Amazing service

Amazing service.
I spoke with Tonica today who was polite, very professional and super effective sending the doc straight away. There was no wait time in the queue. Excellent service

Having spent 46 years registering and…

Having spent 46 years registering and building houses to NHBC standards and now retired for 16 years I am dismayed with the poor quality control of new build housing. The builder and NHBC responses to defects and complaints is one of a lack of respect and making life as difficult as possible to raise a complaint.
Problems experienced are waterlogged garden, leaking gutters, badly installed and leaking ASHP installation, sewage smells from kitchen sink and bathroom plumbing and now leaking toilet 30 months after moving in.
It is obvious the site management was not capable of managing the site labour and subcontractors and NHBC did not adequately inspect the work for compliance of their standards or Building Control. After several attempts to complain direct I have given up.
These comments apply equally to Spitfire Bespoke Homes Ltd.

It's taken around a year to settle our…

It's taken around a year to settle our claim after multiple chaser emails and challenges from NHBC who should be there to support house builders.

NHBC should be ashamed I have currently…

NHBC should be ashamed I have currently had a leak in my onsuite bathroom and apparently we get 10 year warranty with them, I have sent all the proof , videos etc and been told as this issue wasn't raised in the first 2 years they can't do nothing, I have mould growing on my ceiling and I have a baby!
As I said to them why would I have proof within the first 2 years as I didn't have a leak then and I wouldn't had looked for CRACKED TILES. My house insurance said they do not cover this also as this is due to POOR workmen ship.

I have had a plumber and suveryor out and they have said is it from the cracked tiles and over time the water has seeped through and now built up enough to leak through my ceiling to downstairs!

NEVER USE NHBC they are no help , they take ages to reply and are useless

Pathetic!

Well, well, well, how much money do the developers pay the NHBC to just tell buyers to "foxtrot oscar."
David Wilson property here and amongst a lot of small snagging points there were significant ones including wonky walls, and uneven flooring.
Apparently it is acceptable to have a double layer of screed in the entrance way and a single layer in the kitchen/diner! As there was a door bar on the floor the NHBC said it was an acceptable way to deal with it. So now I have a choice, just shut up and sort it myself or I have to take the developer to court. With the latter all they will do is throw the NHBC report at me and win.

Totally let down

Totally let down. Would not accept our claim because our house builder (Gentoo) ordered a sub contractor to carry out a repair just after the 2 year warranty period.We didn’t event contract the repairer , they turned up to do the roof repair under Gentoo instructions…

Despair

I can only echo what others have said. It is a shame that the entire house building setup in the UK is totally broken. The housebuilders don't care and know that they will never be held to account. The nhbc are in many ways worse as they are meant to be on the homeowners side or at least give us a reasonable hope that faults will be rectified. Sadly I had my last experience of the sheer ignorance and incompetence of this so called organisation yesterday and it will be the last.

It really is staggering how this has been allowed to happen and continue happening.

The whole of the new housebuilding industry is beyond repair and I can only hope that some of the people responsible for this mess gets what's coming to them. That won't happen but one can only hope.

As others have said find a decent builder (if you can) and if you can afford to get the problems fixed. It shouldn't be this way but in 2026 that's what buying a new build house in the UK feels like.

Going Through Their REQUIRED 3 Stage Complaints , Since 2019/2026 , Their DISHONESTY Is Unprecedented, They Deliberately PUSH You Around from One Dept. to Another , Never Answering Lawful Questions .
As BUILDING CONTROL They are LAWFULLY Required To Set The Technical Requirements for Materials& Building Systems, ALL SUITABLE Under Building Regs.for Their Intended Purpose. INSPECTIONS They Are Lawfully Required to Make through Your House Build , THEY DO NOT, HAVING NO EVIDENCE , Site Records Or Any Recorded Records On Your Houses Inspections , They Say ONLY VISUAL When Lawfully As Building Controller They Must Keep At Least 15Yrs.
