We recently sold our house using…

We recently sold our house using Northwood Estate agents. From start to end they went above and beyond to make the sale of our house smooth. We cannot thank Leanne, Sadie, Sam and the team enough for the top class service they provided. From the respect and interest shown in our house to the commitment given to keep the sale process going as smoothly as they could was impressive. Leanne's interpersonal skills are very refined. She is diplomatic and caring yet knows when to say what needs to be said, including with us! The team is always at the end of the phone ready to help and offer advice. The patience and experience of the team is calming in the stressful process of sellling houses. Thank you all.

Useful for TENANTS to know

Northwood wigan
I hope this review will be helpful especially for the TENANTS as my experience was as a tenant

It started with our move in date; I called 2 days before moving to confirm the time, when they told me the move in was cancelled blaming the landlord. Northwood said they didn’t know until late which is why it happened this way. However it took ME to call THEM to find out about it. This could have been true but in my opinion it looked like the reason was because their paperwork wasn’t done. The following week they were asking my guarantor to go to the office to sign paperwork that needs signing before they will give me the keys. On top of this they sent me all of the documents i needed to sign whilst I was sat in front of the house waiting for the keys. Even for this the manager couldn’t turn up on time.

Some months went by, we always paid on time etc. In the end we had to leave after being given a section 21. We don’t know the reason for it but ultimately that’s the business of the new landlord who had just taken over the house.

There was a dispute about paperwork as we weren’t given a gas safety certificate which is a legal requirement for the section 21. Whenever I managed to get hold of the manager who was always ‘out of the office’ when I called she said I don’t need one, which is a different story from what I heard from ‘shelter’, ‘citizens advice bureau’ and the local council. I don’t know if the reason was because our gas certificate was out of date or something else, but I feel Northwood will tell you anything to get you off the phone. I was told I’ll get it via email, fobbed off for weeks, then told I don’t need one. Eventually I got one weeks later.

After leaving we waited almost 3 weeks for details of the checkout inspection which happened apparently 3 days after receiving their keys.
Their inspection showed many inaccuracies, things ‘missing’ that were found in the house and things ‘left’ in the house which were there when we moved in.
More than a month later they sent their quote which was did not fully match the problems from their ‘inspection’.
Months later, another quote coming from the landlord this time. The prices had changed a lot, for example the cleaning went from £335 to £90 in order to make space in the budget for new kitchen drawers £232.43 as now (3 months later) they are broken which wasn’t seen by us before we left or in the ‘inspection’ by Northwood.

You can say almost the whole list of problems was different than the other two we had received from Northwood but luckily this would easily be proved wrong by the before and after photos.

I told Northwood I want a dispute on Tenancy Deposit Scheme as I was SURE about the evidence I had for everything.
They acknowledged that they knew I wanted a dispute however they did not let it happen.
They failed to respond over a month to my repayment request, then following that they failed to respond to the statutory declaration so in the end I got the deposit back.

I wrote a complaint to Northwood, mostly about the manager who is the one who dealt with the complaint. I tried to get in touch with the director Sean Farrah. I was told he was looking into my case and he will phone me so I can only assume he is still looking 3 weeks later

Keep away or get burned.

Having have this company control my property renting for a long time I was made aware they were increasing the rent and not passing any on to me. When I took back the property it was not in the state that they took control of. Cupboards had been removed carpets taken up and so many other concerns not to mention health and safety by having the gas fire flue taken away and bricked up. I could go on but beware and warned they don't have your interests at all. No compensation and arrogant staff and management. Stay clear or get burned like I did.

AVOID THIS LETTING AGENT BY ALL MEANS

NORTHWOOD PORTSMOUTH is by far this is the most horrible letting agent I have ever experienced. After viewing an apartment, Indicated my interest in the apartment only for them to request for every little tiny details about me and my partner (if possible they would have asked for my birth certificate) to send to the landlord for him/her to pick, and that took them another 5 days (after reaching out to them a lot of times) to get back to me that my application wasn’t successful.

That being said, spoke to one of the staff on the phone about my concerns on 22/8/2024 and the lady was so rude.

WORST LETTING AGENT EVER!!

I would give 0 stars if I could!

I would give 0 stars if I could!

Arranged for a virtual viewing in Liverpool and no one called both times. It was first rearranged after waiting an hour for them to call - we called the office and was told that someone would call us in a few minutes but no one did.

Waited all day for the second time after rearranging for no one to call for us to virtually view. Me and my partner are from hull and so going back and forth to Liverpool is a lot between our work commitments. We even called to check at the time of the second viewing to ensure we wouldn’t be missed!

No communication, false promises and definitely terrible customer service.

We felt extremely undervalued and forgotten about. DO NOT RECOMMEND

We rented from northwoods Ipswich Ipswich for…

We rented from northwoods Ipswich for 12 years then they sent us an eviction letter saying they wanted us out because they were moving family in but the truth is they wanted us out because we weren't paying enough rent they just sent painters in to paint the walls and put a new boiler in when we lived there the place was full of mice and damp so dont move into 237 heath Road Ipswich they just want to make more profit by charging £1300 a month phil was the only person who cared the rest waste the rest are a waste of space

Good for Landlords (in Leeds at least)

I am a landlord, Northwood Leeds have managed my property for the last 4 years. They are the third management company I've used and are by far the best.

The tenants they have found me have been good and reliable, and other than replying to emails authorising repair costs and so on it's been a totally hassle free experience.

Never use the Warrington office if you…

Never use the Warrington office if you are a landlord. When I received my property back it was clear that they never inspected. All
My neighbours told me how they had complained and been ignored by the office. The damage done to the gardens was appalling with damage caused to the roof as it had been left be the tenant to overgrown for 2 years.

Work that Northwood said needed to be done was substandard and all has had to be redone. They sold the guaranteed rental scheme on me having to do nothing and they would look after everything when what they meant was they would do nothing and I would have to do everything.

I messaged them about the state of the property and the quality of the workmanship they provided and not surprisingly now they had no income they simply ignored.

Do not use this company.of your a…

Do not use this company.of your a Landlord.

They sold a franchise to someone who used my property to grow weed.

They got raided amd my power was disconnected.
Northwood Coventry illegally reconnected the property amd replaced my front and back all of this without any of my knowledge.

I found out 2 years later after a neighbour tood me.

Rang up grid to get a crime number who told me i was never reconnected,they then disconnected me amd charged me 2 grand to reconnect on top of the thousands ive spent putting the property right.

Please do not use and spread the word.

First time viewing a property through…

First time viewing a property through Northwood Sandbach and will unfortunately never be viewing properties represented by this estate agents again. I waited 30 minutes and nobody showed up, called the Sandbach office twice in that time and kept being informed they were 2 minutes away which turned out to be a lie because after 40 minutes there was still a no-show, and even after I left the property I never received any contact from them to say they were there or to apologise. Completely wasted my morning/time driving up to Sandbach for nobody to show up. Poor service and unreliable so I will not be trusting this estate agents in future. The worst thing about it is that I was genuinely interested in buying the property I was viewing.

Incompetent, lazy, unprofessional, crooks

After moving abroad we entrusted our flat to Northwood to manage for us due to obvious logistical hurdles. We have lost thousands of pounds in just a year and a half of using Northwood. We have never had our flat vacant longer than 2 months, yet somehow they took 8 months due to incompetence, lack of any effort what so ever to market the flat and their contractors damaging the property. The photos and description made it look and sound like a dark dank dungeon and they cut holes in the bathroom ceiling for new spot lights, leaving the old light holes open until the tenant asked if they would repair, over 6 months after the old lights were removed. Once we finally got a tenant they left within a matter of months due to Northwoods incompetence to deal with a water leak from a neighbouring property and absolute refusal from Northwood to get involved when a neighbour removed the bushes from our private garden, removing all privacy from the road. I suspect the neighbour was annoyed with the lack of maintenance from our garden but as Northwood were not managing or maintaining our property as we employed them to do, it resulted in criminal damage. The tenants move out this week and the flat is still not being marketed yet which will result in even more costs for us. They do not respond to emails for weeks and only after chasing them, there is never anyone available to speak to if you call and the promised call back never happens. If this is how they treat their landlords, I cannot begin to imagine how badly they treat the tenants. AVOID!

Credit where its Due

I've been in the property business in the Basingstoke/Reading area for 47 years, yes that's right we first started letting property in early 1977. As you can imagine I have had "some" experience of dealing with agents for buying, selling and letting over the years, so I believe I have earned the right to comment.
I have been using Northwoods in Basingstoke since about 2019 when I moved all of our rental properties to them having exhausted my patience with several other agents for a multitude of reasons. Since then I have found the Northwoods staff to be very professional, helpful and honest in all my dealings with them. In that five years plus I have never had any issue that couldn't be discussed and cleared up, as you would expect in any business relationship. In addition, to date I have not had any complaint from any of my tenants, with whom I keep good clear lines of communication and so would know very quickly if a tenant had a problem.
All I can say to Northwoods Basingstoke is; Keep up the good work, you're doing a first class job.

Ongoing Harassment Complaint. Avoid!

Rude, immoral, unprofessional and greedy agency. Worst of all, they ignored bullying compliants against their employees. A company as this that tolerates harassment shouldn’t continue to exist. Take your money and business else where.

Just bought a property and Northwood…

Just bought a property and Northwood were the letting agent so we though we would just go with them to continue rent but they decided to convince my partner and persuade her into a guaranteed rental contract but not telling how much money they would be taking off us. So they currently take quarter of our rental income for doing nothing absolute scam of a company I recommend you find a better letting agent.

Excellent professional service

The house of my dreams came on the market and I needed to sell my house quickly to enable me to put an offer in.
Sam from Northwood Denton Burn came that same day to value mine (the only agent in the area able to). Sam was like a breath of fresh air and so friendly. He guided me through the process and made me feel so comfortable. My house went live the next day and was sold by day four. Just amazing.
We hit a problem when my onward purchase fell through as the sellers pulled out! A special thank you to Sam, Leanne and Sadie who were always there to provide help and support and literally saved me from a breakdown!
All the staff were always so friendly, helpful and professional and really cared.
A lovely touch was receiving a bottle of wine and a new home card on completion day.
Northwood came as a recommendation to me and I would not hesitate to recommend them to others. First class service from people who really do care.
