My experience with this letting agency was very disappointing.

At the end of my tenancy, they attempted to deduct £280 for cleaning, despite the independent check-out inventory repeatedly stating the property was in "otherwise clean condition" and recording "N/A" where it asked whether the carpets required cleaning. The justification given was that the incoming tenant has asthma and requested an additional clean. While I sympathise with the new tenant's circumstances, I do not believe this is a reasonable basis for charging the outgoing tenant when the independent inventory did not identify excessive dirt or pet hair.

They also sought to charge £380 for staircase works. The check-out report only noted minor paint chipping and "marks and scuffs age related", yet the invoice was for making good and repainting the entire staircase. I offered two reasonable settlements, including £200 towards the repair, both of which were rejected.

The undisputed portion of my deposit was returned, but the agency was unwilling to reach a fair compromise on the disputed charges, leaving me with no option but to refer the matter to the Tenancy Deposit Scheme for independent adjudication.

I appreciate that landlords are entitled to recover the cost of genuine damage, but I expected deductions to be supported by the independent inventory and to be reasonable and proportionate.

Luckily the result of the TDS dispute was fair and found mostly in my favour.

Finally, I would like to add how unhelpful Jackie has been throughout this process. Her sarcastic comments were really not needed.

Based on my experience, I would advise future tenants to carefully document the condition of the property throughout their tenancy and be prepared to challenge any deductions they believe are unjustified.

Oulsnam took over my tenancy last year from another agent after both myself and my landlord were having difficulties with another agent. Darren was extremely helpful during the switchover which made things a lot easier!

Shania Benton has been an absolute help since we moved into our rental house. She’s very efficient, every time we report an issue that needs fixing, she responds promptly and promises to relay the information to Landlord and get back to us with any feedback. She’s reliable and efficient.

Since being In my house Shania Benton has made it effortless any problem I have had she’s sorted them quickly and is always responding to emails and phone calls quickly i always get a reply on the same day if I email. Whenever I’ve had an issue or problem she’s been there to sort it out and I’ve never not felt like I can not contact her. When I’ve needed stuff amending or some help she’s always been there to sort it out.
If I ever wanted to move I would stay with Shania snd her company but right now I’m more than happy in my property
