Extremely Disappointing – Beware Before Engaging Roof Seal

I paid $15,000 for what Roof Seal marketed as a “premium” roof restoration at my property. Unfortunately, the experience has been deeply disappointing.
The facts:

The roof coating failed twice within months, showing bubbling, peeling, and stripping.
The job remains defective and unfit for purpose, despite being sold as a premium restoration.
I was assured no subcontractors would be used—a major selling point - but subcontractors were involved.
Work was completed in unsuitable weather conditions, despite my clear request to postpone due to rain concerns.

Communication was consistently poor: delays, unanswered emails, and repeated broken commitments.

My complaint escalated to the Managing Director. Despite this, the company refused a refund—even though these repeated failures clearly meet the definition of a major failure under Australian Consumer Law (Section 267), which gives consumers the right to reject a service.
I have lodged a formal complaint with Consumer Affairs Victoria and submitted an application to DBDRV for conciliation, seeking a full refund of $15,000 under ACL major failure provisions, due to Roof Seal’s refusal to refund - a clear violation of Australian Consumer Law.

I’m sharing these facts so others can make an informed decision. Based on my experience, exercise extreme caution before engaging Roof Seal.

Roof Seal did a great job…

Roof Seal did a great job from start to finish.
Rep who did the inspection and quote was helpful
with his information. The two workers were punctual and kept me informed of their daily activities.
The roof looks great and everything was cleaned up and tidy when they had completed the job.I am very happy with the final result .Highly recommend them.

Won't be using Roof Seal

Won't be using Roof Seal. Being a well known Co advertising on tv, quote was very unprofessional, unlike other quotes on company paper, this was just written on a writing pad, no company name mentioned . This I suppose doesn't mean they won't do a good job but gives a poor impression. Asked if they could email a company quote but was told, we don't do that.

No warranty cover after 3 years ( says…

No warranty cover after 3 years ( says 7 y) after paying 2/3 over the normal cost. The "extra" work now for 1 roof valley quotes $3,500..got a fantastic job done by a sober roofer for $500. Can't reiterate enough how dishonest this company is. I implore you to research & don't be taken in by the hard sell & "urgency " pushed. I can't see how this company is still in business

I found roof seal very profeional

I found roof seal very professional.
I had no issues at all.
David, the tradesman restored my roof brilliantly.
Answered all my questions, cleaned up behind him, and the job is done perfectly.
First day cleaning roof, accid clean, then following two day's repionting, final day spraying.
Job took four days.
Im a tradesman myself and although I don't know anything about roof restorations I certainly have the ability too soon tell who I'm dealing with.
This tradesman was thoroughly professional. 👌

Roof Seal Review

In 2018 I engaged Roof Seal Mt Waverley to conduct a full restoration of roof of my home, including installing 4 gutters. After experiencing flooding gutters and lounge ceiling damage in 2021 I contacted Roof Seal Mt Waverley and was advised to e-mail Roof Seal head office. No response. Following months of further calls a Trade Supervisor came out, checked roof and gutters, he said Roof Seal responsible for repairs, he could see what was wrong with guttering but couldn’t fix it as he wasn’t a licensed plumber. He removed tile/s near lounge ceiling leaks, said he’d write a report and get back to me, took 2 spare tiles I had to get them painted ready for repairs. Months later, after no further contact I contacted Roof Seal Mt Waverley again, was told by Trade Supervisor work approved, he was waiting for an available plumber from head office. Nothing happened. I e-mailed Roof Seal head office again, finally got a response in March 2022 stating Roof Seal Mt Waverley (apparently owned by Techo Melbourne Pty Limited) was no longer a franchisee, new franchisee not responsible, also issues with Covid, new franchisee may do something but not likely for another 12 months and I would likely have to contribute financially. Techo Melbourne Pty Limited (owner of Roof Seal Mt Waverley) voluntarily deregistered by ASIC September 2022, more than 12 months after my initial e-mail to Roof Seal head office in September 2021. In the meantime further roof leaks are occurring causing damage to my home. Now need to go back to VCAT with certificate of conciliation (not resolved) from DBDRV. This of course will take many months, will pursue potential media outlets. I believed I was contracting with Roof Seal, failed to notice it was Roof Seal (Melbourne), a franchisee. As far as Roof Seal Australia is concerned, I don’t matter. I’m an elderly woman, a retiree, I can’t afford to pay yet again to have my roof and gutters fixed. This of course shouldn’t be relevant! I want my money back and repairs to two ceilings in my home.

This company operates on a franchise…

This company operates on a franchise model. You are not dealing with the company direct. The Victorian franchisee I dealt with was Techo Pty Ltd trading as Roof Seal (Melbourne). Techo is based in SA. Thery have since been replaced by another franchisee. Techo used the wrong product on my roof and it is flaking off. Needless to add, Techo has not replied to my written complaint. I am now suing Techo in VCAT.
