Further to the below, the date is now the 26th January, the Lomond group are now only disputing £200 of £1,250 deposit - however are now ignoring despite 4 requests to return the remaining £1050 which is undisputed.
Additionally, they also agreed to return a FURTHER £250 for an overpayment made on rent - which was to be returned due to exiting the property on 23rd of month which left a credit. They are now ignoring all emails depsite chasers.
This has now been sent to the TDS and a LBA has been senting chasing the deposit and overpayment of rent.
I first of all moved in without any clean of any sort being made. I notified the Lomond group and 12 months later this was never completed.
I am now a month after leaving the property and 5 emails have not been answered of any check out, or deposit being returned.
We moved into a brand new property managed and owned by Lomond. The property itself was lovely and we had no issues with it (which was lucky really as I have no doubt they would have ignored us if it did).
However, I have been trying for the last 2 months since moving out to get my deposit back. They've sent me a statement confirming I'm due the whole amount back, BUT there is absolutely no sign of the money. The phone just rings and no one answers and no one replies to their email address either. I think we're going to have to go to the tenancy deposit scheme to get it back. It's a total nightmare to be honest.
After a terrible experience with a previous company I was delighted how quick, helpful and professional the guys at Lomond were, from applying to keys it was effortless, thank you!!
They might own the most rental properties in the UK but they either fail to staff their property management team or are just an ignorant bunch that doesn’t give a damn about tenants.
We rented with them for over a year and these were the worst things:
1) Response takes ages - we were chasing a mouldy wall from a leak for over a month by which it had spread across the entire wall and into the neighbouring room. Some issues went completely unanswered so we ended up contacting the property developer ourselves to resolve issues. LIM also outsource the admin to tenants - so they expected us to make contact with contractors. Other times they step in and don’t inform the tenants. On one occasion LIM chased us to give them details of the last inspection they arranged (yes, you read it right) and despite us confirming there was one within the last month, they arranged another one with another contractor. This contractor called me at 3pm to say they were going to enter the property by 4pm while we were not there because LIM booked them in.
2) Complete lack of professional courtesy. Mass emails to all tenants in copy, emails from no one undersigned, emails unanswered for months and a phone number which takes you to LIM switchboard where they have no idea who works in which department. In addition, they sent us dodgy emails with references to English housing law - yet we lived in Scotland. The entire tenancy agreement was first written in English law before we pointed out that it was not valid in Scotland. At the end of the tenancy, they again sent us communications requiring details that were against Scots law.
3) Greed with deposits - without the protections of the Scottish tenancy deposit scheme, I don’t think we’d see a penny. They proposed a £150 deduction for a “top up clean” to remove some grease and debris, saying we needed to respond within five days. While we’d have accepted some deductions, £150 is the cost of a whole deep clean where we live! So we disputed it with the deposit scheme and LIM couldn’t be bothered to respond within 60 days to prove they had cleaned it before reletting.
Lisa has been extremely helpful with everything from the very beginning right through to the move she has been fabulous!! We had a fair few questions and they were all answered pretty fast. Had it not of been for Lisa I’m not sure we would be in the position we are now. Thank you again for all the hard work and help throughout.
I would rate them zero stars if I could. These people took over management of our property midway through our tenancy and turned out to be the most incompetent company I have had the misfortune of dealing with. Getting a hold of our property manager was like pulling teeth and when we finally did they would just ignore all our maintenance requests. For example we had a leaky sink that took over 3 months for them to address. When we finally got fed up and decided not to renew our tenancy, getting them to refund our deposit has been a nightmare. It's been over 3 months and even after threatening them with legal action we still haven't received our deposit. This is in spite of the fact that I was so tired of dealing with them I didn't challenge any of the charges for property damage that they claim had occurred during our tenancy. Looks like my next step is to seek legal advice. Avoid doing business with them at all costs

My overall experience was 4.7/5 I would say. The only 0.3 I marked down was how they person who passed on the keys spoke or communicated and the property could have been more clean when we received.
After we moved in overall experience was fantastic. There were timely maintenance of everything. Professional way of communication. They made possible to repair main door lock on public holiday out of hours. The repair of curtain lock rods was very much done when I expressed my concern. And few other small things. The place would always be closer to our heart for few reasons. Mr T Clarke and Mr G Burkett, are two names which overall made sure that any issues were timely addressed. Keep up the good work.

Was lucky enough to escape this company last April. Why have I had a phone call from Lomond today asking to check the ‘property I live in’ when I asked why, as I don’t rent from them anymore - the persons response on the other end of the phone was “oh! I don’t suppose you know who lives there or is that nothing to do with you anymore?”
Well considering I left the property nearly a year ago and we have something called GDPR obviously it’s nothing to do with me! You can’t escape them even after you’ve left!!

I can also confirm he no longer works for Lomond (I don’t blame him) after I thought I’d chase up his silence this evening and received back an automated email stating he no longer works for Lomond lol.

We moved in July 2025 and they have been great at fixing anything we report in the portal within a quick amount of time.
I will agree it’s hard to get in contact with anyone specific, but overall not a terrible first 5 months.
We were forced under this company against our will mid tenancy they do not fix any issues, we have been without an oven for 9 months, our sink was blocked for 7 months rendering the dishwasher and washing machines useless, they do not respond to repair requests they do not answer the phone or emails. They take your money and run.

All the reviews are just the same as my experience. cowboys who wont answer the phone, don't respond to emails and i cant believe they get away with be this bad.It shocking how many bad reviews they have on here. if i was the Exec team I would be concerned about their reputation . . Its unbelievable how unprofessional a fairly large company can be. Its not a one off its culture and management that are allowing this awful experience for their customers to happen.

We moved into our house 5 days late after not receiving any calls about collecting our keys, when we did, we noticed the house had not been cleaned between the last tenants and us (8 week difference).
After trying to contact them, they blamed the broken fridge and freezer, mouldy bedrooms, stained carpets (the tenants before had cats), garden that bad over 5 bin bags of rubbish left out, and many many more disturbing things found, on us. Stating it was a “lovable” standard, but no person would ever stay in a place like that.
They then stopped replying altogether, we completely redid the house ourselves and it has now been 2 months since a reply. This so the most disgusting company I have ever seen in my life, and the little care and state they are happy to leave their properties in shows how bad of a company this is. Never EVER go with this company, and I hope they shut down soon.
The communication from Lomond has been beyond poor. The chances of receiving a response to any emails within a reasonable time frame is slim, regardless of their urgency, and getting through to somebody on the phone, is even worse, almost impossible. The refund of our deposit is overdue, with no explanation as to why, and now with the matter having been “escalated” - we have still received nothing. I had heard many bad reviews, but am now personally experiencing and can support them. Absolutely would not recommend.
Worst company of all time. Has been over 14 weeks since moving out of a student property in Bristol and me and my 3 other friends have still not received our deposit. Have had 2 emails from them saying it has been ‘processed’ in the last 14 weeks, but we haven’t seen anything. This deposit is worth over £3000, and we are all just out of university so are not exactly in a position to not have this money. Trying to communicate with them is like smashing your head against a wall. Either they won’t pick the phone up or they’re in infinite meetings, and the service over the phone is terrible, also you’re told to use an email they clearly do not check and if they do then they do not care about what is said. We have been dealing with their Exeter branch. If a property you are looking at is being managed by them avoid it like the plague.
If I could give 0 I would no communication jobs left no one returns. Emails messages or phone calls saying worst mistake, the landlord did moving the properties to this company 12 years I’ve lived in this house. All jobs were completed with the previous company. Worst company to deal with. They have been holding my security deposit for 2 months now after they agreed to refund it. No-one replies to the phone or emails!
Do not rent a property if this is the management group. You will never be able to get in touch with anyone. They constantly harass you to visit the property to do 'checks', then harass you with emails asking if the agent showed up until you reply. They will increase your rent substantially on a 6 month review basis without any consultation. When you try and give notice, no one responds or gets back to you. We carried out a professional clean on the property before we left, it was spotless. They still deducted over £1500 off our deposit, £450 of that was to clean and spotless house and the rest for marks on the walls that were utterly ridiculous to point out. If i could score minus i would, but do not rent with these people. Its been over 2 months and still we have heard nothing about our contested issues with the deposit, after countless emails and phone calls.
