I first contacted Pisoria around 4 months ago. After a few viewings (all virtual as I was living outside the city at the time) I found something that suited my needs. The viewings were conducted well, especially considering the difficulties of doing them over a video call. The rest of the process was very speedy, I had a move in date sorted within a few days.

Michelle was very helpful too. Quick to respond and ultimately, the place I moved into was her recommendation.

My stay here has been a nightmare, in terms of health and safety, and I have detected many different instances of what I consider to be malfeasance, basically them trying to legally defraud me.

The house, I discovered later, had several structural issues that Pisoria knew about, as they had been reported several times by the previous tenant (they say they had "forgotten about it"). From the very beginning, the salesman, pressed me really hard to put a down payment on the house on the same moment I saw it, saying that if I didn't immediately do it, the house would be gone. He also pressed me to pay 3 of the 5 months in advance, including the last 2, so that basically a few months in I would already have paid for the whole period. I already had in my bank account all the money to cover the 6 months of rent, and I also had a guarantoor, and a job, but Tom just said that it would all be much easier to pay everything in advance.
A few weeks after I moved in, when it started to rain, I started smelling an incredibly strong smell of sewage, which my flatmates told me had been reported earlier. The smell of sewage continued for weeks and in the beginning Pisoria didn't send anyone. After a while they sent a plumber who inspected the house and started repairing a series of big leaks that were going down from the toilet into my wall. The plumber also told me that my room wasn't fulfilling health standards because it needed a ventilation system, as it is a basement under a terrace, which the room didn't have and still doesn't have right now. Furthermore, him and another plumber told me that all the drains of the house were weirdly right outside my window and this caused, obviously, the sewage smell. On top of this both the shed and the area right outside my window were full of old, humid trash, making the smell even worse. Then I started hearing rats running into the walls and in the ceiling, and entering into my room and into my bed even through some enrmous holes that were all over the room. I hadn't been able to sleep in my room for days and days, preventing me from working and affecting my mental health. I immediately complained but it took pisoria days to send someone to even just close some of the holes, I later found out there were other holes still open. They didn't want to do anything about it, so I decided I would withhold my rent, but I found something shocking: I had been forced, even if I initially refused to, to sign to a gocardless payment service that took money directly from my bank account, sending it to Pisoria. I had been assured that each such payment would send me an email through which I'd have to authorize the payment for it to go through. Far from it, I hadn't been notified of the money taken of my account, I hadn't authorised it, and when I actually got into my gocardless account I found that the password didn't work, and that the gocardless didn't even allow me to change the password: I was shut outside the account that was taking my money and sending it to Pisoria against my will. My flatmate Ines also told me that she had the same issues: her room was absolutely filthy and disgusting when she arrived, and when she tried to get back the money from the gocardless, she also was shut outside of it. At this point I was really shocked that Pisoria had a high trustworthiness rating online but my flamates told me that, in fact, Pisoria offers perks and coupons to tenants in exchange for high reviews....So I called my bank and managed to cancel one past direct debit (which still meant I already had paid 4 out of 5 months). At that point Pisoria finally contacted me seriously and sent someone to check the rats. It took over a week for the pest control guy to come to my house after I reported the rats. ANd he told us they were coming in my room directly up from the sewers, making this a massive health hazard. He insisted in poisoning the rats rather than removing them, and when I told him their corpses would rot in the walls and stink and create a health hazard he said he'd hoped it wouldn't be the case! the poison took days to take effect, during which the rats showed "increasing activity", meaning they were gasping and going crazy just above my room, making it even worse. All this time I couldn't sleep and had to find another accomodation, on top of spending hours each day trying to deal with and solve these issues. Then, as I predicted, the rats did die within the walls, and within the kitchen more precisely, and the smell was unbearable, and it took Pisoria another 5 days to send the rat expert to remove their rotting corpses. Pisoria and the landlord tried to settle the whole thing with me for 100 pounds even while the sewage smell and the rats were still in the house.

I've been a tenant for some months and I would like to point out how Rosana's being always available and willing to help. Nice and professional attitude.

Michelle was absolutely outstanding throughout the whole process of finding me a room. She was responsive via phone and email, so helpful and even when the room was about to go to someone else she made sure I had it as she knew I loved it.
Since living at my current house, Pisoria has been responsive about general queries/ issues we have had and so easy to deal with. Our cleaner they send is also very friendly and thorough. I couldn’t recommend Michelle and Pisoria enough.

I rented a room for two months in London - from the beginning to the end I was very happy with the whole processing through Pisoria. Special thanks to Rosana for making the whole checkout process so smooth. Everything was very clear and she responded very quickly.

Experience with house agencies in London can be really a nightmare , as you may already know , had few of them in the beginning of my experience when I first moved in London , until I did found this great agency, felt well treated since day one, a most important thing they kept all the promises they gave, regarding the house and all the staff that comes with it, because it was a very problem for me in my past experiences, not to mention great staff and great creed as a agency to how to treat the tenant well-being and privacy , it’s been almost two years now, and I don't think i’ll change, so, if you are looking for a nice , clean space, you are on the right path , go for it !

I engaged Pisoria's services as a landlord for my house in Leyton.

Over a period of time, they dealt with;

1. Transferring the existing tenants onto new contracts for me.

2. I did not have the money to completely renovate the property. I also did not want to eject the tenants to renovate. So each time a tenant left a room, the renovated that room by room, modernising it, getting an uplift in the rent for that room.

We also got to the stage where the kitchen and bathrooms were also upgraded. I cannot explain how brilliant this service was for me as a landlord, having the continuity of the tenants (and rent) while upgrading the house to a better standard.

3. Finding and vetting replacement tenants.

I found Alex and his team a real breath of fresh air in the letting market space. From sourcing tenants and finding replacements in a timely manner so there were no voids to having an in-house repair team that got small jobs done without getting an eye watering bill.

I also found the feedback from the tenants and general satisfaction to have been markedly improved.
