks for building our customer list so we can Spam out more properties!! Simply numbers bias, without treating people as an individual. Oh yeah, most people that would be interested in properties like this would be a professional couple/individual. Myself, I am a professional working individual. Therefore, I work either a full day and/or night shift. So how on earth would I be able to visit a property between 8am-9.45am at the drop of the hat/less than 48hrs notice?? Thank you so much for ruling out Individuals who go out and work!!

Exceptional service 👏

We recently sold our house through Stags in Barnstaple. Exceptional service. Ben, Lynne and Zack were our main contacts. Nothing was too much trouble. Kept us calm through a stressful process. Big shout out to Ben. He was just superb. We had complete faith in him. Highly professional. Would highly recommend 👌

They just wasted my time

They just wasted my time. Plymouth branch sent someone to do written valuation for Court of Protection requirement, which was explained to them before they came. They came & did a good job for a verbal valuation BUT then failed to deliver a promised report or communicate properly with my attempts to obtain said report over the next month or so!

Purchase experience

I dealt with Ben in Barnstable on the successful purchase of a sea facing apartment near Woolacombe. Extremely professional and efficient throughout. Gave sound advice and helped me a lot.
Highly recommended.

Not only did it take many attempts to get the representative to actually turn up and value my property for rental, but even after they did, they have ignored me since and not actually replied with any validation or report. I have chased the representative several times and even the general enquiries several times over the last six months but have had zero replies. A terrible company with non-existent customer service.

I have never been more disappointed in…i dont know if they are humans, have emotions of a robot

I have never been more disappointed in my life with how Torquay stags conducted themselves through our buying one of there properties, it was a barn conversion.

We have been looking for years for the right place, saw it, viewed it, put an offer in. Was accepted. Then the buyer prob got some interest even though it was sold, stags used excuses to put it back online. Within 4 hours I had given them all they asked for. But still left it online.

They did get some cash buyers, then stags said I should sell and rent, great financial advice.

Anyway it turns out the cash offer wasn’t as much as ours, so back stringing us along, I had done so much back ground stuff by now. Our buyers are all ready,

Then stags called my agents to find out from the chain, our buyers were happy to break the chain, then they called our mortgage agent to find out about that. So we ticked all the boxes, stags emailed me to say even tho had a cash offer they still really considering ours. So we were really hopeful,

As time went on heard not much, then had to get our agents to call them to find out what’s going on, turns out they got a huge cash offer including the sell of the property behind. Gutted and stags didn’t have the balls to call me to tell me. Very bad form, these buyers wouldn’t have had a chance if they stood by our original offer, we have more rights buying a can of beans from supermarket. Be warned if you have a mortgage don’t bother using stags, the industry needs to be regulated. For normal family’s trying to find their dream house have no chance against people that have half a million pounds in cash.

Hope came out of Pandora’s box.

Seems like they are void of emotions, I suspect they all have simba mattresses, that’s how they sleep at night. They would still get paid if they give it to the local family or the rich person. I think we will just stay put now, what’s the point.

I submitted a review yesterday about Stags, which is now published. I wish I had searched Trustpilot before I made contact with them. Out of the 42 reviews, mine included, 47% were 1 Star, which you can accept are genuine. However, when I read those that gave 5 Stars, I became very dubious: One from the Netherlands, one from the USA, one from New Zealand from someone who predominantly comments on online gaming casinos! There was one who praised Luke from Stags at Totnes (see the review given about Luke by Tom!! The wording on many of the others doesn't ring true either, but who am I to say they are staged? Draw your own conclusions!!

great professional service from the Totnes team

On our initial visit to Stags Totnes we were warmly welcomed and all staff were friendly. We have subsequently dealt with the Stags Totnes office over the past few months, both in person, but largely by phone and online due tour remote location from the office and they were very helpful and professional. We dealt initially with Imogen but sometimes in her absence, Luke dealt with our enquiries and was fully up to speed with our house purchase. Equally important is the friendly, professional way the telephone is answered and swiftly put through to the correct person or someone who can handle the query. Well done to all.

Avoid Stags if you want to buy a house

In the last 18 months we have had three run ins with stags as buyers.

-The viewing on the first house went well enough, but stags used a third party to conduct the viewing and the lady didn't know anything about the property other than how it was decorated (she was very nice though!). They then withheld information about some important details that would have seriously devalued the house and potentially made it unmortgagable- it's not like these things won't crop up during searches and surveys, so why hide it?

-On the second house, we booked a viewing 2 weeks in advance (the only time stags could do apparently). Stags then called the day before and told us that someone had made an offer and if we still wanted to view we had to put in a higher offer. We didn't get the viewing and we later found out from a local that there never was an offer at that time. It sold a few weeks later and fell through again before finally selling to a cash buyer (the only people stags let view houses!)

- The third incident was trying to arrange a viewing on what looked to be a perfect house. As soon as it hit right move, I asked to view with the intention of making an offer at the asking price. No one got back to me. Put in another request, no reply. We suspect that it is because we haven't exchanged contracts on our current house, but haven't had any confirmation from stags either way.

We have spoken to others and have found that Stags commonly recommend that people sell their house and just rent so they can be immediately proceedable- terrible financial advice and still acting as though we are mid-pandemic.

We now actively avoid any house listed with them, no matter how perfect it is as we don't want to deal with them.

They should stick to auctioning off swathes of farmland for development at Strawberry Fields.

Unbelievably bad experience

Luke from Stags Totnes came to visit my property a week ago ( Wed 26th March ) to carry out a valuation. I made an error with the time of the appointment however it made no difference to the appraisal as I was at home anyway. I was not informed at any point that the response would take so long.

After waiting for a response until Monday 31st I followed up with 3 emails and 3 phone calls across 3 separate days in order to try and get a response. I received nothing until over a week later ( Wed 2nd April ) when I received the below email.

Make your own conclusions:

———————————————————

‘Dear Tom,

Thank you for your emails and calls, and I apologise for the delay in coming back to you. I had informed you that I would aim to respond early this week, having been away towards the end of last week.

That said, I understand from my colleague that you have since confirmed you will not be proceeding with Stags. In light of that, I will not be providing any further advice or service.

As I am sure you can appreciate, it takes considerable time, effort, and cost to carry out a valuation, undertake the necessary research, and follow up with a detailed report. I also felt, candidly, that our initial meeting lacked a degree of professionalism, given the appointment had been mis-timed and our conversation felt somewhat rushed as a result.

I appreciate this may not be the response you were expecting, but I hope you can understand my position. My focus now is on supporting clients who have committed to working with us.

Best regards

Luke’
